We rented this house as a home base for our daught...
We rented this house as a home base for our daughter's wedding in July. We had the bridal party and both families staying in the house and it was perfect for all of us. There were 15 of us in total staying at the house, and plenty of room for everyone. Everyone enjoyed the pool and other outdoor activities (July actually cooperated and it was fairly pleasant to be outside). We got permission to host a small gathering of friends the day after the wedding and it was the most fun. Communication with the host wasn't the best - it took several emails to get a response initially, and I had to email the day of arrival to get the check in information as it wasn't automatically sent by VRBO like other houses I've rented, but once he did communicate, he gave lots of useful information. All in all it was a great house for a larger group and I'd recommend staying here if you have need to be in Dripping Springs.

The positive things are that it is a very large property with plenty of room for our family reunion. The tennis courts, pool, fire pit, and basketball area were all great. There are plenty of beds and everyone in our group said they were all very comfortable and there is a range from plush to firm mattresses. The kitchen had everything we needed and there are 3 full sized refrigerators and a small one by the pool.
The negative issues we had were pretty significant but wouldn’t keep us from staying again. We saw 2 small field mice in the kitchen. One crawled out from under the dishwasher and the other came out of the air vent near the floor under the fireplace. The outdoor bathroom near the pool was not cleaned and the toilet did not flush. The grounds seemed to have been neglected for a bit because the grass was not mowed before we got there and there were some broken toys and trash in a few spots. There had been significant rain in the area so maybe they were waiting to mow. The trash cans had no bags and we had to search between both houses to find items that should have been stocked. Many lightbulbs were burned out, the floor fan is broken as well as a hair dryer. Both pool umbrellas were broken. The prop managers need to check everything over before renting it out to make sure things are working, but the location is amazing and the houses were large and comfortable.

We really loved our recent stay in Dripping Spring...
We really loved our recent stay in Dripping Springs! This location allowed us to all stay together in one location for our son's wedding at Mae's Ridge and rehearsal dinner at Deep Eddy Vodka Tasting Room. It was a perfect weekend! People swam, hung out at the pool house, played tennis, and played on the children's playset. It was very spacious!

This was an excellent property for a family get-together to see the eclipse and explore the local area. It was a good home base for trips into Austin and local brewery and distillery visits, but also had plenty of things to occupy us back at the house. The kids (ages 2-9) had a blast in the pool and playing tennis/basketball and the younger ones enjoyed the little playground on property.
Biggest downside for us was that the house is right off a main road so it wasn’t easy to go for a walk if you wanted. I guess scorpions (relatively harmless ones it seems) are also not uncommon in the area and we did see one or two outside in the evening, but honestly this was also a huge hit with the kiddos, especially when we showed them how they fluoresce under a black light!
Overall a great experience here!!

We had a great time exploring the Hillcountry from this house. The most enjoyable part of this house was the outdoor space with the tennis and Pickleball courts, the pool and outdoor grilling area, and the hot tub. And location was really prime.

House was in a great location near multiple entertainment venues, however our stay would have been much if there hadn’t been so many things broken and in need of maintenance in and around the house. We could never get the tennis court or pool lights to come on. Several of the toilets would run continuously if the water valve was not turned off, the faucet in the master bathroom was loose, the kitchen sink faucet in the second house was also very loose, volleyball net poles were broken when we took it out of the box, multiple outdoor lights were either burned out or broken, and we were unable to get the TV to work. Several family members mentioned that the 2nd house was not cleaned very well and both sidewalks leading to the pool were blocked with overgrown shrubs. This would be a much nicer place to stay with a little attention to maintenance issues.
