This delightful property has been in the same family since 1960 and has been extensively renovated during this time to incorporate a self contained annexe at the rear of the property. It is a comfortable and easy space to live in that has retained all of its original character, features and architectural integrity. Enter via the front door and immediately in front of you is a wide staircase taking you to the first and second floor. But first, turn left and enter the lovely light kitchen furnished with a large wooden table to seat 8 comfortably. Fitted out with a double range cooker and all the mod cons and cupboard space you need, this large space is the perfect hub for family and friends to gather. One step down takes you into the large dual aspect living room with windows overlooking the rear garden. Furnished with ample seating and flat screen television this room is full of olde world charm. The first floor houses 2 double bedrooms and a family bathroom. The bedroom at the end of the hallway has both a double bed and a single making this a great space for a family. The second bedroom has a double bed and is a cosy warm room. The bathroom is fitted with toilet, sink and bath with a shower over. Stairs lead to the top storey which is a fabulous space spanning the whole length of the annexe. Furnished with a double bed, single bed and chaise long, this is a perfect space to relax and get away from it all! There is also a large bathroom on this floor. Please note that due to architectural constraints this bedroom is not accessed via a conventional door but has a heavy curtain at the bottom of its own staircase, separating it from the lower floor for privacy. TV, WiFi, Hairdryers, and Tea/Coffee making facilities, are in all bedrooms. Outside is a lovely large terrace with table and dining chairs. There is a Webber charcoal barbecue and a number of garden sun loungers to be found in the garden shed. Please note that this is a shared garden with the owners but they are very considerate and you will therefore only really share this space with their cat and dog! Please note: there is not have private parking on site. There is some free parking on the street (first come first serve) and there is also a Pay and Display car park minutes away at a cost of £5 per day or you can purchase a weekly pass from Modbury town council that allows you free parking in all the neighbouring South Hams towns - Kingsbridge, Ivybridge, Totnes, Salcombe and Dartmouth. At times your hosts may be in residence in the adjacent main section of the house, but the two sections have locked doors between and your privacy is assured. The walls are so thick, it is really like being in a completely separate house. When the owners are resident they would be delighted to offer any help or advice if required. Pets are welcome but they must be friendly as we do have our own resident cat and 2 dogs! The surrounding countryside is stunning, designated an area of outstanding natural beauty, and the views from the house open across the rooftops to meadows beyond. It is perfect for small family gatherings, or groups of friends to relax and explore the area. Lying sandwiched in a hollow between the South Devon Coast and Dartmoor, rimmed by gently undulating hills and meadows, Modbury is a small and ancient market town. It has a long and interesting history. In the Civil War there were two battles in Modbury, and it has origins tracing back to the Saxons. The name Modbury derives from the Saxon 'Mootburgh' meaning 'meeting place.' The Modbury of today is very much a 'living' and vibrant small town, with a real community spirit and feel. It offers an excellent range of amenities including a diverse and interesting range of unique shops, pubs and restaurants, and has the convenience of a Co-Op open every day until late.
