We renovated our traditional 200-year-old adobe home 17 years ago, adding a rooftop "sky room" where we sleep when we're there, which also functions as a second "sala" and an office space...with views to die for. Note: no bathroom on this floor.
Our ground floor has a bathroom with shower, back bedroom (queen-size bed) with view of church dome, "middle room" (double bed) (curtain between back and middle rooms), and separate "front room" (single bed) that doubles as a mini-living room. There 's also a fold-down sofa for extra guests.
The middle floor (where we spend most of the day) has a full kitchen (with 3-ring gas burner, microwave and toaster oven), colorful sala (living room) (another fold-down sofa), small bathroom with shower, and patio, with lush plants and fountain.

Our home is in a ideal location-- central but quiet. We are two minutes up Tecolote, a fairly steep pedestrian-only street, and a five minute car-free walk to Jardin Union (the town center).
Our bilingual property manager DJ can arrange for an airport pick-up if you choose, and will be available to answer questions and fix problems if they come up. We have a handyman he can call if necessary.
Lidia, our (wonderful!) cleaner, comes in once a week to clean top to bottom, and once or twice a week to water the plants.
Note: we used VRBO to list our property until April 2021, when VRBO stopped servicing Guanajuato. We always received 5-star reviews. Here's the last one on VRBO:
"This was truly our home away from home. Naturally the house and the location are incredible. We had everything we needed and the view cannot be beat. The convenient location was important to us as I was 9 months pregnant and walking was difficult. At this location it was easy to go out for short excursions and to quickly get things we needed. We loved the home, especially that it is a combination of outside and inside, for us outdoor lovers it's the perfect way to live. We will stay in this home again if we come and recommend it to anyone traveling to Guanajuato."

The location couldn’t have been better but does require a bit of a climb/incline. It is close to cafes, restaurants and a small grocery store. It’s an easy walk up to Embajadoras, Café Tal or down to Teatro Juarez and el centro. The garden patio was the perfect spot for morning coffee and opens into the living room for a lovely shared spot. We didn’t use the kitchen except to prepare coffee and breakfast. There is no traditional oven as in the USA, but the microwave was useful. It is a large space and easily fits 6 adults who can find their own space to relax. The WiFi worked the entire visit with a strong signal. I would love it if future visitors would save their shower water in a bucket so the plants could be watered and conserve H2O especially during the drought. The shower takes 2-3 minutes for the Hot water (solar tank was fantastic) to arrive - so why let all that water go to waste?

Great location, great views , great house, great stay!!
Great older casa in an amazing location! We enjoyed our stay very much and the house grew on as as our trip progressed. The bedrooms are roomy and light, the decks and outdoor patio spaces plentiful and comfortable and the kitchen has the best view of all. We were 4 people and had plenty of room with 2 staying downstairs and 2 atop in the "penthouse" master bedroom. There is a bit of walking up and down stairs in the house but if that's OK then we highly recommend the house for a short or longer stay - we were there 2 weeks. The kitchen - like many in GTO - is meant for light use but has pots and pans, utensils, plates and cups / glasses. There's a hot water heater for tea/coffee and a blender. No large oven but there is a toaster oven and microwave. Honestly, the restaurants are close and great so there's not much reason to work hard in the kitchen on your trip. Aurora - the house manager - was helpful and very attentive a few requests we had and Lidia the house keeper / plant waterer did a great job as well.

Neighborhood setting, feel like a local.
We love our stay at this house every year. It’s a great location, the manager responds within minutes if we have a question, the owners of the house are very responsive as we make our yearly plans. It is a lovely home in a downtown neighborhood where people are kind and make us feel welcomed. The location is great, the views from the balcony are amazing and offer an amazing way to relax each evening. I want to keep this place a secret :)

Absolutely Wonderful
I recommend this house whole heartedly. The house is even better than the pictures; so peaceful; so beautiful; so exciting.
I stayed for a month and ate most meals in. The kitchen is complete. The location is perfect, a few blocks away from the noisy streets. The proximity of the Iglesia San Francisco is surreal.
Every time I came “home” I felt landed and happy .
I can’t say enough about the property manager. He helped me at a time of “medical malfunction” with so much care and patience. Taking me to a clinic, offering his arm to steady me, checked in afterwards. This, along with his other duties. He’s a prince.
The house would not be suitable for anyone with problems going up or down stairs. However, it would be easy to avoid using the last (third) stairs.
This is a comfortable, roomy, beautiful house.

Excellent home base in beautiful Guanajuato
Our month stay at Tecolote 39 was simply wonderful. Conveniently located in the center, we walked everywhere and got to explore many of Guanajuato’s beautiful neighborhoods. I was traveling with my two teen children and it was so nice to have ample space for all of us. We spent a lot of time at the kitchen table enjoying the gorgeous view of the city and Templo de San Francisco. We cooked many meals in the simple kitchen and also enjoyed nearby cheap and delicious restaurants and cafes. So much to explore! We will definitely be back to this beautiful city and I would love to stay here at this home again. The hosts were very communicative and kind. And their property manager Mario is a responsive and helpful resource too.

About the neighbourhood
Our home is in the ideal location: central, five minutes from the Jardin, Teatro Juarez, restaurants, shops, and Embajadoras Park and market. At the same time, (unlike many streets in the center), our street, Tecolote, has no traffic noise. Within five minutes walk, you can find Mexican, Japanese, Arabic, Italian and Vietnamese/Thai restaurants. Also a great seafood spot.
Getting around
Walking is the way most people get around, because nothing is far away, the streets of Guanajuato are colorful and vibrant, and many are pedestrianized. You can also take a taxi, Uber, mini-bus or city bus. We do not have a car, and do not recommend one--the city streets are a maze, and it is easy to get around by bus, taxi or Uber.

How to get there
Our local airport is BJX (with direct flights from Houston and many other hubs). Our property manager can arrange for pick-up (or taxi, 550 pesos) and will rendezvous with you in Guanajuato to show you to our home.
