A beautiful wall-hung Kimono denoting ‘Love and Happiness’ exemplifies the essence of this holiday home – a brilliant celebration space for families and groups to take time-out and enjoy some together time. The main living space including the kitchen and dining areas, is a generous nine by five metres space with an open plan layout which is flooded with light from the large floor to ceiling windows which frame the front aspect of the property. The stone arches from the original byre create a natural divide between the dining and the sitting room area, yet there’s an easy, relaxed flow to this space which means guests can easily chat, relax and entertain. Bright colours and bold patterns are used to great effect here. A black velvet sofa with bright orange armchairs and pops of yellow piping is a delicious concoction of colour, along with a unique Bicha Bruizacan tapestry and rich kilim rug which add warmth and impact. The all red scheme of the kitchen is bold and glamorous in equal measure with sleek, glossy cabinets and a bright red splashback creating a vibrant statement. The dining space enjoys the best views across the hillside and leads onto a patio with a hot tub when relaxation and bubbles sound like a good plan. There is a separate wing with double height entertainment barn with dramatic mood lighting, original beams and characterful arrow-slit windows which create beautiful shafts of light across this space. If you add a huge cinema screen (allowing you to stream from iplayer, your Amazon, Netflix or YouTube accounts), along with a piano and ping-pong table, this wow-factor area is a perfect combination for a little competition, sing-song or some TV and popcorn time. A hall from the main living room leads down a hallway to three en-suite bedrooms, each with bags of character and those picture perfect views. Finally, a separate utility room leads into a ground floor wet room with plenty of storage for outdoor gear, wellies and walking boots. For guests looking for something a little extra, property manager Lucy lives nearby and is an excellent chef who can provide a wide range of catering options for a very spoiling stay. Options include full service dinner, canapes, picnic lunches, pre-prepared dinners or even breakfast for that perfect start to the day. GROUND FLOOR Access into open plan kitchen, dining and living area measuring 9m x 5m. Dining area with extendable table seating up to 12 guests. Three floor to ceiling windows open directly into the courtyard/patio area. Writing desk/office space. Sitting room – ample seating with large sofa and armchairs, electric stove, Smart TV, selection of books and games, Wi-fi printer. Kitchen – all with integrated appliances. Large island unit/breakfast bar area with 4 bar stools, 4 ring ceramic hob, 3 drawer freezer, dishwasher, large fridge, single oven, combi microwave. Utility room with separate sink, washing machine and dryer. This leads into a ground floor shower/wet room with shower, heated towel rail, basin, WC and drying pulley. From the hall, this leads into a separate 3m x 7m cinema room and games room – with ping pong table, electric piano, large sofa, 2 armchairs, large cinema screen (3m x 1.7m) and projector (TV, DVD, streaming or HDMI connection for your laptop). Off the open plan sitting room to the right, leads down a hallway into; Bedroom one with king size bed, two side tables, arched window with door opening, window seat, hanging hook, small storage cabinet. En-suite bathroom with large bath (1800mm) with shower over, heated towel rail, basin, WC. Bedroom two with 3’ twin beds, two armchairs, side table, small chest of drawers, hanging hook. Four steps down from the bedroom leads to the en-suite bathroom with large shower, heated towel rail, basin, and WC. Six steps down at the end of the hallway leads into bedroom three. Bedroom three with twin beds, chest of drawers, armchair, hanging hook, and small wardrobe. Two steps up to en-suite bathroom with shower, heated towel rail, basin and WC. OUTSIDE There is a gravelled courtyard to the front, facing South with far reaching views across the North Pennines which is enclosed by a drystone wall and a pair of gates. Patio area with garden furniture with seating for 8/10 guests (Garden furniture is provided from April to October inclusive). Hot tub

Not what it seems. Be aware before you book.
This was a disappointing cottage. The pictures may look good but the quality is not great. When I booked it, I was unaware that a £500 deposit would be required. I dutifully sucked this up assuming the cottage would be so high speck it would be justified…. It wasn’t! There is loads of “wear and tear” damage… burned work surfaces, handprints on walls, melted kitchen utensils, damaged non stick pans with few non stick utensils. The cut glass in a glass cabinet by the table tennis table is a disaster waiting to happen. The projector and lights in the cinema area are “on the blink”. One of the hair driers is broken, only 3 out of 4 doors open, light bulbs not replaced, bathroom fan not working… the list could be longer. The initial level of cleaning was substandard - black mould in bathroom sinks! We knew the cottage would be eclectic however the kitchen is full of items (from a charity shop, I suspect) but not useful for cooking eg no measuring jug! We immediately called the property contact as we were worried that we would lose some of our deposit. He was very kind. He did clean the areas we highlighted and provided a new frying pan and kettle, however this is just the tip of an iceberg. He actually bought us a bottle of champagne to apologise for the cleanliness… thank you Chris! We contacted Crabtree and Crabtree (who we booked through) whilst they were empathetic, we had no further contact with them and declined to give us the refund of our deposit until we had left. Deposit now refunded - in full, thankfully- we felt others needed to be given some insight of what to expect. We stayed at Kidlandlee the week before; it was cheaper, no deposit and excellent quality. The owners need to review the price or up the quality! Positioning of Walltown is excellent. Easy access to Hadrian’s Wall and great views from the top of the hill!
