Where do I begin?
First the good. David Flynn the proprieter is a very pleasant man and trys to make you feel welcome and comfortable. He helps in many ways with information about Mazunte and the area in general. His staff, Alma,Blanca and Jose are gems although they speak no English I was always able to have some kind of conversation with them Alma in particular as she was the one who cleaned my place for the whole time I was there.
The Palapita is adequate but not really meant for long stays like mine as there are absolutely no cooking facilities. I told David even a toaster would have been nice. There is a small fridge, Coffee maker and blender however. There is a fan for cooling which seemed adequate. The bathroom is cramped and if you are a bigger person your knees are almost up against the wall when you sit on the toilet. The shower is adequate but don't expect any pressure as it is a gravity system. Hot water is a "Demand" system and for the most part was fine although there were a couple times during my stay there was none as it is a propane fired heater and if he runs out of popane; no hot water for a day or two.
The mattress could be better. It's adequate but....
One improvement would be the addition of a light behind or even beside the bed.
There is a 5 gal container of drinking water provided but if you run out he wants 20 pesos ( about $1 U.S. ) for another one which I found a bit, shall we say.... chintzy, considering I was paying $1000 a month rent.
The patio area is very nice and shaded with a table and chairs to sit and have your coffee or a drink.There is also a hammock.
Now the bad. The very very bad.
ROOSTERS AND DOGS !!!!!!
The property is surrounded by Mexican local homes and they all own chickens Roosters and dogs. Because the property is all just screened in and there are no windows or solid doors to close you may just as well be sleeping outside. The cacophony goes on and off 24hrs a day and there were many nights I got virtually no sleep and was starting to feel drained. In fact I actually considered moving somewhere else several times. I know for a fact there are other places you could stay in Mazunte that you may hear the odd rooster or dog but this could only be described as a nightmare!
Price wise there are also better choices in Mazunte as I had plenty of time to investigate this. I know there is nothing the owners can do about this animal issue but it is very important prospective clients are made aware of this hellish situation. I would say if you were only staying a few nights it may be tolerable but if you are looking for long term look elsewhere would be my advice.
But overall the place is nice, secure and friendly it all depends on what you want.
The location of the Mazunitnas bungalow is great. Far from the maddening crowd and yet close to everything. The staff is a joy. They ensure you are well taken care of. David and Tiki are the owners and always ready to make suggestions of places to visit and restaurants.
The beaches are stunning and the atmosphere is relaxed and laid back. I would definitely recommend this rental. The bungalow has everything you need. The only exception of the old fridge! Otherwise you have a great terrace to enjoy, a nice bedroom and lots of space for visitors who can use the futons available.
The palapa is quite tranquil and that's including a few chickens announcing the day. Our host provided excellent directions accessing the property. He also is versed in the names of a variety of birds.

This little house was perfect for my needs. It's cuter than the pictures show, it's more than spacious enough for one person, even if you need room for yoga, which I like to do. In a lot of places I have to move furniture, but this room had plenty of room. The central location was good, within walking distance of everything but quiet and back one street from the main road. Jose picked up around the outside of the house everyday and replaced the water outside for me to clean my feet, and Blanca cleaned the room once or twice a week. David and Tiki were so welcoming, and they told me about all the good restaurants and events around town. Recommend.
