the rooms are DISGUSTING and not maintained, it was very skevy and there was little to no a/c, staff was friendly though but the whole hotel was very gross and needs to be contaminated. there is no reception on the 2nd floor btw so i had no communication. also it is the same food for dinner and breakfast, and there is nothing to do whatsoever. i would never go back it was a horrible experience and it caused me to get 10 mosquitos bites and my father got bed bugs. the only good thing was the views of the country. i recommend you never come here!!

This hotel/villa is a perfect place for you if you like authenticity. We stayed there for 4 nights in an apartment.
When I walked in my first thoughts were, oh my god this place badly needs updating. But then it made it authentic.the only thing that really bothered me about the apartment were the mattress, very very very uncomfortable.
On the arrival at the reception, we were greeted by a lady who was very pleasant. Unfortunately she was not as informative as we would like, all she told us was where the facilities were and what time the food was served. Overall the staff was superb, can't fault them at all. Always smiling always very pleasant to talk to.
Villa is located around 45 minutes away from Florence so I suggest you rent a car if you are staying there - that's what we did. Grounds of the hotel are beautiful, we did not get a chance to get in the pool as it opens in May. Breakfast buffet was basic, ham cheese rolls pastries, fruit etc.
We had food once there in the evening and it was delicious, my partner had a steak and until now can't stop saying how it was cooked to perfection.
If you are looking for a quiet beautiful place to relax it is the place to go.

Stunning building with great views. Room was dark, with a lack of attention to basic details, although the water pressure was great. Got bitten badly while sleeping and questioning whether finding bugs & spiders in the bed was the reason and not mosquitoes!? Friendly staff. Restaurant was below average and very expensive.

We spent 3 nights at Villia Pitiana. The place is nice and the villa is very charming, it's very quiet. The bed is very comfortable, there is a nice swimming pool and the staff is courteous.
What can be improved: at the check in the lady did not provide information on the surroundings or did not recommend any activities/restaurants around. We just received the key. The room was huge but would need some refreshment: dirty spots on the carpet, spots on the wall. The whole villa would deserve more attention and good refresh is necessary especially for the outside near the pool, the seats were not entirely clean and the garden around the swimming pool is left unattended, also the signs indicating the different places of the villa are destroyed. It is such a pity as the villa itself is magnificient but the landlords should invest a bit. Also the breakfast is not really up to a 4 star villa. All in all we had a good stay.
