“Great house, great price, looking forward to going back”
Reviewed 24 September 2013 for a stay in February 2013

My family and I have stayed in the 'Green House' as my 5 year old niece calls it about 4 times and we love it! There is loads of room,it's a fantastic price, the owners are always happy to help and it's in a perfect position. 4 generations of our family go together and there is something for eveyone from nanny, to my Children who are in their 20's, down to my 2 nieces and the dog!
We are already planning our next weeks holiday in February and discussing when we will be able to go again.
Teignmouth is great, lovely beach, fab pubs and good shops to potter in. The house may be old but it has everything and more and we all look forward to going for years to come.

“Not Up to Scratch...”

On the day we arrived the door was locked, with no-one to greet us and it was raining. After a quick phone call to the Owners, we found the key and let our selves in. After a days worth travelling, we were all tied, hungry and thirsty, so needing a drink we try the kitchen tap to find it is very temperamental and most of the time just spins round without turning on. Most of the bed where absolutely fine, apart from the few that where missing bars/slats, forcing the unlucky few to spend the week on a mattress upon the floor. On the first day we also noticed that the ground floor Toilet was not functioning properly, and the shower had a note with it saying the hot water was not working well either. Some rooms had very visible subsidence, others had mold and damp on the walls, with some rooms having the wooden frame of the house exposed from rotting/degrading plaster. The appliances did not seem to be safe to use as they were not PAC tested.
In the morning on the second day, the shower above the kitchen leaked through the kitchen ceiling, causing a hole to appear in the severely damp areas of the ceiling (The patches where already there on our arrival).
We had a good level of expectation for this place, so we phoned up to complain to the family owning the property, to only have all the damage that was there prior to arrival blamed on us, and a threat of having our damage deposit taken away as well as a further bill for the damages.
By the time we left, not all the repairs were done (Shower, Sink tap, holes in plaster and ceiling).
Teignmouth is a very nice place to stay, it has lots to do and a very wide range of pubs and restaurants to try, but the property was such a huge disappointment to me as a whole.

Unfortunately this is another review from the group of teenagers whose review I responded to in full below. The comments in this review are at best misleading and at worst untrue. As the girl who booked the house wrote herself “I just feel the need to apologise on behalf of whoever wrote that review. I feel extremely disappointed and disheartened that somebody would write such a review filled with lies. I am sincerely sorry on behalf of whom ever wrote such a disgusting review. I completely understand what effect this kind of behaviour can have on a business and I am deeply sorry”
1) The house was open when they arrived, but they were trying to get in the front door, not the back door. When they phoned me I advised them to try the back door which was open as promised.
2) In part we rely on holiday makers advising us when there is a problem with the house and therefore when they arrived and found the tap temperamental and the toilet blocked if, they had advised us we would have had them fixed immediately
3) As it was, when we did get the phone call (4 days later) our manager was at the house with workmen within 1 hour and all the problems were fixed within 24 hours.
4) The leak in the kitchen ceiling was caused by the shower tray above being allowed to overflow.
5) The main problem was an underground drain blocked by pebbles (which is beyond our control) This was cleared the next morning at which point the toilet worked properly and the shower tray drained quicker.
6) All our beds are regularly inspected and mended or replaced if we are made aware there is a problem. There are 17 beds in the house, although the property is advertised to sleep 16, so no one should have had to sleep on the floor.
7) There is no subsidence. Being an old house some of the floors aren’t level
8) There is no damp or mould on walls, and we have already had the wall replastered that is mentioned in the review – sometimes we have to wait for a break in bookings to be able to carry out such maintenance.
9) Pac testing is carried in the winter
10) When we were advised of the problems we did explain that if any of the damage was caused by them the cost would be deducted from their deposit, which is normal business practice. However once an expert ( Dynorod)advised the next day that most of the problems had been caused by a blocked drain which was not their fault, I immediately phoned the girl who had booked the holiday, apologised for the inconvenience and advised that their deposit would not be affected.
Northumberland Place has been owned by our family for in excess of 30 years and we go to great lengths to ensure it is maintained to as high a standard as possible given the prices we charge and the type of accommodation we are offering. We have families coming back year after year who love the house - particularly its location - and they appreciate the accommodation the house offers is good value for money.

“Ramshackle of a Building”

I cannot fault Teignmouth, the area is beautiful and the people on a whole are friendly and helpful. Then there is this place. The price although more than reasonable does not compensate for the living conditions that me and a group of friends had to endure whilst staying at 30 Northumberland place. At first what we thought was only a few mishaps that we could live with, for example, a broken bed which was unsuitable for sleeping on, an unsafe microwave, a stiff and temperamental cold water tap in the kitchen and some disgusting patches of damp and mould growing in various areas of the house, soon led into bigger problems. We noticed a blocked toilet on our first day of arrival and proceeded to not use this bathroom as to not make it worse, however 2 days later, the foul remains of whomever had stayed previously at the property was making its way down the street behind the house and past the back door in the form of flowing raw sewage. This alongside the tap in the kitchen refusing to give any water, and a crack in the damp kitchen ceiling dripping water through from the shower above was understandably the last straw. After contacting the persons with whom we’d rented the property from, we were made to feel unappreciative of their help and blamed for the damages of which the independent workers who fixed said problems had given us their word, names and numbers to vouch for us. We have been reluctantly given our damage deposit back however for future reference to any groups or families thinking of renting this property, the company seem to scam people out of their deposit money and not fix any problems until absolutely necessary.

I have no idea who has written this review as it isn't the person who booked the house with us. Her response when I raised the matter with her was "Jenny,I just feel the need to apologise on behalf of whoever wrote that review. I feel extremely disappointed and disheartened that somebody would write such a review filled with lies. I am sincerely sorry on behalf of whom ever wrote such a disgusting review. I completely understand what effect this kind of behaviour can have on a business and I am deeply sorry.
Against our better judgement we let the house to a group of young people last week, and reading this I wish we had followed our instincts and refused the booking!
There was an issue with a blocked drain,a broken tap,and a leak in the kitchen ceiling and yes we were sceptical at first as previous to the group arriving everything had been working fine in the house. The property is cleaned weekly and having been used for the whole year no other issues had been raised with us. We did say that if the damage had been caused by the group they would be charged, but this is normal business practice.
Once we had been informed of the problems, our manager was round within 1 hour and all the issues were rectified within 24 hours. We advised the group straight away that as the issues were not their fault they would not be charged. Our only gripe with them was that they did not report the problems straight away ( it took them 4 days to call us by which point the situation had escalated and there was water coming through the kitchen ceiling).Their deposit was returned to them in full at the end of the holiday
This is basic holiday accommodation ,offered at a good price in a location that is second to none. This group paid less than £10 per head per night. We have never claimed the property was the Ritz, but it is large, clean, neat, tidy and everything is in working order. We have many families and groups who come back year after year as there is nothing else in the area that offers such good, well priced accommodation. We have never "accused" previous occupants of damage and in all the years we have had the house have only asked one group( a couple of years ago)to contribute towards a broken bed, so I have no idea where that information came from. we are a family not a company and have owned the property for over 30 years so to suggest we "scam" people out of their deposit and dont do any repairs to the house is scandalous.
