We stayed in one of the smaller rooms, but it couldn't have been more perfect for us!!! Complete with a private bath and private balcony to sit outside and enjoy a glass of wine on.

The inn itself was just beautifully amazing and replete with history, while still affording the modern touches and comforts that one expects out of travel these days. We were extremely comfortable during our stay. Plus, we were pleasantly surprised to be just a short walk to the main strip of Newport, the baseball stadium, and a park overlooking the water right across the street.

Make sure you come hungry for the amazing breakfast!!! There were so many wonderful goodies on the table, in addition to the hot breakfast made to order. It was more than enough to satisfy any appetite and food preference!

I can't recommend this place highly enough!

Room Tip: I really don't think you can go wrong with rooms here.

Fran and Bryan are extremely accommodating and helpful in recommending restaurants and what to see in Newport. Their B&B is immaculate and filled with beautiful antiques. It is also within easy walking distance of the Newport Visitor Center, harbor, restaurants, and shops. Great view of the bay from our large room in the front. Sitting on the front porch in the evening is a pure delight. They serve wonderful large breakfasts. We thoroughly enjoyed our stay there.

We chose this B&B to celebrate our anniversary and could not have enjoyed it more. The location, in an historic neighborhood, was perfect - beautiful water views, an easy walk to town, but quiet at night. Sitting on the front porch of this lovely Victorian, looking out at the bay and lighthouse was so relaxing, and Bryan and Fran were perfect hosts. They gave us great information about dining and things to do, and provided a huge, delicious breakfast every morning - Eggs Benedict, french toast, plus bagels, yogurt, fresh fruit - a real feast. Our room (the Isaac Kendall room) was large, nicely furnished, and immaculate, with a lovely water view. We would definitely recommend this B&B and hope to return again.

While at the Newport Visitor Center, they suggested this B&B. This is a beautiful old Victorian home with beautiful antiques and gardens. We enjoyed Bryan's tour and history of the house. The front porch is lovely, overlooking the harbor, as was our bedroom. We got some beautiful pictures of the sunset on the dock across the street. Breakfast was absolutely amazing. We have stayed in dozens of Bed and Breakfasts and this was by far the best breakfast of any. The bar is now set! Our room was a bit small and the (private) bathroom was outside the room. The next stay, I'd ask for a room with bathroom attached. The water pressure in our particular shower was very weak and made rinsing your hair difficult. Everything else was excellent.

Room Tip: Ask for a room with bath attached for more comfort and privacy.

Thank you for your great review. You took our last room which is very small. The detached bath is brand new and private to only your room. Sorry about the water pressure. The house was built in 1871 and not conducive to all of the present bathrooms. Please try us again and stay in our rooms that are ensuite. That is the only room without an attached bath due to it's size. I hope you enjoyed the beautiful view of the bridge lit up and the two light houses! We look forward to your next visit.

Just back from a quick overnight stay at the Sarah Kendall House. The location was perfect! The inn was charming and our room was spacious, clean and decorated beautifully. Bryan was kind and informative. The food and hospitality were terrific. Can't wait to go back!

Room Tip: Corner room had our own balcony!
