This condo was perfect for our family of five. It was clean (and I'm picky about clean), spacious and comfortable. There are beach towels, mats, and toys, floaties, boogie boards, and snorkel gear included, so we didn't have to pack, rent, or buy them-as well as plenty of other conveniences. The view from the lanai is wonderful. My favorite thing on the vacation was to sip coffee at the patio table and enjoy the sounds and scenery as the sun came up. From the lanai we watched surfers, counted crabs on the lava rocks below, spotted colorful fish, enjoyed the birds in the palm trees, saw a rainbow, and took pictures of the sunset. The location is convenient for all sorts of activities, shopping, and restaurants. In less than five minutes you can walk to Da Poke Shack (look it up!). There is a great snorkeling spot plus a good boogie boarding beach right down the road. Several times after other activities our kids swam in the pool as we relaxed in the hot tub and enjoyed the view some more! We always had both to ourselves. Bhavesh makes check-in, check-out, and communication simple. He was available for any questions or concerns and quickly responded to my emails. He even called when we arrived to make sure all was good. We hated to leave, and this condo will be a favorite part of our memories of this fantastic vacation. We highly recommend staying at Banyon Tree #401!
We were looking for a place with a view and we definitely got it here! Mornings watching the surfers and parasailers and evenings enjoying the sunset were priceless. Condo provides the necessities including lots of goodies for the beach. A/C was appreciated too. Bhavesh was very responsive.
We've rented a fair number of condos in Maui and Kauai, but this was our first on the Big Island - I'm not certain what's considered average or way above average here. Unit 401 at the Banyan Tree has all the functional things you'd want.
It has a decently (but not amazingly) well-stocked kitchen, for instance. There was a toaster oven, but no toaster. There were the basic cooking tools, but nothing more than the basics. I can't fault the kitchen (except for no placemats and nothing for closing up cereal boxes and bags of chips to protect them from possible ants). It was OK.
The bathrooms were also OK - basic showers and tubs, each of the two bathrooms with three large towels. No soap, though. There were beach towels in another closet, old but serviceable.
The dining room table was small and circular, from which you couldn't see the TV (f you care) and into which the air conditioning blew. It had four chairs. It was fine for two, would have been tight for four and impossible for six.
The TV in the living room was pretty good, including a lot of channels and On Demand viewing, although the TV had a pixel out.
The bed in the main bedroom was small (double?) and there were two twin beds in the second bedroom. The pillow was quite poor to my taste, but might be just fine for someone else.
The lanai (balcony) was pretty good. Kinda small, but it had a table and four chairs, and looked out onto surfers and the wide blue ocean. However, the air conditioner in the living room (and master bedroom) was connected to a large fan that blew hot air toward the table. The balcony is a feature and the air conditioning is a feature, but they didn't work together that well.
Finally, the building seems old, although I've read it's fairly new? Everything right on the ocean ages quickly, of course. The unit does have free parking for one car and the building has a couple inddoor spots for guest parking. The building also has a small swimming pool and two gas grills, neither of which we used.
The location is pretty good, although it's not walking distance to much. It is just a short drive, though, to a good snorkeling beach and to downtown Kona, and ten minutes to more than one shopping center.
I wouldn't stay here again, but there was nothing really wrong with the place, either.

This is a magical place. I have stayed at many rental condos, apartments, and small homes while traveling over the years, and this condo #401 rates right at the top. It is in excellent condition and, best of all, is air-conditioned. Most of the condos in this small complex don't have AC, and with the heat and humidity of Kona, it was much appreciated. The beds are extremely comfortable (I have a bad back, and this was important to me), the kitchen is well-stocked and modern, the living room is comfy, the bathrooms are up-to-date and sparkling clean, and there is a full washer and dryer, as well as WI-FI, a flat-screen TV and a DVR. The pool is lovely,and the condo's location -- literally ocean-side -- was perfect. You can't get any closer to the sea and still be on dry land. My friends and I spent a good bit of time on the lanai, watching the birds and the surfers (it's a popular surfing spot) and listening to the soothing sounds of the crashing waves. The owner is extremely responsive to any concerns or questions, and this was a big plus. I would return here in a minute.
