This place had alot of good things--but the "bad" things were very hard to ignore. First, the good stuff: the owner was flexible, super easy to deal with and responsive. Home location, size, set up, supplies, all excellent. Having 2 kitchens and living areas, down- and upstairs patios provided plenty of room for 12. Firepit was perfect at night and kids loved making smores. Kitchen was well stocked; lots of fairly new towels and good blankets. Tiles on first floor were clean. Appliances were all working well.
Beach access is just a few steps across the street with very soft, clean sand w/ lots of sand dollars. BUT be aware that there are many vehicles/RVs driving directly right on the beach so you must be careful if you want to play in that area, especially w/ kids.
Unfortunately,the home needs major cleaning and updating. I'm sure the owner would have sent housekeeping back but minor cleaning could not address lots of things. Carpet needs to be replaced, at minimum, a really deep cleaning (carpet on stairs was really bad); main living area on 2nd floor was extremely dirty, unswept and needed to have been mopped (fortunately cleaning supply was plenty available so we did it upon arriving).
Living room windows should be hosed down to see the nice outside view. Some blinds were broken, particularly needing replacement in main bathroom. Bathrooms need to be cleaned really well, specially to remove bad odor. Fridge was emptied but definitely not wiped clean. Couches were comfortable but the white covers should be washed so they don't look dingy.
Upstairs beds were comfortable but not the downstairs; frames on twin beds need to be looked at, maybe tightened, so they dont rock and creak. The loft twin bed and bedding looked really dirty; frame was also creaky so we did not use it. Don't count on this area for sleeping.
Both patio areas and deck furniture were good for hanging out but thick with dirt so we hosed everything down before using them. Metal folding beach chairs around the firepit were all rusty and didn't seem usable but 4 plastic patio chairs along w/ our own folding beach chairs were adequate--so bring yours. No DVD player or decent beach "stuff"/toys-- bring yours.
Unless significant cleaning issues, some updating, and flooring/carpet are taken cared of, I would not recommend this property particularly given the price. For next summer, I found similar rentals (for comparable price) that look upgraded.
