I stayed there three nights From 20th it was great ,close to Kyoto train station. A short walk. But, there is another APA hotel before there Horikawadori.
Facilities are good. With Onsen style on roof.
Restaurant attached. Seven Eleven right next door.
Close to temples and buses to sites further away.

The hotel is clean and the staff are very nice. The rooms are ok but small, however there is no real external light (opening the windows just gives you a view of the opposite wall). The western breakfast is very restricted (the Japanese selection seems a little better).

This hotel was closer to the station than I expected. Staff were extra helpful. There is a Seven Eleven convenience store almost next door. Room was small, yes, but satisfied our needs. Good value. Main moan was lack of washing machines. just one on the eleventh floor. There is another single tub within the public bath on the eleventh floor, plus a drier. Have lots of 100 yen coins for the driers. As with many Japan hotels, they are not ultra efficient! We thought breakfast in the in house restaurant was pretty good. But rise early to avoid the queue. We had two meals at the hotel restaurant in the evening. Main moan? Tiny portions, brusque staff, but acceptable. Plenty of choice locally but we were tired after a long travel day. Recommended. Very clean and fitted our bill.

A hotel that meets the needs of basic travelers at budget prices. Location is the main selling point.
The room is small and tight spaces to put up with. Bathroom is clean and is provided with all necessary amenities.

Yes, it’s close to the train station but the rooms are the size of a large closet and the bathroom is a tiny modular insert. The furniture was like you see in a Motel 6 but worse. It felt like being in a 3rd world country. My room faced the train tracks and it was just miserable. We were booked for 3 nights and I promptly cancelled the 2nd and 3rd night and booked into another hotel. They were nice enough to refund those nights but added $100 to the one night stay. I paid 330 yen - the most expensive hotel room of the trip and the worst ever. There are many hotel options in the Kyoto train station and directly across the street. Try others, don’t settle for this place.

Room Tip: Don’t take a smoking room no matter what. You can’t breathe.
