We paid $22.9k fee (plus $16k deposit) to stay at Dash for 6 weeks. When we moved in 2 days after payment, we given a different room on a different floor, compared to a previous positive stay and what we were shown on the tour before paying. The room and floor had a constant strong chemical smell (like that of paint or glue), even though Dash had the air system turned up to maximum in both areas (the air was being recirculated rather than ventilated, it seemed). Spending time in the room over the course of 2 days and 1 night, both of us suffered severe irritation to our noses, throats and eyes, causing nausea and headaches. Neither of us have ever experienced anything like this in our lives before, and the impact to our health was so horrible that we had to move out to a hotel. We informed Dash of the problem, but they didn’t provide us with another room and refused to confirm that the room was in a safe condition: despite being recently renovated, it seems that Dash had never bothered to test the air for noxious compounds. We bought a chemical test for noxious compounds in the air, which took a week to arrive. The test returned a positive result for an elevated level of noxious compounds in the air, even after a week of the air-conditioner and air-purifier being run in the room, at maximum strength, on a 24/7 basis. Dash broke the promise on their website to engage on requests to vacate early, insisting that, since we’d signed a contract, they’d keep all our money for the 6 weeks’ fee, even though it was unsafe and unhealthy for us to stay. Dash denied that they were under any obligation to provide accommodation in a safe/healthy condition, claiming that this duty didn’t exist because it wasn’t expressly stated in the contract and so we were entitled to nothing, and they rejected outright our assertion that a safe/health condition was an implied term in the contract. Dash didn’t look for anyone else to take the room (who might not react to the noxious compounds in the air) and rejected our offer to forfeit 1 week’s fee. In the end, Dash returned only $7k of the stay fee (plus $16k deposit), meaning that they charged us $15.7k for 1 night’s stay; so, despite staying for only 1 night, Dash charged us for 30 nights’ stay. This mark-up of 3,000% is extortion at a level more extreme even than loan sharks. Dash didn’t care about the health problems caused by their renovation and giving us a different room on a different floor to the one previously stayed in and shown to us on the tour. For weeks, they also totally ignored requests for a formal complaint form. Additionally, anyone staying at Dash should also be aware that you don’t get a stamped lease agreement, so can’t claim a domestic rent deduction of up to $100k from taxable income in Hong Kong.
