Even if the first impression when you are at the entrance is not very impressive , after get into the hotel everything is excellent. Since the first moment the staff was very helpful and gave us a lot of recommendations of places to go and transport.
The room is big and comfortable. The toilet a bit smelly though, but it's something that in Mayanmar is quite common.
The let us to leave the bags during our trip around Myanmar and take a shower without surcharge before taking the bus to bagan.
Definitely it's a great place to stay!

The hotel look a little scary from the outside, but once you step inside it is totally different. Room Is clean, Housekeeping Everyday, breakfast is good, staff are attentive and friendly (only one staff at the reception always seems to be laughing strangely). One thing to take note is that please request for official receipt if you book a tour or taxi - we booked a taxi to the airport and we requested for receipt but the staff told us normally they don't give receipt but the taxi driver is from the hotel so there won't be any problem. However the next morning after sending us to the airport the taxi driver asked us for money, we said we already paid the receptionist the day before, he called and checked but keep saying no, we asked them to check their cctv, at the end he said ok and let us go. I think it is kind of strange as the receptionist who did the check out and brought us to the taxi is the same person whom we paid the night before, how can he forget in just few hours? Anyway to avoid any trouble by all means ask for the receipt for whatever you have paid!

Totally recommend this place. Very clean, the breakfast is made at the time you arrive and the staffs are awesome, they shows the best of Myanmar people and try to help you in all that you need! The internet is not good but good internet is a thing that, unfortunately, is difficult to find in Myanmar

The rooms are a decent size, clean and they offer a great breakfast included.

What makes this place is the staff. The lovely guy on reception was very knowledgeable about the city, offered walking routes and lots of local information.

It's in a good location and offers good value for money.

We love this place so much. We'll be staying there again at the end of our trip and it will feel like going home. The staff are AMAZING, so helpful with good English on the front desk and just so friendly. They helped us organise lots of bits of our trip when we turned up with no plan. The rooms are nice and comfortable with good aircon. The bathroom is a little cramped, but the shower has great pressure and hot water so it makes up for it. Our one tiny complaint is that the WiFi is not very good, but you can buy an MPT sim card and credit from the lovely man in the corner shop downstairs for less than $5, so it doesn't matter. Cannot recommend this place enough if you are looking for a decent budget place in Yangon. Also, recommend their airport pickup as it makes arrival very easy and is no more expensive than taxis.
