Absolutely immaculate. Beautiful, high quality furnishings and very tasteful rooms. Lots of thoughtful details; nothing has been overlooked. The owners are clearly working extremely hard to run first-rate accommodation. We appreciated the in-room washing machine with detergent provided, and being able to borrow a rack for drying. Sound-proofing between rooms seemed excellent. Parking was easy, with a shortish walk to Dunedin's facilities. Outstanding, and recommended without hesitation.

No air conditioning is an issue in summer although keeping the sliding balcony door open allowed air into room- not a huge issue
