Stayed here for 3 nights over Easter.
Pros:
+ Very aesthetically pleasing
+ Great food and coffee from the Press Club in the hotel lobby
+ Staff are friendly
+ Actual facilities are nice and modern e.g. good shower pressure, comfy bed

Cons:
- An extreme amount of room spray / air freshener used in the rooms - it set off my asthma terribly.
- Rooms are very small, especially the Classic Queen room, extremely tight fit for
2 persons and a bag.
- Faulty Daikin heat pumps - you set it to a particular Overall, we decided 3 nights was enough here and took ourselves elsewhere for the other 2 nights that we were in town. temperature e.g 25 degrees and head out to breakfast to come back and find that it dropped 5 degrees to - we brought
this up several times and we’re advised it’s a fault and offered a heater.
- Went to get said heater however there’s confusion and indecisiveness amongst staff as to whether one could be provided despite us being offered one
- Fable hotel is the old Wains hotel, unfortunately it is situated directly opposite a strip club and a dodgy massage parlour - sadly the ‘night life’ and clientele these places exude dulls and cheapens your experience when you set foot outside the now Fable Hotel.

It is important to note that you are given an electronic tablet paired to your room so you call off your tablet and use it to control the TV etc - there is no in depth run through on the tablet - it is assumed that everyone is tech savvy which is an unfortunate oversight and assumption.

You may not get a lift to your room floor - the lift only goes up so far then you have to climb up it down a flight of steps off the centre of the building - not suitable if you are lugging baggage or have injuries or are elderly or have access requirements.

It is in Dunedin City Centre but not in the heart of the Octagon or a stones throw from any great restaurants.

We were due to return again for a wedding next year but are unsure if we want to stay here again, unfortunately it was more hassle than it was worth.

Room tip: It seems people are fobbed off to the super tiny, pokey attic rooms up and off the main centre of the hotel for deals purchased on specials

A very nice hotel. The room was beautifully decorated and the bed was so comfortable with lovely crisp bedding. Parking is offsite at a cost of NZ$40 per night, but the car is valet parked and returned whenever it is needed. Breakfast service was excellent. Couldn't fault it.

Very stylish hotel in a good location in Dunedin, comfortable well equipped room. Definitely a good, luxurious even, hotel to stay in so why not a 5* review? Unfortunately we felt there were a couple of things where we felt it fell short of its promise (especially considering it was the most expensive accommodation on a 16 night trip).
Our booking included a free bottle of wine (nice!) but on check in we were handed 2 small bottles of bubbly. Nice, but we'd been looking forward to a bottle of red. OK, our fault at this point because we didn't challenge what we were offered which would have been the proper test - but nevertheless what we were given amounted to significantly less than a bottle. They should have checked with us whether this was OK.
Then it came to breakfast, included in our price. The format is a la carte, with a good choice and the food we had was excellent. But we had to choose orange juice OR a hot drink. Come on guys! Talk about leaving a mean taste in the mouth, disappointing and unnecessary.
Staff were consistently helpful and polite but it felt they were doing a good, professional job rather than showing true warmth (a noticeable contrast to our previous hotel).
So yes, it's a fine, comfortable, well located hotel to stay in in Dunedin. But we may well look elsewhere next time (unless they have sorted the breakfast).

Room tip: Speight's Ale House, a few minutes walk from the Fable Hotel has a great atmosphere, excellent beer and good food. Definitely recommended.

The Fable in Dunedin is magnificent. The attention to detail is second to none. The rooms are spacious and beautifully appointed. The staff are first class. With a special mention to Ella and Jeremy!

The restaurant the Press Club was magnificent. The dinner was absolutely delicious. I had fillet steak and it was the best I have ever tasted. The breakfast offering was also good

We stayed 2 nights and very much enjoyed it. We had a superior king room. It was very clean and new but not huge so I would not go for any room less than this rating. Staff were impeccable. Room windows were single-paned but we were high enough and or Dunedin is quiet at night so no issue sleeping. Based on reviews we did order the valet parking and am glad we did as 24 hr parking in the area looks challenging especially after a long day. The service lift did not go all the way to our floor - but we were fine with that - just a heads up if you have mobility issues (and they did offer to carry our luggage if we needed help). Location was great for walk around town and a tour company picked is up there for an excellent tour (Elm wildlife tour). Breakfast was very good a la carte. As for many NZ hotels, for coffee - one cup included, pay for more and there did not appear to be as simple machine option that we found in other hotels for a free refill. I thought afterwards I should have carried the excellent room Nespresso style machine down to breakfast to make a point as I find it a little odd that you can have unlimited coffee in your room but not at breakfast! But a minor quibble - would stay again in a heartbeat.
