A nice, comfortable, well priced spot. Pleasant decor and in a nice central area. Good communication from the management and ease of access. Though the room i was in had an "ensuite" that was actually on the opposite side of the hallway. Which was slightly odd.

I believe your room was Room 2, which does have a private bathroom which is located across the hallway; however it is only accessible by the guests in Room 2. All other rooms have an ensuite.

The perfect combination of a charming historic home, with modern amenities, in a quiet location with plenty of on-street parking, a stone's thrown from Sandy Bay shops, cafes and restaurants, and only a 5 minute drive to downtown Hobart,

I was travelling solo, and appreciated the total lack of interaction with other guests or staff.

Passkey access to the building on arrival was a breeze.

Gregory House is now my preferred choice for accommodation in Hobart.

This was our first experience of “host-less hospitality” (which is a bit of an oxymoron) and did not impress us!
The “host” emailed us a digital key code which gave access to the property where the keys to our room were found in a key locker. All well and good.
However with no one to show us around, we had to discover that the complimentary wifi didn’t work in our room but only in the communal guest lounge.
In the guest lounge the dining table was set ready for breakfast but there was no sign of any source of food! We met another guest who’d already been staying there who told us there was no breakfast despite the guest folder and the website stating “indulge yourself with our European continental breakfast in our sunlit dining room” !
He also told us that another guest had accidentally locked their key in their room and after an emergency call to the “host”, was told where to find a master key to regain entry! This came in handy again when the same guest discovered an alarm clock had gone off in an unoccupied locked room next to his! His calls to the host had gone to an answering machine so he asked us to be a witness when he used the master key again to enter the room and disable the alarm!
We questioned the poor lady who came in at 9am to start cleaning and she told us that the owners had been experimenting with supplying breakfast but had now decided not to offer breakfast despite Trip Advisor, their website and the guest folder all saying the opposite. Another couple of guests also asked about the “included” breakfast and left in disgust to find something down the street! The cleaner then phoned the “host” who said breakfast would be provided for our second and fortunately last morning.
Emails after leaving to the “host” produced rude and disinterested responses. This is not the sort of experience that gives one much confidence which is a shame because the property is fine and very conveniently located. We could walk to nearby Sandy Bay eateries - including an excellent takeaway pizza La Bella and Zambrero a new-to-us Mexican take-away - and even walk to the quay to catch the ferry to MONA in under 30 minutes.
A minor criticism of the property would be the tiny bathroom (a challenging addition to any old property) and, as so often happens, the kettle couldn’t be filled from the tiny bathroom sink taps. Off-street parking only catered for a couple of cars.
We hate to be negative but we feel the management of the property is sadly lacking.

Room Tip: Room 2 has a separate bathroom across the hallway!

This is a lovely little place. The original floor plan is hanging in the hall and it's fun to see how they reinvented it as an inn. One of the rooms still has the original oven from the turn of the last century. The room was good size with fridge and coffee facilities Beds were so comfy! best ones of the trip. Bathroom was tiny, mind the shelf over the sink! the water temp was on a hair trigger, be careful. Breakfast was basic, but delicious muesli and breads. Everything was spotless. Location was good, we walked from there to Salamanca and back through the Battery Point neighborhood. Woolies and Coles nearby for shopping and loads of takeaways on Sandy Bay road.

Gregory House is located in an excellent position in Sandy Bay, charming and attractive but just a few minutes' walk from the restaurant strip. The house itself is cosy, and my room was tastefully decorated and comfortable, although the wifi was so weak and unreliable as to be almost unusable.

You will be texted or emailed a code for getting into the house as there are no staff on site apart from a few hours in the morning. I found the other guests a bit noisy, which isn't the B&B's fault, but I felt a bit unsettled knowing there were no staff around if anything went wrong. At breakfast I discovered for the first time you have to pay extra so I went out and had something on Sandy Bay Rd instead. Not sure you could have breakfast if you hadn't ordered ahead.

All in all it was ok but I wouldn't return.

Room Tip: Room 2 has a separate bathroom across the hallway. In Room 1 you'll hear all the arrivals and departures.
