Farmhouse
The Farmhouse is a peasant house built in the early ' 900 in the green countryside on the border between Umbria and Tuscany.
Recently restored, the property is composed by kitchen, large living room with fireplace, three bedrooms, three doubles and two bathrooms.
The furniture have the essential character of rural architecture: wrought-iron beds, brass, wood-burning fireplace in the open space, staircase and terrace paving made of terracotta, wooden beams, essentially a restructuring under the banner of ' DIY ', but not for this less organized and functional.
The House entrance is accessible via a large terrace can be used as a relaxation area overlooking the pool and the adjacent Grove.

Nestled in an area at the center of the property, the main pool is placed in a rural and agricultural environment where olive trees and vines are the frame to the relaxation area.
The newly built swimming pool, sand-coloured internally, 12 metres long and 5 metres wide, was built with an innovative saltwater system, is equipped with a convenient staircase.
The surrounding hilly landscape has been transformed from agriculture to tourism behind the restructuring of the old houses in the area around the foot of the ancient feudal castles Reschio and Sorbello, testimony of the feudal past of this area.
The Farmhouse is situated only 3 Km from the village of Preggio, small village of Etruscan origin known for the Chestnut Festival in October and the Preggio Music Festival international recall takes place in August.
The property is managed by the owner's parents who live in the adjacent house and are available for every need.
The house is on two floors and the bedrooms are all on the second floor.

Fabulous - couldn't recommend it highly enough
We are a family of 5 and had a fantastic 2 weeks staying here. The house was great, a perfect, quiet, base to relax in and to explore the area from. The property was full of rustic charm yet provided all the modern comforts required for a family with 3 teenagers- essentially WiFi. Whilst there was no air conditioning Fabrizio was able to provide us with fans for the bedrooms which were more than adequate in the August heat.
The outside area was outstanding with beautiful views and an excellent pool to keep the whole family happy.
The nearest village was Mercantile an easy 10-15 mins drive away, where there was a small supermarket, pharmacy and a couple of restaurants/bars.
Fabrizio and his parents were excellent hosts, providing a very warm welcome and everything for a relaxing stay.
Excellent holiday location for those that enjoy beautiful surroundings in peaceful location. Couldn't recommend this property enough.

Beautiful villa in the Umbrian Hills
We stayed for a very hot week and enjoyed a lovely time. The villa was well decorated and kept with traditional features and a lovely smell of woodsmoke downstairs. There is no air conditioning but effective shutters and a fan made bedrooms bearable even in the heatwave. The pool was just wonderful with gorgeous views. Shortcomings include weak wifi and mobile signal and remote setting a drive away from shops and bars. But as a base for touring Tuscany and Umbria we found it perfect. Assisi, Perugia, Castiglione del Lago and even Florence are within day trip range. Thanks for a great stay!

Beautiful place
Swimming pool was great and the house was ideal for a family holiday. It is in quite a remote location and so a car is essential. We did trips to Pisa (approx 3 hours) and San Marino (2.5). The owners parents live nearby and are lovely people, always happy to help should you need anything. Wonderful place.

Stunning location, beautiful property with welcome hosts.
The location of this property is fantastic, within easy distance to Perugia, and even the two hour drive to Florence was a breeze. The children made full use of the fantastic pool, set in gorgeous gardens filled with lavender and olive trees. The hosts were wonderfully welcoming, yet allowed us to feel as though the place was ours alone. A fantastic holiday that we will remember well, and would recommend this rental highly.

Located in high Tiber Valley, crossed by the River Tiber and Reggia (or Regghia), has a characteristic historical center, surrounded by medieval walls still in that line the waterways. Important center of tissue engineering, packaging and industrial ceramics, but also of tobacco cultivation and organic farming. The historic centre of the city has undergone a profound and massive intervention of stylistic and historic redevelopment; the intervention, which was created and completed in 2011, has led to the definition of the new market square and the new park along the Palace, which has restored the original conditions of the area. Today, starting from the market square, you can walk inside the Park of the Palace along which there is a pedestrian path and bicycle path that runs along the old city walls. A journey to discover the antique Fratta arrives to the Tiber, where both right, passing under the bridge, both left crossing the bridge built recently, you can walk the nature trails along the Tiber.
