“Problem after problem, some sorted, most ignored”

Firstly let me say this Villa is lovely, there is ample space for 8 people, the outdoor space is lovely, the location is excellent and the Villa itself would get at least 4 stars if it was well maintained, well managed and had better facilities.

However we had so many problems, largely ignored by the owner/agent, or at best satisfied to the minimum that I couldn't recommend staying here...so, in as balanced a way as possible, here are SOME of the problems we had during our stay. We were a party of 7, staying in a Villa advertised for 8 people.

1 The agent tried to delay check in until 4pm as he was playing golf, we complained and he sent his wife who spoke no English and simply gave us keys...no handover and no information.
2 The villa had not been cleaned, we had to call and insist a cleaner came that day, eventually arriving late in the evening, letting herself in and out.
3 The kitchen was dirty and all cutlery had been put away unwashed...we cleaned it all.
4 There was one wine glass in the whole villa, we asked for more, and 4 arrived on Sunday, all small, hard plastic. Remember it is a villa for 8.
5 The kitchen had 3 breakfast bowls, all broken, chipped or smashed. We asked for more, 4 arrived.
6 The cooker did not work on arrival, it was fixed the following day.
7 The dishwasher was not working, it was fixed the following day...eventually we worked out that the apartments electrical circuit was inadequate...if you have the A/C on and have either the dishwasher or cooker on at the same time it constantly trips out...we raised this repeatedly, our concerns were ignored.
8 There were 3 knives, none of which were able to cut a lemon.
9 The kitchen bin was a small pedal bin, remember this is a villa for 8.
10 The sweeping brush was broken
11 There was no mop
12 There was not one single item in the fridge or cupboard by way of welcome, the villa cost 2300 euro per week.
13 The furnishings in the lounge were dirty, stained and worn...we complained and a throw was provided 2 days later.
14 Pool was clean and fairly well maintained, until we tried to clean the pool (wind caused leaves to fall in), only to find the pool net was torn to shreds and ripped. A new one was provided two days later.
15 The villa had 7 sun loungers for 8 people.
16 The villa had 3 sun lounger cushions for 7 loungers
17 3 of the 7 loungers wheels were broken
18 There is seating for 5 on the decking, one of these seats was broken on arrival, fixed the following day.
19 One sun shade, ripped, on a concrete base
20 One sun shade with a broken plastic base
21 Outdoor seat cushions were all dirty, stained and worn and had not been checked...we complained and they were replaced with new cushions which did not fit the seats
22 Outdoor swing seat is rusty
23 Sprinklers came on at 3pm and 5pm on our first afternoon, fixed the next day but then when the Gardeners attended in midweek the problem re-occurred and all of the decking furniture was soaked through as the sprinkler head was damaged.
24 Bedrooms...3 out of 4 had AC, one didn't, a broken fan was provided, replaced at the 3rd go
25 The kitchen was initially equipped with a travel kettle, which held enough water for one and a half cups of water...remember villa for 8
26 The toaster was smaller than the kettle
27 Showers were good, water pressure good...but it takes 3-4 minutes for hot water to come through, and the boiler cannot cope with 2 appliances running at the same time
28 None of the beds had headboards
29 None of the rooms had curtains just metal blackout shutters (manual) two of which were broken
30 6 towels left on arrival, villa for 8 remember
31 No bath towels left initially
32 All towels worn, ragged and needed replacing

I could go on...the agent did visit on the day following arrival, and brought an electrician/handyman who fixed the kitchen appliances and carried out a proper handover...but it took three attempts to get furniture/cushions and basic adequate equipment to be provided on the second day of our holiday...the agents response was to blame his cleaner, who he said he would be beating with the broken broom, and whose head he would smash with the broken crockery...remember he was playing golf prior to our check in.

The electricity continued to trip out every day, several times, we raised the issue and were told it had never been a problem...We had a further problem on the Tues/Weds of our first week when a toilet became blocked, the gardener broke the sprinkler and when the cleaner failed to clean (she came, let herself in, swept the kitchen and then tried to leave, only cleaning when we insisted)...the agent replied he would get someone to visit by 530pm...we called at 530pm when no-one had arrived and asked to meet with him...he refused and became abusive suggesting we were threatening him...we simply wanted what we had paid for, which was a villa equipped for 8 people, for which we paid 4600.

I then asked for the owners details as I intended to claim compensation, but moreover to inform them of how there property was being neglected and abused...but this information was refused, as was our request to meet to discuss our concerns. When we asked to be compensated we were told we were threatening and were then told if we didn't like the villa we could leave and be refunded, all we wanted was for the issues to be fixed, and problems remedied.

We simply chose not to engage in further discussion with the agent (a plumber and
cleaner did arrive at about 615pm that evening) and made the best of the situation, but did manage to find the contact details of the owner, and did, on leaving, recorded our concerns by email to them, to which I await a response.

This villa is in a beautiful, peaceful location, right on the 3rd hole of Pinhal golf course, 25 mins walk to the Marina...it could be fantastic, but is so poorly managed, equipped and furnished that I would not recommend staying...which is a real shame, as an attentive agent and owner would value the views of customers, and provide what is advertised, and paid for.

“Lovely villa”

Family of 7 stayed for 1 week. Very spacious villa, beautiful private pool, kitchen could do with extra amenities but manageable. Point to note, do not leave towels on sun beds at night as the sprinklers come on at 10.30pm and we had wet towels next morning. Comes with free wifi which is a bonus with kids. Bath towels supplied but could do with freshening up. Self catering so remember some dishwasher tablets / washing powder etc. Closest shop about 20 minute walk. Taxi fares to / from marina range between €6-€10 depending on taxi company and time of day. It is walkable but in hot weather a taxi is much easier. Owner always just a phone call away and very helpful. Another note, it's not a conventional pool/snooker table but a billiard table (Google rules, only 3 balls to play with)

“Mr and Mrs”

We stayed in this fantastic villa for 10 days in June 2016.The villa is very spacious .It has 3 bathrooms all with showers and 1 with a bath.
The rear enclosed garden looks out over a golf course. The location is peaceful and quiet. It is a good 25 minute walk into Villamoura ''s splendid marina.
There are not many negative points about the villa but the boiler struggles to provide hot water to more than one shower at a time and the kitchen is not very well equipped and could do with new glasses and sharp knives.
All in all though a great place to spend a holiday and we would nt hesitate to return. We all had a great holiday and there was plenty of room for the 8 of us.
There was no sign of the cat.

“Lovely villa - although it comes with a cat!”

The villa itself was stunning, clean and had plenty of space for all the family. The outdoor area, bbq and pool were perfect for relaxing during the day and into the evening.
The only thing we were not warned about was that the property comes with a cat and we had to feed this each day, buying the food ourselves. We were told by the owner to just leave the cat outside but it meowed all night and we felt we couldn't just ignore it and not feed it. We felt this should have been made clear when booking as 2 of us are actually allergic to cats!
Also, the villa is a good 20-25 minute walk to the centre of Vilamoura, so be prepared to walk or get taxis.
All in all, a great holiday but feel future guests should be notified of the cat.
