An excellent property, perfect for all our needs and in an ideal location to explore a beautiful part of Scotland.
Property was well equipped and felt very homely. Lots of indoor games, books etc to enjoy if the weather is bad and beautiful garden to enjoy if the weather is good.
Great idea to have a large fridge in the downstairs games room which saved lots of trips upstairs to refill the wine glass in the evenings!!

13 of us and 4 dogs spent a great weekend at Kilmun in January for a family celebration. Super for kids, lovely garden and situation, nice bedrooms, but don't be fooled by the pictures. The decor is very tired (there were holes in lounge wall!), the public rooms are cold unless you keep the fire roaring (only a small quantity of coal/logs supplied) & we had problems with smoke coming down the lounge chimney. The kitchen is cosy with the Aga, but the electric oven/grill didn't work, the dishwasher didn't wash properly, the cafetiere was broken, CD player didn't work and there were food remains on the floor under the table. Super fridge though! Bathrooms again in need of an upgrade, one shower didn't stay up had to be hand held and no en-suite bathrooms in this 'luxury' house.
The games room downstairs is good but again on the cold side in January. We didn't light the stove as there was no guard for small children and we would have had to buy extra wood.
Beware - there is no inventory or walk round check with caretaker on arrival - we had issues with the return of our deposit, taking 5 weeks to calculate cost of alleged damage by our dogs.The property is not gated so dogs can't be left in garden.
There are lovely walks nearby and a super wee BYOB restaurant within walking distance - the Sunday carvery there is excellent!
We negotiated a small discount on the rental given the time of year but it was still over-priced. This is a house with lots of potential but If you are looking for luxury you will be disappointed.

This party were very happy when they left and raised no issues. We then gradually fell out with them - a bit, unintentionally - over our insistence that they paid for the damage their dogs did. They also broke one of a set of old Spanish bowls, but we just wrote that off. I think their slightly unfair comments are generated through frustration about the damage and the fact that we wanted them to pay for the repair. Our decor isnt tired, because we do always make repairs of this sort!! We score at the very top of visitscotland's 4 star rating for excellence. And get consistently lovely reviews from guests. We have attracted more than 40 bookings in each of the last seven years.

The problem with this party was the four big dogs. They were trapped by their owners in a small area using some sort of large stair-gate contraption of their own devising, and between the dogs and the gate, they did a bit of damage. It took ages to sort out (Argyll being Argyll, and Argyll tradesmen being Argyll tradesmen.) The lady leading the party got more and more annoyed, thinking we were trying to hold onto more of the deposit than was justified. In fact, we ended up charging them £60 for the damage - less than many houses actually charge for 4 dogs. We make no charge for dogs. None of the other alleged problems were brought to our attention at the time, and they said they had had a lovely time. We have now corrected all the other issues mentioned, apart from the issue of en suite bathrooms - we don't advertise ourselves as having any. Of everything that they say, that's the fairest comment!!!

“A lovely house that needs a bit of TLC”

First, let me say 'would we go again?' - I would say a tentative 'yes'. Old Kilmun House is very nice from the outside, on the shores of Holy Loch. It has some lovely rooms and all are very spacious. There is a very nice Drawing room with a coal fire (needs to be kept well stoked for the heat) and a wood panelled dining room that easily took our party of 14. There is a nice log only fire in this room (not sure why it is log only, but it was no problem) - again, keep it well stoked to feel the heat. The kitchen is a little small for the size of the house, but we managed very well, so is not a huge negative. All the bedrooms are nice with nice linen and good quality duvets. There is a master double bedroom, with a slightly smaller second double bedroom. After this there is a 'standard size' double with two small double bedrooms (these just take a double bed and not much else - no wardrobes in these). Then there are two top floor rooms with three single beds in each. In the basement, there are two large rooms - one with a pool table in and one with a loungy feel including a large TV with Sky. Please ensure you get a pin number as some of the channels are pin locked. Almost forgot - there is a sauna and spa bath in one of the bathrooms - very nice!

The owner has provided fishing gear, golf clubs, games and bikes (these are in a shed in the garden that needs the door putting back on as it is a little difficult to get the bikes out with the makeshift bar across the entrance).

All in all very good, but it really does need some money spending on it. It has a tired feel to it (things like the oven door that needed to be propped shut and the dishwasher kept having issues etc). The 4* rating must have been done a few years ago as it wouldn't get that result now. We paid a few £000 for a week and felt it really wasn't worth that much and wouldn't pay it again for this house even during Christmas week. So, if we do go again, I will be asking for a discount for sure!

Lovely walks in the Arboretum (that's woods to you and me). There are a lot of trees from all around the world being grown there. Beware though, if its wet and has been for a while as it was when we went, stay off the green and black trails unless you like muddy bottoms and faces - very slippery and definitely not for folk who might be getting on a bit!!"

At the time of writing, we haven't heard about the extra paid for the security deposit to have left that as N/A
