Right off the bat, the location of this residence could not be better. The metro, train station, dining, shops, and a lot of attractions are all close by, and the attractions that aren't are a simple metro or bus trip away. The train station is less than a five minute walk for trips to Sintra or Cascais - both well worth the trip. Starbucks is right at the train station, and the Hard Rock is literally right around the corner. It's located right at the end of 'restaurant row', so there are plenty of delicious options. We went to several, and the food was consistently good, and prices for the most part, reasonable - especially for Europe. Keep in mind that this is a 'guest house', they don't have the full service of a hotel, but we found the staff helpful and friendly. Breakfast was great, with lots of options and bacon and scrambled eggs, and our room was spacious and comfortable with a large main room at the back, lots of windows, and a small but more than adequate bathroom. Every morning we watched the swallows swoop around the small courtyard in the back. Fantastic. They also have a great restaurant on site - a little more expensive, but the food is really good. Do note that there is a theatre and the opera house right outside, so it can get noisy and crowded at the front when shows are on. We loved it, but some might not, and the front rooms definitely would be affected. We highly recommend and would stay there again in a heartbeat.

Room tip: The rooms at the back are much quieter

I was in Lisbon in 1995 and when I saw this hotel still existed, figured it would be good to return. It was a reasonable 70 euro w/ breakfast and the location is excellent, convenient to the train station and a few subway stops. It's a combination of old and new and I liked the quirkiness of our room. I wasn't happy being on the first floor right on the street but it wasn't too bad so we didn't pursue moving to another room. Also the door to the bathroom was glass and only slightly disguised the inside. But it was a good size with a little side room, nice TV with lots of channels, good breakfast with fresh cooked eggs and ham. The staff weren't overly chipper but answered questions. The restaurant connected to the hotel is decent and like I said, you can't beat the location.

Room tip: the grilled octopus from Lisboa Ha Mesa downstairs is excellent

I will start with the negative aspects. As others say there are many restaurants nearby, but each day you have to run the gauntlet of being accosted by restaurant staff as you try to walk down the road - these are mainly very touristy restaurants.

We ordered a double bed and got two beds pushed together which was not very comfortable. Our room was also very small with not enough room to open up our big cases properly.

We had a room facing the street which is opposite the theatre and was noisy with lots of young people queueing for the theatre and drinking beer out of bottles. We could also hear the people in the room above.

On the plus side the room was very clean and the staff pleasant. It is a reasonably good location to use as a base.

Great location, very helpful team. Rooms on street can be noisy at night. Nearby are tram 25, 15, and Gloria cablecar to get you to all parts of city quickly.

Hotel gives the appearance of being tired, but was very clean and despite the fittings being bashed about it was perfectly acceptable.

The room at the back was quiet, although some noise could be heard through the walls.

The staff were extremely helpful and provided assistance to various questions and issues.

Breakfast was served at the back of the hotel, and whilst being at the cheaper end of the fresh food range e.g tinned pineapple vs fresh it was OK for a couple of days. Coffee was either in pots or from Nespresso pod style machines. We ate out on the 3rd day of our stay as we fancied something different.

Their luggage policy was great and allowed us to explore until 3 in the afternoon and go back and collect our stuff.

Note - this is on a pedestrian street so take this into account if you have a lot of luggage.

Room tip: Quieter at the back
