The positive:
Gubbio is a beautiful city well-worth a visit. The apartment is located within the walls of the city and you can walk anywhere. The linens were, as advertised, clean.
The absolute lies:
There is no pool. The garden is a garden in the European sense in that it's an unmowed, sun-blasted weed patch. The apartment does not come with a parking space. Rather, the owner directs you to on-street parking outside the city walls that is first-come, first serve. There is no “dining room with kitchen corner” – there’s a kitchen with a table (more on that below).
The other problems:
Basically, this is cheap student housing that is rented at high tourist prices. Most distressing, the place was very dirty. We ended up washing the filthy coverings on the couches and taking off the kitchen table cloth when our sponge came up black. There was no hot water our first night and even after that was fixed, the water pressure remained terrible. And don’t let the palace talk fool you. While the owner’s living quarters may be nice, the rental is just a dumpy, dumpy apartment. You just aren’t going to want to spend any time here except to sleep (which was difficult with the noise from the street and hazardous; my back went out on the 4th night), and that’s a real problem as you’ll want some place to relax and beat the heat in the middle of the afternoon.
The owner is very friendly and frequently appears in the yard to chat. But honestly, when you know someone is ripping you off, that only makes things worse.
The bottom line:
Visit Gubbio, but stay somewhere else!
