Stefano and Cristina were great hosts. We had great communication despite my phone having service issues, and water taxi’s being on strike last minute the day we arrived. Just 2 of us visited in mid-September, and it was still warm weather. This place could easily fit 2 couples though. Stefano gave great directions on how best to get to the house and Cristina greeted us and showed us the place.
The place was beautiful, as expected, with everything we could need and more. Favorite things included access to a washer/dryer, as we had been traveling a while; the windows overlooking the lagoon. We had coffee, watching the gondolas and people on the nearby bridge. We had dinner at the restaurant downstairs-recommended by Cristina, and another recommended by Stefano in the guidebook, which were both very delicious. The bathrooms, and kitchen, were beautifully designed and highly functional and spacious. The location was so ideal, away from the larger crowds, close enough to walk to the water bus to the airport.
We would happily stay here again.

Wonderful stay!
Stefano’s place in Venice is a must stay! The location was absolutely perfect. Close walking distance to great restaurants, shopping, and the Rialto Bridge. View out the window to the canal is everything you could want for your stay in Venice. Communication was wonderful with Stefano, he replies quickly and is so kind. Very nice book of recommendations in the apartment. Looking forward to staying here again for our next trip.

Luxury in Venice
This apartment was absolutely luxurious and in a quiet and great location within Venice. Even with our late checkin we were met and welcomed at the port. Stefan answered all questions promptly. There was plenty of space for our family of 4. Even though the largest bathroom shower was not draining water properly and so inoperable, nor fixed during our stay, we’d still highly recommend this phenomenal flat.

Everything was as described
Cannaregio location is convenient to everything but out of the mainstream of the mayhem that is Venice much of the time.
Initial problems with the Internet were eventually corrected. But from my experience, this is an Italian problem Rarely among the 20+ apartments I've rented in Italy since the advent of the Internet and e-mail has there been flawless Internet.
The apartment has been recently redone and the kitchen and baths are completely up to date.
The living room might benefit from a coffee table and a couple of additional chairs, but is certainly functional, as is.
The owner, Stefano, is accommodating and responsive to requests, and answers inquiries promptly.
The property is good value for the money.

Beautiful
Such a wonderful apartment within easy walking distance of all the sights of Venice. It was lovely to sit and watch the gondolas drift past the window. The apartment has all of the amenities you could wish for. Excellent communication from Stefano and Cristiana. Thank you also for the welcoming bottle of fizz.

Fabulous accommodation
Beautiful apartment with very comfortable beds, centrally located but quiet, excellent advice from Stefano on transport and quick to respond. Highly recommended. We were 3 adults and 2 teenagers and had plenty of space.

Swish, spacious, well-equiped and well-located
A stylish, comfortable, clean and well-located apartment. We were two couples and it was perfect for us. Very modern with contemporary bathrooms. We also appreciated the fact that both bedrooms were similar in size and quality - no arguments about who had which one! And comfortable mattresses meant we slept brilliantly. There’s a lovely view from the living area window of the canal beneath, and the kitchen is well equipped. All the main sights are in easy walking distance. Stefano was a very friendly and responsive host. He even let us stay a bit longer on the last day which was greatly appreciated. Highly recommended!

Fabulous, Spacious modern Apartment
We stayed at this apartment over the Christmas period. We were 3 adults and having our own bathrooms (ensuite) and space was perfect. It is an absolutely fabulous space. The bedrooms are very spacious and comfortable. The lounge area is also very spacious and the whole apartment was spotlessly clean and modern. The location is fantastic for arriving and departing from Fondamente Nove on the water bus. (5 minute walk, once you have your bearings). You are looking out onto one of the canals and it is a surreal experience. Check in was first class and Stefano was always at the other end of the phone if any help was needed (we didn't need any help, but Stefano texted us during our stay to make sure everything was okay), which was a very nice touch given it was the holiday period. We have visited Venice a couple of times previously and this is by far the best accommodation we have stayed at, (and we have stayed in some nice apartments). Venice is unique and wonderful to meander around (getting lost) :) We would definitely book this apartment again if visiting Venice in the future. Thanks to Regina who met us at the water bus stop and took us to the apartment and checked us in, she was lovely. Also thanks to Stefano who made sure everything was alright with our stay.

Great apartment in a great location
Lovely modern apartment which had everything we needed. Clean and very quiet and being next to a canal with gondolas going by was so much fun. Easy to get around from here; 10 mins walk to Rialto Bridge and less than that to the nearest Vaporetto stop. Nearest square was very good for having a nice drink and people watch-Cafe Art was very friendly and 4E for an Aperol or Prosecco! Communication from the apartment owner was excellent and would highly recommend. Thank you Stefano (and Regina for meeting us with umbrellas when we arrived during a storm!)

Perfect Venician Getaway
We had a wonderful stay in this beautiful apartment. It is located on European 1st floor which is up a small flight of stairs. We were 2 couples traveling together. My favorite was the seating area overlooking the small canal, sipping coffee, watching gondolas float by. True Venice experience! We really appreciated the 3rd bathroom and washer (the dry option intentionally leaves still damp for air drying). Stefano was excellent to work with from initial booking to checkout. He helped arrange private transport that picked us up from the airport and delivered us to a private boat that took us as close as possible to the apartment (worth every single Euro if you can splurge). Lucia met us at the drop off point and walked us to the apartment, showed us all the ins/outs, and offered assistance with directions etc. The apartment was exactly as described- very clean, modern, and comfortable. Our only minor hiccup, and this is not owner related, is that the air in the building had already been transitioned to heat, and is unable to go back to air conditioning. So although the apartment has air conditioning, if the season is unusually warm, when it should be cold, the air can not be changed. We tried leaving windows open, however the wonderful location on the water unfortunately lends itself to mosquitos. So we couldn't leave them open all night without being eaten up!
Overall, we had such a wonderful stay in Venice at this apartment. Highly recommend, don't hesitate booking this apartment! Thank you Stefano for the Prosecco, cookies, and unforgettable Venician Getaway , we'll be back!

How to get there
The apartment is only 350 meters from the Fondamente Nove vaporetto stop. This is the second stop coming from Marco Polo airport if you take Alilaguna Line Blu. From here you can leave to visit the islands of Murano and Burano or Biennale. For those coming from the Santa Lucia train station, it is convenient to take the vaporetto (public transport), Line 1 for Ca D'oro (through the Grand Canal, 12 minutes then 600 meters to reach the apartment). Or, both from the train station and the airport, you can take a water taxi that will take you 100 meters from the apartment and no bridge! If you want to come walking, the train station is 1800 meters away. However a person will welcome you
