Rooms were excellent and very clean, nice bathroom and comfy bed, Everything was spot on until our last night . we had no hot water at all . there were 8 of us around the hotel so couldnt get showered to go out. the next morning the breakfast was cold as if it had been kept in fridge all night. 2 of our group sent breakfast back and were surprised to get the same breakfast back and still cold. we all laughed about it a bit of a basil fawlty moment but felt it was unacceptable when the excuse given was that they had to rush the breakfast through .. All things considered the hotel is good quality but just needs to concentrate on the things that make a stay great.

Room Tip: we had basement but others in the group were in the gods but all rooms very similar

When we arrived at guest house we were greeted by the manager our room wasn't quite ready for us but we were early . We left our luggage and manager gave us directions to city centre. First impressions of guest house were average . We returned later in day and we're shown to our room which was at top of winding staircase. Room was nicely decorated, not huge but big enough for a few days holiday. There were tea and coffee making facilities and a couple of wine glasses on silver tray and a table and 2 chairs in front of window with information on Edinburgh.
Ensuite was compact but again nicely decorated and room etc was clean.
Had to ask for shower hose to be changed as more water was coming out of hose than shower head this was replaced on 2nd day.
Breakfast was ok with choice of 3 boxed cereals , brown and white bread to toast in toaster, processed cheese and ham slices, cake and crossiants. You could also have cooked option , my husband asked for Scottish breakfast as detailed in menu on table but when it came it was just a standard English breakfast nothing remotely Scottish about it. Over the days we stayed there it changed, one day bacon was missing and another day no hash brown but it was cooked nicely. Also waiting staff were different nearly every day.
There was orange juice in jug but when asked for a glass for juice as there weren't any on shelf I was told they didn't have any. Quite often the tables were missing some cutlery so had to be borrowed from another table or on last day there was dirty mug on table although rest of table setting was clean. It is a shame that the breakfast service let the guest house down slightly as all staff were friendly but there didn't seem to be enough order or attention to detail at breakfast.
It was a convenient place to stay about 20mins walk to centre but we probably try somewhere different next time.

Excellent accommodation! Right on the doorstep of local bus routes. About 40mins walk from Corn Exchange, where our gig was, we walked it but probably wouldn't do it again! Not best placed for the trains though, taxi of 5mins to Haymarket. Breakfast is served early, so you'll probably miss it if you've had a late night but plenty of places near to pick something up.

Overall I would definitely recommend this accommodation and would stay again personally.

We stayed here for the rugby, it's about a 30 minute walk to Murrayfield at a leisurely pace. When we arrived our room wasn't quite ready and we were keen to get to the ground to enjoy the atmosphere. The staff were really helpful as they gave us a room key and looked after our luggage and then later put it in the room for us. The room was compact but was adequate for an overnight stay. It was lovely and clean and warm. We stayed on the top floor and didn't hear a thing.
At breakfast there is a cooked option or there is a limited selection for a continental style breakfast. We had the cooked option which was adequate to set us up for the day.
It costs about £6 in a taxi to the Grassmarket if you don't fancy the walk.

After reading some of the reviews I was a little apprehensive I didn't know what to expect. I didn't need to worry. We arrived early and told they were just finishing up and we could wait in the dining room and offered a drink while we waited. It only took about five minutes before the room was ready. We stayed in room 6 which is up two flights of stairs, there's no lift available but that didn't matter to us. The room is ample size for two adults. We didn't spend much time there to be honest preferring to spend the time exploring Edinburgh. Both the room and bath room where clean and warm (towel rail in the bathroom especially, be careful not to catch your leg on it). Breakfast was served in the dining room and made to order if you wanted a cooked one otherwise there was plenty to help yourself to.
There is a bus stop outside you will need to get the 10 or 27 into town it's four pound for a day rider but worth it.
I would recommend staying here, it's great for what it is. I have no complaints.
