This house is absolutely stunning. A very well maintained period home with original features complementing the new upgraded bathrooms and decor. We were bowled over by the size of the house and the beautiful gardens. The bedrooms are all large, the beds are amazingly comfy and quiet. We had five children with us and if you were upstairs (attempting a lie in!) you couldn't hear them causing havoc downstairs...bonus! They settled well on an evening and the period style shutters on the windows were great, preventing early risers. The bathrooms very sizeable and again modern, we preferred the shower downstairs as it was more powerful but they were all fine.

We didn't use the dining room or downstairs bedroom but we did use the lounge for DVD time. (The downstairs bathroom and bedroom make this house ideal for wheel chair users).

We spent most of our time in the large conservatory, we ate our meals on the large bench style table. The log fire was lovely in the evening, watching the bird life from our chairs with the fire ricking....heaven.

The children were aged 3 to 6, they loved exploring the hedge maze, stable area, watching the fish in the secure pond and were in the hot tub every day. We could see them at all times and felt they were safe. They loved playing hide and seek and exploring the many rooms in the house too! The stairway and banisters were fine also for our kids. We ventured out of the gate into the fields, they loved collecting wood and kindling. The trees that have been felled are a positive as the views are breathtaking now.

The washer, dryer and dish washer were a godsend. The washer did break down but the owners were quick to solve the problem for us, such a lovely family and easy to reach if required.

We used the BBQ hut which was quite exciting, though once was enough as it needed a good clean after cooking on it for 9 people!

We ate out at Bert's Pub in Melrose which was quite pricey and seemed quite formal but well worth the money and a lovely, typically Scottish Hotel. We also used the local swimming pool with the inflatable session which was great for the kids. The local park is lovely and the shops are a must, especially the butchers....supplies for the BBQ hut! Galashiels is a lovely town, we did a good shop and visited the coffee house in the tourist centre.
We spent a day park and ride to Edinburgh, well worth a day there though we didn't go in the castle as it was a little too pricey for us so we stuck with an open top bus tour which was exciting for the kids.
Our last day we crossed over the border to Bamburgh Castle and also over the causeway to Lindisfarne on the Holy Island. Breathtaking to say the least.

This is one of the best holidays we have ever had, we stayed with our friends from Perth-Australia and they were blown away. We will certainly return without a doubt.

a group of ten of us stayed to celebrate my husbands 60th Birthday. The house is extremely well equipped and spacious. The hot tub was smashing and the barbecue hut fantastic.

The conservatory is a great space for hanging out together and has lovely views. We enjoyed everything about our stay. There is lovely walk into Hawick along the river and back . Plenty of space in the garden . Lots of bird life about . We cant wait to find an excuse to go back . Highly recommend this house to any one looking for a large accommodation for a get together. Thank you so much for use of this lovely house.

“We could have stayed forever”

If we could, we would go back to Branxholm Knowe in a heartbeat. It is such a friendly, comfortable and welcoming country house in a picturesque setting. Bags of room for a big party; we had 5 couples and a baby and we had plenty of space. The huge gorgeous conservatory easily accommodates a large party; the log burner is wonderful to sit round on a cold winters evening and the views from the windows are delightful - one never tires of watching the birds. The bedrooms and bathrooms are big, well appointed and welcoming. The dining room is a great size for a large family and has an open fire - delightful. The sitting room (also with open fire) is a lovely quiet place to sit and read or settle children before bedtime. The kitchen is big, well equipped and copes well with everyone milling around. The downstairs shower room and toilet was appreciated. Outside there is a big garden which in winter is obviously subdued, but I am sure that in spring and summer the gardens are delightful. Although we didn't use it, the purpose built 'indoor' BBQ area is fabulous as is the hot tub which was much used by the braver members of our family on January evenings :-)

All in all I would recommend this country home to anyone. It is a truly charming house. It really feels like a home - strangely all members of our party felt like we 'belonged' there. A rare thing to feel in a house one has rented for a holiday. The owners are so welcoming. And you can feel that there has been much happiness in the house. It was such a pleasure to be there.
