In a quiet part of the city yet within walking distance of just about everything. It was lovely to return each day to such a warm and comfortable apartment in which we had all we needed. Sabrina came to greet us and make sure that all was well. We'd certainly stay again!

“Excellent rental apartment in Venice”

My sister and I stayed for one week at this apartment. We rented it encouraged by the very good reviews on Trip Advisor and we were not disappointed. Everything about the apartment was excellent. The location could not be better. Located on a small canal, it is not in the most touristy area, but yet close enough to be easily accessible to the main tourist sites. Saint Mark's square is 15-20 mins walk away, as is the Rialto Bridge. There's a great baker round the corner from the apartment (fresh baquettes in the morning); and a friendly coffee place just opposite the apartment. A grocery store is 5 minutes walk away. And plenty of good restaurants within easy walking distance.The apartment itself is very well appointed. Full kitchen (oven, microwave, fridge/freezer), and plenty of attractive dishes and glasses etc, The living and dining room has attractive art work on display, as well as a flat screen TV and stereo system. The bedroom has a comfortable king-size bed and lots of closet space. There's a lovely balcony/patio where we sat each morning to eat our breakfast. From there, you can see the church of San Gionanni e Paolo and the attractive facade of the Hospital (which used to be a convent). The service provided by the apartment owners, Sabrina and Paolo, could not have been better. We had a problem with the hairdryer, and that same day, Sabrina replaced it with a new one. She also helped us organize transport to the airport. We are already planning our return trip next year. We strongly recommend this rental apartment.

“Superb location - and balcony”

Once you have succeeded in opening the many locked doors to this apartment, you will realize that the balcony is the jewel here - if the weather stays dry. (There is a nice awning but it is not waterproof).
We spent many hours following the life of the locals as well as the tourists (who liked to take photos - including Japanese wedding ones - and drink wine on "our" bridge at the end of the building). This was highly entertaining and not disturbing.

(The only noise came from a few young passers by during the night - and from carpenters in the building opposite who started work early).
We were there for 6 nights, i.e. experienced both weekdays and weekends.

The location is nice because you have a big piece of sky in one direction (above Campo San Giovanni e Paolo) - not so common in Venice. And because it is very convenient for Fondamente Nuove, where you can jump on many lines into the lagoon or round Venice itself.
Or, if you have time for all the Canal Grande stops, you can go to Ca d'Oro and get on vaporetto no. 1, which offers the most beautiful Venice trip of all.

There was a medium-sized Coop quite close to the apartment and a new one (slightly bigger?) on the other side of the hospital, right on the quay.

There is only one proper bedroom in this apartment and since we were 3 (one couple and one single) it was a bit awkward that the sofabed was just outside the bedroom door, very close to the route to the bathroom. (But you can move the "drawer" inside the sofabed if only one person is sleeping there).

We may come back if we are 2 or 3 (but we would not recommend this apartment for more than that) since the location and the balcony were just marvellous - and Sabrina, the owner, highly efficient!

“Unique City, Wonderful Apartment”

We have had the fortune to have another extended off-season stay in Venice and again chose Sabrina and Paolo's apartment for our "home away from home". Venice is such an amazingly unique city and this apartment is such a comfortable place to stay. The unit is close to everything but is not on the noisy crowded "tourist trails" of Venice.

We chose to stay here again because everything inside and outside the apartment is well maintained, clean and comfortable. The unit shows that the owners are proud of it and proud to share it with their guests. The kitchen is fully equipped for meal preparations. The table is spacious for meals and game playing. The bedroom has plenty of storage space and a comfortable mattress. The bathroom is clean and spacious.

We followed Venice with time in Bologna and Florence. All were wonderful cities but none had the tranquility, mystery and community feel of Venice. To live in a city totally free of vehicles is a joy. We thank Sabrina and Paolo for their friendliness, hospitality and for their accommodation.

“Ideal location for exploring Venice by foot”

This is a well equipped and bright appartment in an ideal location with a view to San Giovanni e Paolo from an open terrace. It's in easy walking distance of the fondamente nove and the touristy bits of Venice in the San Marco sestiere.

The owners look after guests very well and react immediately and constructively to all queries and questions.

However be warned that the locals meet in a lively bar right opposite and there is a high noise level from pedestrian traffic just below the windows. Thankfully the windows are double glazed.
