The good:
Suenos is an incredible place, even after seeing pictures online, physically walking onto the property is stunning. The staff are amazing and so helpful, Giovanna, the waiters, maintenance guys/ladies, etc. are willing to put down what they are doing to help the guests, not something you see everywhere you go.

As long as you know you are staying at an eco-hotel, you will enjoy yourself there. The rooms are clean and very artsy/cool. The beds are comfortable. The staff noticed after 2 nights that we were only using 3 out of the 4 pillows and that we weren't using the bug net around the bed, so the 3rd day we walked into our room to the bug net removed and only 3 pillows on the bed, a nice touch that made us laugh/smile being in the hospitality industry.

The food: Amazing, the food in Tulum is amazing everywhere and Seunos is no different. Huevos Rancheros, Chilaquiles, Fish Tacos, Arrachera Steak, everything was outstanding including the breakfast every morning.

The property: Beautiful, sand fills the property so there will be sand in your room, it's just part of being in Tulum. Hammocks and cool little areas to relax everywhere, this is a great place to come and relax

The not so good:

Kids: Kids are and will always be kids but the first two nights we were there, there was a family that brought 4 kids. First of all, Tulum isn't a place that is for kids (parents fault) and they especially should not be staying at Suenos if they are going to be running around and screaming. Seunos is for relaxation and privacy and while I would not say that kids should be banned there, I do not feel that they should be allowed to run around screaming and interrupting people eating dinner, relaxing in a hammock (I personally was woken up 3 times in 2 days). Luckily that was only the first two nights.

Construction: we stayed on the bottom level on the North side of the building pushed up right next to the hotel being built next door. Every morning, we woke up to hammering and sawing at 7am and many coworkers yelling and talking to each other 5 of the 6 mornings we were there (of course the morning we left, is the morning there was no construction) literally 10 feet from our bed. Not what you want on your relaxing vacation. I know that it is the slow season but I wish we were notified of this beforehand (I doubt that they just started working on it) and we could have chosen another room or another hotel. While it is nice to get out of the hotel at an early time, that is not an enjoyable way to wake up every day of your vacation.
We were going to say something at the end of the stay but didn't have it in our hearts as I said, everyone was so nice and helpful the entire week.

So in short, this is an amazing place but the construction really kept it from being an amazing vacation (despite horrible weather for 4 straight days), I really hope that in the future they would say something to the customers looking to spend $200+ USD a night on a room there to relax and decide to choose that side of the building while the hotel next door is being built.

Room tip: Make sure to stay on the South side of hotel because of hotel construction next door.

This hotel is more like a home, the staff is extremely welcoming and friendly. The rooms are beautifully decorated and quite large. The mattresses were very comfortable. The breakfast, which is included in the rate was freshly prepared and served in the lovely beach front setting.

Room tip: Luna is a fabulous room and very private!

We stayed at Suenos after a 4 nites at a mega resort - the Luxury Bahia Principe Akumal, which was massive with trolley transportation on the resort. We wanted to experience a variety in ambience during our vacation stay in Tulum/Cancun. Suenos Tulum is a very cozy little place. It felt intimidate and not much walking to get around the hotel. We were in the bottom floor room with the pool right outside our slider door, which we left unlocked at nite. Our room was nice enough with 2 fullsize bed with nettings - I think the upper floor rooms were probably nicer. The grounds of the hotel is basically all sand, well manicured and tidy, but you will track lots of sand in your room. Since you are very near the beach, the room will always have a musty and damp feel, at least ours was and we did not like to be barefoot in the room.

Their dining area with a beautiful view and breeze is nice and casual and food was very good. There were many cool little areas on the grounds, one area had several hammocks hanging and intimidate seating with candles.
The place is eco-friendly, the pool was salt water and very nice - we were usually the only ones there. The running water in the bathrooms were also salt water. The beach area was not what I had envisioned Tulum to be.. water was not the picturesque turquoise blue that its known for and of course there was the seaweed problem, massive amounts of seaweed all along the shore. We felt bad for the 2 guys that were out there daily just clearing a pathway so Suenos guests can walk thru and enter the beach. We even tipped them on our last day. But the seaweed is a problem all over in the Carribean. The one thing nice about the beach area at Suenos hotel is the trampoline/hammock beds with canopies. These were giant beds that made for very nice lounging and naps! We walked along the beach and every hotel beachfront was very charming,artsy and unique.

We stayed 3 nites and my 4 yr daughter was homesick for the comfort of our home and our bathroom. She had a hard time with the bathroom as everything is very artsy. She had fun during the day on the property but cried at nite time and said she missed our bathroom - it was funny and hard not to laugh when she cried about the artsy toilet she did not like. The showers, the sinks and even the toilet was porcelain art inside and outside, not the clinical white clean standard you might be used to. Nothing wrong with it but it might not be for everyone. This hotel is definitely not your standard big chain hotel so don't expect luxury rooms or luxury bathroom suites. It's rather rustic and for the most part we enjoyed and appreciate the property's quaintness but did yearn for the luxury feel of large hotel rooms and larger bathroom amenities. So on our last nite of our vacation, we spontaneously booked a last nite stay at the Marriott in Cancun. The water was surprisingly the amazing turquoise blue we had envisioned Tulum and very little seaweed. And most importantly, my daughter was very pleased with the huge bathroom with a tub, shower, double sink and a white porcelain toilet. We all slept well on our last nite in Cancun.

Fantastic rooms - arty / clean / tidy
Impressive eating area - amazing view
Food - varied, to suit all dietary requirements
Pool - small but clean / tidy
Location - very private / minute walk out to the beach

Cannot recommend this hotel enough.

Can't say much that hasn't been said already. Loved my stay and the owner is a great guy. Some friends and I stayed in the suite and a few other rooms. Hoped on beach cruisers provided by hotel. They have the coolest dog there.
