#7123 Great unit and location, although we wish the tree (don't know what type but not the palm trees) in front of our condo was not there. If only the palm trees, the view would be outstanding, framed just like a post card. And yes, the up and down of the stairs and walkways are a bit confusing at first and seem like a long way around the bend, so to speak. Weird configuration. Aw well.... The unit is nicely appointed. Two drawbacks: 1) The front door and a few windows (especially in the front larger bedroom) are not sealed properly. They ask that you not run your a/c unit when gone but if they were properly sealed they wouldn't need to worry about expensive electric bills. Plus, the construction from the very large condo units going up next to Xaman Ha would not be so loud. Luckily we were not in the condo much during the day. 2) The pool bar was closed for renovations before the big tourist season and we were not informed of this before arriving. While not a major inconvenience, we came in later on the first night and wanted to grab food and drinks from there, but alas we had to go out to dinner. And we wanted to utilize the pool bar during our stay and could not. Missed revenue on their part. However, the unit is quite nice, the grounds are well kept and the beach and pool are wonderful. We would definitely go back again.
We booked this beachfront, 3-bedroom condo thru Rentals Your Way for the week of Sep 25 - Sep 30. The booking process and all communications with Sarai were so easy and stress free.
Unit 7123 is at the end of a second floor hallway. it is the end closest to the beach so our view was amazing. The terrace can be accessed from the master bedroom as well as from the living room and looks out onto the pool and beach.
The place is super clean, spacious, and beautifully decorated. It has everything we needed for a family of 6 adults and 2 toddlers. towels, tp, paper towels, dish and laundry detergent, washer and dryer, iron with board, full kitchen, shampoo and conditioner, even board games and pool and beach toys. The AC worked wonderfully and there was always plenty of hot water.
Everything is walking distance from the condo complex. So many restaurants and bars, banks and money exchange places, the ferry to Cozumel, and the main little plaza where you can see Mayan dancers and los Voladores de Papantla every night. Also the Mayan Portal is there. But you are still away from the hustle and bustle and noise of the city. We slept soundly every night. there is construction going on next door at the Playacar Palace during the day. the noise never woke us or even bothered us when we hung out at the pool. Speaking of the pool area, it was always clean and the water was perfect temperature. It is low season, so there were always plenty of loungers available, but the pool bar was closed.
Our condo was cleaned twice and fresh towels provided during our week stay. All in all, it was a wonderful week. I will definitely book at Xaman Ha again. I highly recommend it.
This is a great 3 bedroom condo with views from the veranda of the beach and pool. I believe its the closest condo to the beach and you're practically hanging over it. Both the complex, the pool area, and the condo are very modern and clean. Staff are very helpful. A few condo owners were there, which was nice to see in that they are not just rental units but cared for by the owners. The pool bartender and chef, Robin, was friendly and wonderful. The pool itself is never crowded like the all inclusive resorts. It was perfect for our family (two adults and 4 kids). All the taxi/shuttle drivers know of Xaman Ha so it is not difficult to get to and from the Cancun Airport or anywhere else. Its within 200 yards of the main strip of town so going out to shop and eat was very convenient. And 5th Avenue is great. We walked that street every night shopping and eating. A lot of fun. We also walked both directions on the beach and I believe Xaman Ha is perfectly located. The best sand and water and not over crowded. If you walk 45 minutes along the beach to the south, past all the homes and resorts you come upon practically deserted beaches. Wonderful and beautiful! We rented a van about a block away for a day trip to Tulum and some cenotes. There are at least three rental car places a short walking distance away so that was handy as well. The condo is also convenient to the ferry if you want to take a 30 minute ride to Cozumel, which we did for snorkeling and a driving tour around the island. If you go, make sure to stop at the Bob Marley Bar on the south end of Cozumel. Like right out of the movies beautiful. Same along the eastern shore of Cozumel. As far as any negatives go, some said there are a lot of steps to take to the condo. I didn't mind though since that just meant our unit was that much closer to the beach. Burned off some of those many fajita's too. Our washing machine was broken but housekeeping just had us bag up our clothes and they sent them out to be washed for free. Actually I liked that better. All in all a wonderful condo unit in a great location of Playa Del Carmen. We already want to go back.
We were an extended family, the place is large enough to sleep 9 with no problem. The kitchen has everything you might need. The proximity to the beach was excellent, I would stay there again.
The condo has an amazing view of the beach and pool,however we would of been more conformable if the air conditioning would of been working properly.The AC system has to be upgraded to a central air or upgrade every machine in the condo.Also the toilet in the master was not working well.
The front desk staff was not very helpful and was new. Also most of the time they were not found,especially on Sunday.
The condo needs black out curtains or blinds.
The kitchen was very well equipped and clean. Also the bathrooms.
