We hired out these apartments for a hen do last weekend. Brilliant time had by all!
The house has everything you need, and has lots of small touches like a fruit bowl, a hamper with champagne & scones, shower gels, face packs and chocolate, bread and milk.
We arrived and then was met by Sheila, who was extremely helpful and friendly. She went through the "rules" for recycling etc which was useful as it is different to our borough. You can tell she takes a lot of pride in her property and just wants to keep it nice for every future stay, which I think is a good thing. The hot tub was lush, and the towelling robes were a great touch.
We couldn't fault Sheila or Avondale Riverside, it was all perfect for us, and I'd definitely recommend it.

I stayed here with my family and a little surprised to see that the owner had requested on a note to all guests visiting this property not to give any bad reviews on TripAdvisor until discussing with her first. I believe people should be able to give their feedback in an open honest forum.

This property was certainly not child friendly as the garden opened on to a road where cars were often seen pulling in. We were unable to lock the door that led to the rear staircase which was very steep as the owner did not have a key and no baby gates were provided either. With my 18 month old nephew who is very curious it was a little worrying.

There was an unpleasant musty smell of damp on arrival (coming from the unlocked stairway that led to the unlocked basement), which was a concern so needed to open all the windows and doors to get some fresh air through. You have to pay an extra £80 for use of the hot tub, which only adults are allowed to use my elder nephew who loves hot tubs was most disappointed. The noise from the traffic and the trains passing does not make for a peaceful environment you are able to park two possibly three cars on the drive however it is extremely tight and awkward to maneuverer but it is possible, alternatively you can park in the lower car park, which is also used by people going to the studio located next door. We attempted to walk along the river from the rear of the property but it's not possible as you need to walk along a busy main road. Thankfully as a family it did not ruin our weekend but only fair to share my comments with others so any new visitors are not disappointed on arrival.

Very sad that these guests felt the need to put up a second review saying the same things but in great detail. They didnt communicate any of their problems with me during or after their visit.
I dont leave a 'note' there is a Tripadvisor board asking for reviews, I added to this asking for constructive comments as my previous experience of the site is it isnt always the case!
Garden at the rear is off a private drive, not a road, only used by neighbouring property and 2 engineers that work in our studio next door.
Guest are advised not to leave small children alone in the garden due to the close proximity of the river. We allow guests to use this for surplus parking when there are large groups with more than two cars.
I apologised for the key issue but the house keeper was away and had the key ( small visitors tend to lose or hide the keys left in doors.
Guests should not have access to the basement area and there is a metal gate on the staircase which should be padlocked so maybe it was left open in error. I havent had any complaints regarding damp - we have fans in all bathrooms and a fan in the kitchen and i think this may have been due to wet towels, robes, washing etc. The previous guests had come from Switzerland and did do a lot of washing which they hung up indoors due to the wet weather we had had at that time.
The whole property is double glazed and for a property on the City outskirts with good transport links and facilities experiences a certain level of noise at peak times.
A 5 min walk from our gate is the entrance to a walk/cycle way across the River to the Bathampton where you can walk along the canal path all the way into Bath, alternatively a lovely boat ride.
Im glad that the problems these guests experienced didnt spoil their visit, sorry about the disappointment over the Hot Tub but we had incidents of unattended small children using it like a plunge pool. These tubs can be very dangerous and children have drowned. This is explained at the time of booking.
We are inspected annually by the Tourist Board and have a 5* rating, many returning guests and lovely comments in the visitors book so sad that these guests couldnt address things with me directly.

“Lovely stay at Avondale”
Reviewed 17 August 2017 for a stay in May 2017

This is a lovely homely house with a great host, Sheila. Everything was available from the welcome pack to the hairdryer in the bedrooms. It was an ideal base for our group of adults wanting to park 3 cars and a motorbike, and to catch the groupsave on the bus into the city. Beautiful gardens to sit out in and lovely walks all around. Will visit again next year, thank you Sheila for a wonderful stay.

Bath is a beautiful city, sadly this house is not child friendly. Facilities were adequate but did suffer from the smell of damp throughout the property.

Very surprised with this review, as can be seen by other reviews I think the property is more than adequate! We have had many family groups with children who have enjoyed the garden, whirlpool bath, dvd library etc.
There is certainly no damp and I can only think these guests hung washing up indoors or wet robes from using the Hot Tub.
If there was a problem they did not address it to me, which is a shame and we like all our guest to be comfortable and enjoy their stay.
