Villa Walton offers elegant and relaxing accommodation within our historic homestead established 1904. Set in picturesque Matamata, overlooking local Dairy Farms and the Kaimai Ranges this peaceful location awaits you. Centrally located to Hobbiton, Cambridge, Te Aroha, Hamilton, Tauranga, Rotorua and Waitomo. The original homestead was known in the area for the beautiful cottage gardens and specimen trees. There are some beautiful examples of a hundred plus year old Kauri, Copper beech and magnificent magnolia trees which the tui love to visit. During its history, there have been many families live in the villa with each generation adding their love and attention to the property. The bedrooms that are lovingly decorated are named from the families or significant aspects of its history.

This was the most beautiful B&B I’ve ever stayed at. The attention to detail with the decor, the bedding, the dishes, EVERYTHING, made you feel like you had walked into a modern-day Austen novel. The host was extremely accommodating and lovely. The views from the windows and porches were simply stunning. I could not recommend this place more.

Fantastic. I wished all my BNB's were like this one while touring through New Zealand. Beautiful gardens and surrounding area. The breakfast was great, she just keep bringing more food. Service was impeccable.

I cannot even begin to say how much we enjoyed our stay. Great location for visiting local Hobbiton. Sue was an absolutely superb host - this is the absolute best place we have ever stayed in! It is one large house with three bedrooms, a living room and dining room attached to a kitchen, then Sue and her family live in another part. You feel like you are in a well loved home, but not that you are sitting in someone else’s living room - clearly guest only space which makes in comfortable and un-intrusive feeling. The photos on website do not do their rooms justice. All rooms are beautifully and tastefully decorated, with a farmhouse feel, but also modern extras (plenty of unobvious USB charging points throughout rooms for instance). We arranged a time for breakfast and when we came into the dining room, we found yogurt/fruit, cereals and juice waiting for us. Sue then brought pastries, more fruit and then a full cooked breakfast. Quite honestly, the most amazing breakfast I have ever had! Sue will cook a dinner for you if requested (additional cost), or can provide a discount card for restaurant in local Matamata, which we opted for - a great idea so you can see local town and restaurant was a fantastic Italian, only 12 min drive away. She also had an honesty bar and drinks fridge in dining room for you to use. On the day we had to leave, we left room at 10.30 so it could be prepared for next guest, but Sue was very insistent not to make us feel rushed out. So we spent the morning reading and relaxing in lounge, which was prefect before our next drive. Sue even turned up with coffee and homemade lemon scones! We seriously cannot rate Villa Walton and Sue highly enough, and would gladly fly 28hours from the UK again just to stay again.…

We had a wonderful stay for two nights at the Villa Walton. Neil and Sue were excellent hosts. The room was well stocked, comfortable and clean. The en suite bathroom was modern and well supplied. Breakfast was gourmet quality. The grounds are beautiful. Only 25 minutes from Hobbiton.

As any other first timer tourists to NZ, most of us makes a stop at hobbiton. We did the same, and this accomodation is about 20 min away from hobbiton. It is not just a accomodation, it is a 5* jewel. A beautiful-looking cottage, it gave a very good impression when we arrived. Very neat garden, too bad the weather wasn’t on our side, hence we couldn’t enjoy the garden that much. But that didn’t spoil our stay here. Neil had warmly welcomed us and showed us around. The sitting and dining rooms have such a cozy and welcoming vibes. Good selection of wines and any other drinks too. Our room faced the backyard of the cottage, it is a very immaculate room, with very comfy bed, and a modern bathroom. Sustainable bath products are used, totally loved it. Tea and coffee maker is also available. A little touch of cookies and gingerbread on the side table gave another welcoming feeling. We decided to have dinner there and chose to have lamb rack. Sue had prepared the meals perfectly. It was well presented and it was so tasteful too. Not to mention the dessert, my oh my, it was so good! And the breakfast….oh my do I need to say more? It was another mouth-watering meal! It was such an experience to stay here, Tips: no need to eat out, stay in and have your meals here, you won’t regret it! We arrived at Villa Walton midway through our 3 months of travelling around Australia and now New Zealand. We received a warm welcome from Neil and Sue, and of course Ted the dog! We were told to treat the Villa like our home , and that’s exactly what we did ! Our room was beautiful,as was the en-suite bathroom. We had a dip in the hot tub and then settled in the lounge for a few hours of reading and relaxation until dinner was ready. (It was raining so we couldn’t explore the beautiful garden). The food was exceptional , all freshly home made (a rack of lamb with potatoes ,carrots and broccoli). I asked Neil if he could recommend a wine to accompany our lamb and he recommended a wonderful Pinot Noir. Everything was perfect. We sat at their lovely large dining table , with other guests, and then Neil & Sue joined us and we had a fabulous evening. It was so lovely to feel “homely” again after so much travelling. Villa Walton has been one of the best places we’ve stayed at during our 35 day trip to NZ. It’s handy for the Hobbiton film set. The accommodation is very comfortable and the owners make you feel at home immediately, and are lovely genuine people. We had dinner at the villa and it was wonderful to eat “at home” rather than at yet another restaurant. We really enjoyed everything about the place. Excellent.

One of the best accommodation experiences we’ve had in NZ’s north island…simply outstanding in every way. We stayed in the self-contained cottage which is beautiful, well appointed, cosy, private and peaceful. The garden is gorgeous and the hosts, Sue & Neil, are lovely, welcoming and wonderful hosts. The home cooked dinner and breakfast were first class - great food, generous portions, presented with a touch of flair and heaps of care. Neil recommended the wine to accompany dinner and it was excellent. We couldn’t have asked for more - except more nights there. Thanks Sue & Neil…we’ll certainly recommend Villa Walton to friends traveling in your part of NZ.

Stayed one night. Beautiful property, hosts were excellent. Dinner and breakfast 100%. Spotless. Attention to detail excellent. Will definitely return. The nearby golf course is also a great find and well maintained.

What a lovely stay at Villa Walton! From the moment we arrived Neil and Sue looked after us. Our room was lovely - warm, well appointed and comfy. The quiet heat pump and heated bathroom floors were a bonus on a cold winters weekend. And then there was the food… OMG we ate like kings. Neil made me a gorgeous vegetarian meal which my husband enjoyed with a delicious steak. Great wine selection in an extensive bar! Such a great venue - highly recommend!
