The 1970s era Perry’s renovations continue to enhance longevity in this pristine family vacation environment. So here’s the lowdown. This hotel has a mixed bag cause there newly renovated rooms and the ones from way back when ( probably the 80s). Therefore depending on what room you get determines some of your experience good or bad.

I personally had a renovated room as you can see and it made my stay very nice. Some of my family had older rooms and they were not as happy. But the hotel has tons to offer in amenities. Checkin could be nicer. Some staff is kind and others got attitude. Free parking with a pass one per room. The beach is great and they sadly allow cars to drive on the beach. They have several pools indoor and outdoor and they make the hotel fun. Going to the beach bring your own chairs and umbrella or rent them. On-site lounge chairs and tables are available. Bring your own beach towels. Nice area but beach is the primary appeal for this location. I highly recommend coming when it’s not busy which we did for a wedding and we all had a great time!

The good: not busy driving area of the beach, room size was good, but old and outdated. staff was friendly, calm area/ not in the hustle and bustle
The bad: room smelled terrible when we got there and we landed up getting air freshener from the store, renovations happening so woke up to banging and construction, caution tape throughout indoor pool area as the building is being renovated, definitely overpriced for the quality of the hotel. This is definitely not a resort style hotel, should be called Perry’s ocean Inn or Motel.

NOT FAMILY FRIENDLY. Parents please read so you know what to expect.
While they have pretty awesome amenities and it looks great here’s the truth.
When we first arrived and walked down to the beach there were multiple rooms that have the smell of marijuana coming from it.
The sidewalks, bushes and pools have trash everywhere, more specifically beer bottles/cans and cigarette butts.
The pools are great up until about 4pm when what the management claims are locals or the “new characters due to the stimulus package” take over. The first time we went to the indoor pool around 8pm and the party had already started. 6-8 younger kids had a liquor bottle they passed around and their 2 cases of white claw, their music was blaring with no filter for younger kids and then one of the boys thought they would turn around from the hot tub and pee right on the pool equipment. It was absolutely disgusting. I went to the front desk and the gentleman called an employee to address the issue. My husband was down at the pool the entire time and he said not once did the gentleman even enter the pool area. That’s where I spoke with another guest that said the partiers were offering their kids shots. I went back to the office to let them know nothing had changed and to see if a manager was available. They weren’t so I waited for the morning. When I spoke with the from manager she became very defensive stating that that was not how their hotel is ran and that because of covid they were under staffed and had no control over it at the time. She then told me that if I’d like I could check out right then and get refunded for the following night. Honestly I was shocked. I would have expected one of our nights to be comped if not both. But to become defensive and then suggest I leave the hotel was mind boggling. Because we only had one more night and she claimed that’s not how things were we decided to just finish our mini vacation. Well 4pm rolled around and we went to enjoy the hot tub and indoor pool but once again there was a new table with people we had not seen all day had their tables already filled with beers and loud music cursing every other word. There went their theory of it not being an everyday thing for them. 2/2 seems pretty regular.

The reason why we chose this hotel is because it looks like an all day entertainment. Well unless you plan to leave after 4 or stay in your room you can’t enjoy what you pay for. The staff apparently does nothing to change this. I have an idea- use a room key to get into all the pool entrances.

I will never again in my life come here and I will never recommend this place not only because of the hotel but the front management that poorly handled the situation.

Stayed here for one night as part of a 2 week trip and thankfully it wasn’t more than that. The hotel is in a good location - right on the beach and away from the busyness. However, the room is so outdated, basic and not very clean. We Didn’t use the facilities such as the pool (indoor pool was closed for renovation) so we can’t comment on that aspect. However, in comparison to anywhere else I’ve ever stayed, (which includes hostels) this is one of my least favourites. For the nightly rate (which is not the cheapest in the area) value for money is shocking. Old, basic, dirty rooms and the “Breakfast” is doughnuts.

We were booked into room 408 which should never be rented. The carpet appeared dirty, the bottom of the outside of the refrigerator door was covered in rust. There are cabinets for the kitchenette that cannot close - and if you look straight up along the cabinet doors you'll notice the cobwebs and dirt on the ceiling above them. There is a safe that's on 4 rusted and bent metal legs, but from the condition of the safe I wouldn't touch it without gloves on. The worst room I have EVER rented anywhere. My wife and I moved to a hotel further down the street and took the loss for the money we paid for this room. I did contact the desk by text after we left - they stated they had no idea the room was that bad and wished we came to the desk to let them know. There may be some nicer rooms there, but the fact they would even rent something like this out and only provide a decent room if you complain speaks volumes about who they are.

I’m a local and know the place well. Great bartenders Greg and Ernie at the tiki bar, always loaded with friendly locals. Stayed over and the room was spotless! Brand new mattresses in every room, asked the GM Ryan (who is awesome) if he has extra pillows to sell. Rooms are big with proper kitchenette. I manage property as a realtor and I can tell you, I wish they would sell all of these and make it a condotel. It has 3 pools, corn hole, shuffleboard, BBQ grills and lots of seating on the beach; beach access too. This is a great property that I always enjoy going to. 5/5 for all experiences and the front desk is awesome! And shout out to Gift shop Dave! That’s right, gift shop here too with awesome prices and EVERYTHING you need. You need to come if you want a great experience.

If you are a smoker looking to go against hotel rules, this hotel has your back! They will give you preference over the neighbor of yours who has to smell you. They will even ask the person inhaling your stink to move so another person can also smell you!!! This is truly a smokers paradise. If you are a non smoker but just love to sit on your balcony and breath in the scent of a smoker over fresh ocean air, this will truly be a fantastic stay for you.

This property is old and not very well maintained by the owner. We had quite a few problems during our week stay but the maintenance staff (especially Akeem) was so conscientious, responded quickly, and helped with every issue. The Housekeeping staff was also very good.
Issues:
1) Check-in is 4 p.m. but we couldn't get in the room until 4:45 p.m. after being in the lobby since 3. Immediately discovered a non-working TV but Akeem from Maintenance immediately brought us a new one with a better remote. The security lock was also broken and the daytime Maintenance crew fixed it immediately.
2) There is very limited parking for the South Bldg on the weekends.
3) Everything in the room was covered with a layer of moisture from the humidity. We requested and received a dehumidifier which we used for the week; it required emptying 2X per 24hrs.
4) The outside property is just a mess: no grass, just weeds and dirty sand, no landscaping, and piles of sand in front of the Tiki Hut (which is just a sad story itself).
5) Hallways, elevator, building exterior, breakfast room, etc. were in serious need of cleaning and upgrade.
6) There were a few tiny roaches in the bathroom 6 of the 7 nights we were there, even after being sprayed.
7) There are no tables with umbrellas in the enclosed pool area.

Positives: The room was spacious and looked renewed with nice flooring (no update to the bathroom). The two queen beds were very comfy and clean. Housekeeping was very pleasant and accommodating with changing out towels whenever we asked. The location is great and we loved walking across the street to the best IHOP in Daytona Beach area!

First, I am a picky hotel person so understanding that now is important. We decided to stay here because we had lots of family from out of town and they wanted to stay on the beach. This was one of the more affordable beachfront hotels especially with a cheer competition in town. The hotel is not a chain and has been operating for a very long time in Daytona Beach and the outside shows its wear. The rooms are very spacious and in the North Tower they are more renovated. The bathroom is small and maybe not as renovated but still functional and they have a 2nd sink area which was helpful with 3 adults. The kitchen is functional with newer appliances and a nice size square table. The beds were comfortable and even though on the first floor, the room was quiet except when people walked by outside. Being on the first floor we were right by the north pool, shuffleboard courts and direct walk to the beach which was great. The tiki bar is very old but quaint but only open until 10pm. I heard they are renovating it and probably due. We had an issue with gnats in the room but not so overwhelming that it ruined the stay and we told the front desk at checkout. Overall I would say they do a pretty good job of keeping things clean and are very focused on customer service. Great place for kids with 2 outside pools and 1 pretty cool indoor pool area with a jacuzzi. It was pricey for an older hotel but being on the beach was nice. Even though I am normally a Marriott customer, this was an acceptable alternative.

There is a WInn DIxie right across the street which can accomodate you but there is a Publix down the road that has better choices and cheaper. To go to most restaurants you will need a car unless you are up for 2 and 3 mile walks. We have been going to Perry’s forever so I can recommend a few good restaurants if you are interested and Fla. souvenir shopping. THe manicure place right across the street is great (under new management). There is a post office and liquor store right across the street. I am 65 and been staying at Perrry’s since I was a child. It is not the ritz but right on the beach and accommodations are good.
