One of the most unique hotels we have ever stayed in! Absolutely beautiful hotel and location, the view from the restaurant at hotel 5(sorry forget the name) is top notch, and the sunsets from the beach are stunning. This is a big resort so sometimes you'll wait for the golf cart or truck to take to you down to the beach and main pool, but if you don't have kids the walk would be beautiful as well(to assembly point). We used the kidszone and babysitter service as well, both great. If you want to leave the resort, there is a small "road" with some snacks for a change of pace from the resort, walk 5 mins down the beach. We also rented a motorbike near the entrance to go to 7-11 for 100 baht per trip, which was perfect. We stayed in a Bay View room and it was great, loved the bath on the balcony, next time we'll bring the whole family and look to stay in a villa!
Request to Management - go mobile, have an app for bookings, cars, room service, etc. as you have different things happening on different nights, and some require reservations.

My partner and I had a lovely time at this resort. I was a bit turned off due to some of the reviews earlier but this hotel exceeded our expectations. We stayed at the deluxe bay view room (hotel 7), which is on the highest part of the hotel and furthest from the beach but was still only a 10 minute drive to the front of the resort. It was stunning and the room had the most amazing architecture (similarly found beautiful wooden pieces throughout the hotel). You could tell there was massive attention to detail throughout the resort. The bed was super comfortable and the cleaners ensured that our room was always clean. Breakfast was great with both Western and Asian options (also had great views of the ocean). The staff were always super kind and friendly to us. Some issues with organisation e.g. some of our food orders were wrong or no communication but I could tell the staff always were trying their best. We went on a tour of Phi Phi islands with the resort and would highly recommend as it felt very private (only two other couples with us). Our pick up and drop off shuttle/boat from Phuket airport through the resort was very easy and quick so I would recommend booking the transfer option too. It is quite a hilly resort so if you have a major disability/ impairment it may be hard to get around. They had cars often to get you down but we did wait quite a while on occasions and it was a steep drive. Also had some issues with surrounding noise from neighbouring apartments (could hear some of the conversations, if you want more privacy especially as a couple I would choose one of the villas they looked very beautiful and worth the extra price). One advice I would give to the resort is to possibly improve its food options at the restaurants. Majority of their restaurants have the same foods, possibly more healthy Western options would be great or different cuisines. One major positive that this hotel did over others I have stayed at is ensure we are hydrated. On the boat transfers, island tour and in every restaurant and in our room we were provided with drinking water without asking which I found great hospitality.
Overall, I would highly recommend the resort, especially for couples on their honeymoon or anniversary as it was very romantic and a fantastic getaway from real life. The sunsets and sunrises are phenomenal and hope to go back there in the future.

Can not fault this hotel in any way. Positioning is amazing, built in to the hillside overlooking the bay. A large selection of restaurants serving good food and drink at good value for a hotel of this quality. Excellent friendly and attentive staff all round. A big thank you to Vicki, our hotel host and to the hotel manager, Mr Yuth, for looking after us. As mentioned in other reviews, rooms are spread out over a large area and accessed via a shuttle service which worked perfectly. We never waited more than 2 or 3 minutes for a lift, and it means that although it is quite a large resort, it also feels small and secluded. We have walked a lot further in other hotels to get to breakfast or any of the 3 fantastic pools. A 2 minute stroll down the beach takes you to a few shops to buy fresh fruit, snacks or anything you might need from a small general store. Room tip - The resort is made up of individual villas and several “hotel” blocks. We stayed in “hotel 6” which was very private and secluded but still close to the pool and breakfast area. We never encountered any issues when checking in, all very smooth and well organised. Great boat shuttle from the mainland and what an amazing way to arrive at this fantastic hotel. Such a shame we had to leave. Would definitely highly recommend this hotel and would love to return.

The resort is not the style we prefer - you have to take a car to the beach and most dining, beach is very short and crowded, resort is overpriced, but that's not why I am giving it a poor review. We booked a spa treatment and after a lovely two hour treatment in a remote villa on the property we were greeted at the door by a macaque monkey bearing his teeth and clearly in attack mode. The room had no phone, no wifi, no cell connection, and the local massage therapists were petrified, as of course were we. This went on for a FULL HOUR. The monkey pounded on the glass doors and we screamed for help - to no avail. Only after my husband came looking for us did the staff try to find us, and then they asked my husband to help scare the monkey away! For this we were not able to negotiate any reduction in our $500 per night room fee, or the spa treatment, or anything related to the ruined vacation. After that experience we were afraid to go anywhere on the beautiful island. I will never return to this overpriced resort.

We stayed here for 5 nights at the end of our Thailand trip and I have to completely disagree with the negative reviews that i have seen on here for this hotel.
From the moment we arrived until the moment that we left everything was perfect. The staff at this hotel are so welcoming and cannot do enough to help you at every turn. I would like to mention individual staff but they were all so great and always happy to see you and take the time to talk to you. It is a true 5* service.
Yes this resort is built into the hillside and is quite steep. There is a very good ‘wooden car’ service that transports the guests around amd was always great. We never waited more than a couple of minutes. Cases are dealt with and delivered to the rooms for you. It may not be suitable here if you suffer with mobility issues or don’t like hills!
The restaurants were all great. There is something for everyone with a good selection of western and Thai cuisine. Some reviews have said that it is expensive but having stayed at other Thai 5 star hotels i have to disagree with that. It was very reasonably priced and there is a standard 25% off all food and drink at present. Our favourite restaurant was ‘by the sea’ with excellent service and the beach front location.
The hotel obviously work very hard to ensure that standards are always the best possible. There are a lot of supervisors/managers in all areas of the hotel and if there are any problems they help and sort it fast.
We stayed at other hotels while on our Thailand trip and none of them came close to the high standards that we experienced here.
I would highly recommend this hotel. By far the best service that we have experienced for a very long time. We do not often visit the same place twice but i will be going to Santhiya again! Please ignore the negative reviews. I cannot see how some of the negative comments can possibly be true.

So this is our 4th stop on a 3 week tour through Thailand. Began in Bangkok followed by koh Lipe, koh Ngai and now Koh Yao Yai. We have also stayed in koh Samui, Phuket and Krabi on previous visits and I must say this my favorite island of them all. It is small enough to experience authentic Thai culture and large enough to rent a motorbike and spend the day sight seeing. We love love love this resort. After reading some negative reviews we were skeptical, but it is absolutely perfect. Hotel itself: gorgeous! Staff: perfect! Friendly, helpful and over the top service! Food: delicious day after day! Unfortunately we are here during the covid 19 Drama so the fitness and spa area are closed. No yoga , no cooking classes etc. On the up side we where moved to a villa with private pool so no complaints here!! I can honestly say this is the nicest place I have stayed in in all of Thailand. Someone complained that you can only get around by smelly cars because it’s so hilly here. My hubby and I enjoy one early morning walk everyday and then are happy to get rides with the electric golf carts that are constantly driving around. It’s actually fun. The place is very big so you get to sit back and enjoy the ride an the view. Beach is nice enough but we spent more time in pools. The have a beautiful main pool with little boat sun beds in it and a waterfall and then an infinity pool that is stunning. About 5 min down the beach is a small village where you can get your laundry done cheap and buy some momentos That’s where we rented our bikes! The hotel has mountain bikes but it is wayyyy too hot for that. Also has kayaks and stand up paddling boards. There are couples here and a few families. The hotel is great for both!

We were only at the resort for 4 days, but they were magical for many reasons. First, the staff was amazing. When we travel, this is the most important aspect for a holiday destination. Upon arrival, we were greeted by our wonderful personal resort representative, Mamba, who check in with us throughout the entire stay. Mamba is a true professional as well as a kind and generous person. Thanks Mamba, we would not have had the amazing time we did without you!
Dining is also very important, and it's always better with good people making each meal special. The restaurant at the pier with its spectacular sunsets and ocean views was in and of itself wonderful, but our new friend Aris took our dining experience to the next level. We enjoy interacting with the people around us, and Aris' thoughtful and attentive approach transforms a great meal into a phenomenal one. We ate here several times. Thanks Aris! The wonderful staff at Santhiya Restaurant at the top of the hill where we enjoyed morning meals and evening drinks or food were also amazing. One young man in particular, KC, made sure we always had cold drinks in hand and smiles on our faces. Of course we can't forget about the wonderful folks providing entertainment during meals and happy hour. There was a marvelous pair of folk singers (great 70's and 80's US folk rock!), as well as traditional musicians and dancers. We were never left disappointed!
Words can't really describe the beauty of the resort. It really is as beautiful as the brochure pictures would represent. We could not have been more pleased about the quality of facilities, the spaciousness of the room, perfect views from everywhere, the location of the resort, and of course the people.
We would highly recommend this little escape to paradise -- we'll definitely be back!

My wife and I stayed here for nine nights. Having visited five years ago I had high expectations.
I will start with the negatives. Prior to arrival I tried contacting the resort via their "email address" yet never got a response. A few other travellers have similiar experiences so I can only assume the reservation team do not read them or they simply go into a junk folder. Quite annoying as I needed to book my boat transfer to the resort.
Upon arrival at Phuket Airport the santhiya staff did not have my wife and I down as travelling on the boat despite me having confirmation emails. After several phone calls they rectified this and we was on our way to the island.
The boat transfer was quick and efficient and the check in process is done prior to your arrival so once you arrive at the resort you get given your keys to your room.
The resort is located in on the stunning island of Koh Yao Yai and is in a prime location especially for watching the evening sunset.
The rooms are stunning (we stayed in pool villa 1217) disappointingly the swimming pool was green and not clean so I can only conclude we were the first guests tp use this villa after Thailand eased restrictions and the place hadn't been looked after. Quite disappointed by this as the resort is supposed to be five stars and at minimum I would have expected them to clean prior to any guests arriving ... with that said after contacting the staff here it was cleaned throughout the day and the swimming pool was a great place to relax. (Picture shows it mid clean for context)
Be mindful of the minibar and snacks prices. I ended up paying 147BHT for a small pot of pringles (£3.40) bearing in mind the local shop sell them for 20BHT a silly mistake on my behalf for sure. Santhiya charge an extra 10% service charge (why? When I am serving myself.. then a further 7% tax that nobody else does) so something to be mindful of. This is also the same for each and every drink you order at the bar...
Personally I love the santhiya resorts and have stayed here twice now as well as their other resort at Koh Phangan. I would visit again as the resorts generally are really good and certainly make a nice and relaxing getaway but there are issues that seriously need highlighting.
Responding to guests email queries who need to ask general queries and book transfers to the resort. I am not the only one who has had issues so there is clearly an issue here.
Prior to guests arriving the accommodation needs to be cleaned and giving guests the keys to a villa with a green swimming pool is totally unacceptable.
Alot of staff spend the day on their mobiles taking selfies of the view at breakfast (don't blame them the views are spectacular but why not do it early morning when guests are having food?)
Overall a pleasant stay and would visit again I hope the resort takes onboard guests comments as there have been several recent negative ones.

A little trip around Phuket with my wife and two infant daughters for my 40th, and we decided to stay here for 4 nights. The arrival was effortless! We pack like idiots so we had a total of 8 bags (4 big and some hand luggage and a buggy) so I was bit worried about lugging it all around in near 40 degrees to the speedboat.... no problems of the sort! The team at the Marina met us and took care of everything.... check in process on the mainland then speedboat to the island and we were whisked off to the room where all the luggage was waiting.
The GM whose name was Yuth sent me a greeting message asking for me to reach out if I needed anything. The one thing about the stunning location of the villas is that you don’t get much shade and with 2 little ones it can get toasty! Yuth sorted it! He sent a team to set up another umbrella.
In the evenings the set up is incredible. We stayed at two other hotels on the trip and they lacked atmosphere in the evenings. Not Santhiya. Amazing! Endless food options. The menu with pictures was novel and when the food came the quality was second to none. Everything from kids pizza or chicken nuggets to mash potatoes for our 6 month old.... and a superb steak and rock lobster. But it was also the atmosphere. A great buzz and you sit on these reclined beds looking over the dark ocean listening to the water lapping up.
It is tricky to get to dinner with a baby asleep in a buggy as it’s a very steep walk down to the main restaurant area. The car shuttle service is good BUT we were the end of the line so often would wait 10 mins for a shuttle with space to allow us all in. And it was a nightmare getting the buggy in to the shuttle. It might be an idea to have perhaps a special service for families who want to take their little ones to dinner asleep in a buggy.

I love my two-night stay at Santhiya Koh Yao Yai during 15-18 August 2020. The view is super from my Supreme Seaview Room. In-room facilitates were good and I love the classic Thai style decoration especially the wood carving art in different location that make this place unique.
Dinning experience were quite good. The food is okay so far. Resort staffs are hospitable and helpful. Pui at Saitara restaurant is a great add, she makes my stay more meaningful with her enthusiastic assistance and advice on places and local info.
Would definitely coming back maybe next time with my family.

Yes, we had the same problem. We used the authorization form, there were no issues. We booked the boat transfers later and then the credit card worked online.
We swam during our stay in June this year. The current did drag us down the beach while swimming but we did not venture too far out as it gets deep quickly, especially during low tide.
It is not a great area for snorkeling on the beach there either, but nearby there is.
They have an amazing lagoon pool as an alternative option. Kids will love it and spend more time swimming there than at the beach.
