The rooms were ok. Seemed to be clean enough however, there was a strong smell coming from the room. With both windows and doors left open for a few hours couldn’t get rid of it. I am not sure where the noise came from but at random times it sounded like someone with diarrhoea was using the bathroom. Bed was small but comfortable. Would have given a higher rating if it wasn’t for the smell…..

It doesn't look great from the outside and that was confirmed inside. The room had a double and a single bed but only 1 towel. There wasn't a kitchenette. Just a fridge and microwave nook kettle etc. The double bed was clean and comfortable the chairs with stains were not. The wifi was a bit choppy but generally ok. The bathroom was showing its age. In the morning there were ants in the bathroom walking up the wall and in the bench. As we left around 8:15 but there was no one at reception. Called around 12:00 to request a room change. Was told they had to contact the owner. I requested the owner call me to discuss. Two hours and no return call I called again. Was told we would move to another room for tonight. Stay tuned.😑 PS read the reviews 😳 and ants had been reported previously.

I knew it was going to be a bad experience when we drove in and saw shabby buildings and were greeted by a grumpy receptionist in a grumby uniform. Looks nothing like photos. Just sort of ok. Basic and basic cleanliness. Would never stay again.

Booked in while in the ferry from Picton to Wellington. Went straight from the ferry and arrived at about 6:45. Got instructions for lockbox from Sarah and went to room. Found room had an empty beer bottle, what looked like drugs by the microwave and a large tub of vasoline and a big indent on the bed where someone had been laying down. Called Sarah who moved me to another room which I accepted (should have moved anywhere else). Went to sleep and left early the next morning for the long drive home. Arrived home to find Sarah had messaged me saying I was lying and that she had camera footage and would happily send to the police and will be charging me for two rooms. I asked to speak to her manager who said no footage existed and couldn’t confirm what happened. Do not stay here as feel it is a dangerous place to stay and they will attempt to scam you. Not suitable for business travellers or families. I asked for an apology and next steps and have received nothing. Stay at your own risk.

Booked here only to find they took payment for the room as soon as booking was made (without authorization) level 4 lockdown was then announced by the government so I could no longer travel due to this. Room was canceled but no refund has been made to me Communication from them has been poor, I have made multiple calls and sent emails but no actuak answer as of yet. They are quick to take your money but don't seem to want to refund even though its a government order not to travel. Avoid this place.

We had room # 8. The size of the room was different than photo shows - quite deceiving and small. We arrived to a note on the door saying to ring the owner (not great if you don't have a phone or can make free landline calls). When we opened the door to the room it stunk of old wet socks (or similar) and the fan was going (not actually hot outside so presume this was going to perhaps mask the odour in the room, which it didn't do). The free breakfast was already in the room on a tray (continental) - not sure I liked it sitting there all afternoon and night. The bed was flat and not that comfy. Under it was an empty food packet which, if I could see it from the toilet, then the cleaner should have seen and removed it. The toilet brush container was extremely rusty - hate to think I sit on a toilet that is cleaned by something inside this awful container. Inside the spa bath were black hairs. Trying to tilt the jug to fill with water from the bathroom sink - not good and as far as I'm concerned, not good practice. Waking up in the morning and not being able to open the curtains to let the light in - no net curtains to stop people going past from looking in. When we first drove up to the place, the first thought was 'is this a motel or the bronx'? The whole area around it is awful to look at so it does not make you glad you arrived. This is not a cheap place to stay so based on that, and what you get (or don't get) for your money, I would not stay here again and definitely would not recommend it. The owners need to either lower the price or tidy the place up. For starters, It's not expensive to get a good toilet brush.

When we booked we specifically asked for a quiet unit.We were told that there were no units above us and we would be in a quiet part of the complex.This was completely wrong.....there was a unit above us and we could hear that resident's every footstep and guitar strum...plus their dog running around.We had arrived at 6.30pm and couldn't find any replacement accommodation, so we had to stay the night.We moved out the next day (we had originally booked for 2 nights) to Wrights By The Sea Motel....which was an excellent place to stay. On the plus side, U Studios was clean and tidy;close to the beach and eateries...And Bijal, the Office Manager, was helpful and quickly arranged a refund for the night that we did not stay. Bijal

Excellent service from our hosts- dogs made welcome even had a dog bed (but we didn’t need) and treats. 2 bedroom unit fabulous everything you need. Extremely convenient to beach and restaurants. Thoroughly recommend.

Great location near the beach and with food and drink options next door. Has everything you need for a comfortable stay. I would recommend as a base for exploring the Kapiti and Wellington areas. I would certainly stay again.

I booked this because it was one of the few that were pet friendly that I could find and we were traveling with our two dogs. When we arrived I thought it looked quite untidy. But it seems it's in the middle of alterations. Our room was very tidy and even came with a spa bath. Parking was very good considering we had two cars and a boat. And the chap at reception was very pleasant. This place is very good value for money and would not hesitate to stay again.
