Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

We can recommend this lovely little 100+ year old cottage B & B in Te Awamutu. We had a room with ensuite and the use of the lounge & dining room with a Continental Breakfast. Friendly hosts and very reasonably priced. Close to town.

This was a great place to stay overnight. Everything you could possibly need. Lots of space and privacy. I’d definitely stay there again.
Breakfast was great. Loved the fruit and yogurt, local jams and bread.

Very welcoming owners. Felt like the home of family friends. Enjoyable continental breakfast with choice of cooked breakfasts on weekends.
Close to town and plenty of places to eat.
The comfortable bed is the highlight. Very hard to convince yourself to get out of a morning. Although near main road noise is not an issue. Cosy sitting in lounge room with heater on watching TV. If in the area again would be my first choice.

We arrived at this B&B to find an overgrown garden and a gate you couldn't push open (you have to lift and push). We were led in to the house by Linda and shown our rooms (2 couples). The house and the rooms are full of frills and 'things' everywhere - dolls, candles, pictures, just something wherever you look, so not really to our liking. Having said that, it was clean and there was loads to eat for breakfast - cereal, yoghurt, croissant, toast etc. Linda was more chatty in the morning which was nice. There's free wifi.

I had such a wonderful stay at this place. It is so cosy, plenty of space and the owners don't know what good they can do for you. Thank you. I will always remember this!
Highly recomended.
A home away from home.

This place and couple that runs it is amazing...

Bathroom for the front room has been renovated and has an Amazing classic tub as well as a shower.

Breakfast also great and some very helpful tips of what to do in the area.

Warm, accommodating place to stay, feels like home, good wifi too.

Enjoy.

The owners were lovely people. We were the only guests there that night so we felt right at home. The house was very cosy with the fireplace on. Bed was comfy with electric blanket. Bathroom was nicely done. It's a great place to stay near the Waitomo caves (only 30-40 mins drive). We'd definitely stay here again if we come back in the area.

We spent a night at this lovely place in January. We would have loved to stay longer, but sadly not possible. This is a little gem of a B and B. Our room was spotless and equiped with everything any traveler would want. The canopied bed was cosy and perfect for a nice sleep. The high ceiling kept us cool, the basket of little goodies was a welcome touch. There were excellent amenities in the bathroom, with loads of hot water. After a perfect nights sleep we savoured the wonderful breakfast. Croissants, the best whole grain bread, loads of fruit, coffee, tea, juices, dilicious New Zealand butter, home made jams and the list goes on. The hosts used to be in the catering business and it shows! They were very welcoming! When you enter the property through a little blue gate that leads to a little pond surrounded by masses of flowers you know you are in for a treat!
