Your private cottage has lounge, kitchen and dining area that opens out onto your own deck. Bedroom has queen size bed, separate bathroom and walk in wardrobe. Free WiFi. There is television and DVD player. Afternoon tea is provided on your arrival. Plenty of private parking. Our large garden has several sitting areas for you to relax and enjoy the views. Having stayed in many BB in many different countries this was a clear winner in all categories.
The booking procedure was easy as Kathleen responded promptly and followed up closer to the date as well as just prior to arrival.
We were warmly greeted by both Kathleen and her husband John and delicious home cooked warm scones and crisp biscuits. Kathleen showed us through the cottage and then left us to settle in.
The cottage is spacious, presented beautifully and well appointed catering to all our needs. The bed was very comfortable and the shower had great pressure- sometimes this was not the case in other places. We slept very well in the peaceful surroundings. The living area has a little kitchen with ample utensils for cooking and a good sized table with four chairs. The living room is also spacious and invites relaxation with a wide collection of DVD s should you wish to enjoy a movie. The tranquil outlook onto beautiful gardens tended by John and farm land with horses adds to the relaxation.
We enjoyed breakfast cooked by Kathleen and served in her house. The delicious breakfasts allowed for us to chat with Kathleen and share stories and learn more about the area. The recommendations for dinner were spot on!
An added pleasure was sharing some wine we had bought in Martinborough and thus a spontaneous ‘happy hour’ with both Kathleen and John.
It really felt like we were staying with old friends which is testament to their professionalism and warm welcome.
In hindsight we were sorry we hadn’t booked for a longer stay of 4-5 days to relax, read and enjoy the tranquility of the wide green space.
Thank you both for a wonderful highlight of our 3 week visit to the North island.

We were lucky enough to spend two nights in Matamata before the world started really getting crazy. Kathleen and John are more than just great hosts - they actually feel like favorite relatives. Kathleen, especially, is a real sweetheart. We stayed in the house and had our own bathroom as well as living room with large tv, etc.. If you stay in the home it will just be you/your group, and not mix groups, which I appreciated. The full English breakfast was delicious and it was great to chat with them both (and the other guests who rented the cottage) each morning. There is a gazebo in the backyard to relax in during the day/evening. Their home is in a quiet neighborhood with pretty views, and close to downtown. If you are going to go to Hobbiton I highly recommend staying here.

When we arrived after a long drive in late afternoon we were warmly greeted by our hosts Kathleen and John who couldn't be more welcoming. We stayed in the separate accommodation built for guests and had a large bedroom, separate very comfortable lounge with dining and kitchen facilities, a utility room and lovely bathroom. The full breakfasts was taken in the main house and was more than enough to set you up for the day. We had a brilliant two days as we came for the Hobbiton Dinner evening as with most of their guests. We couldn't be more at home with these two wonderful people we'd be happy to call friends. Thank you for a memorable stay.
PS Kathleen, Audley did give us your directions but we blame Google.

My daughter and I stayed in the self-catering cottage for just one night for our Hobbiton evening feast. Kathleen had been so responsive and kind in her emails and was the same in person, welcoming us with some scones.

The cottage has a spacious main room with sofas, dining table and kitchen, a nice sized bedroom, bath and closet space. One of the sofas opens into a bed so you could easily house a family. She has some DVDs stacked, including Lord of the Rings!

Teas, coffee and milks was provided in the room. Breakfast in the main house was good, in a very warm environment. We had to leave early and she accommodated us readily.

The setting was idyllic, and the location ideal. Thanks, Kathleen!

We’ve visited New Zealand every year for the last 3 years. Each visit lasting two months each time and travelling extensively. Chestnut Lane Cottage and the host Kathleen is by far one of the best B&B’s we have visited. From the booking process and directions, to the wonderful welcome after a long journey from Kathleen and John then the delicious Scones! The accommodation is 5 star, great linen, comfy bed, and peace and quiet. After waking up from an excellent nights sleep and delightful views we had a very scrummy breakfast.
I can not recommend Chestnut Lane highly enough, if you are travelling this way don’t miss it!!!!

Kathleen and John's place was the nicest place we stayed at on our way up to Auckland. We were a couple and a baby and stayed in the cottage. We found it to be a spacious one bedroom cottage with great extras like underfloor heating in the bathroom, eggs for breakfast, and great sunset views (and scones). Kathleen and John are really lovely and welcoming. There is nothing to fault and we would stay again.

Everything here is Perfect, may sound impossible ,but true. Yes you have your own Little house / cottage approx 10 meters away. With everything you need. The hosts are brilliant, friendly, helpful ,will go out of their way to answer all your queries etc.

This was our second visit to Matamata and we have enjoyed this splendid accommodation on both occasions. Kathleen has a perfect property and she is a perfect host no detail is overlooked.The breakfast is fabulous and also catered for my vegan daughter and partner.
We have stayed in many very good properties but this overall is the best!

Chestnut Lane was such a wonderful place to stay while visiting Matamata & surrounding areas of New Zealand. My husband and I fell in love with the cottage, area, and views! Chestnut Lane is located on a quite street in Matamata, very close to Hobbiton and the center of town. Kathleen & John were THE BEST hosts. They were so kind and friendly to us. We didn't want to leave!
