We had the two bedroom apartment. Both rooms are without air conditioning. It was very hot and we could not sleep. The room facing the road was very noisy. Train and trucks ply the road throughout the night. Sofa doesn't look inviting. Couldn't use it anyway as the cushion does not fit too well making it uncomfortable. Actually it's a sofa bed if I am correct. There were two big harmless spider over the ceiling in the front room.
I walked on top toe. The carpets looked dirty or was it my imagination.. would be good if provided with bed slippers. Our consolation anyway was the cute friendly cat belonging to the motel.

This was a good location for Hobbit town if you have a car as it is some distance away. We had nice rooms with a balcony bedroom and lots of space. The Kitchen was well stocked and the staff were very friendly.

It could be a great place - fantastic, friendly host, good bed, all cooking facilities, clean. However the TV is old, and channels are limited. The place is quite noisy at night, with trucks moving along the road all the time, with occasional train passing by as well. Advise - stay if you don't mind the noise.

Arrived at 1am looking for a night bell, but the person running the motel saw us and we managed to get the last room. So relieved to be able to sleep in a bed! Very oblijing hosts, thank you. Very clean and comfortable.

We stayed a night in Matamata whilst visiting Hobbiton. O'Reilly's is a nice modern motel with spacious rooms. Very little to complain about. It is a little way out of the centre (you'll need a car) but that wasn't an issue for us. I was surprised that there is some traffic noise - if the trucks disregard the signs and do use engine breaking. It isn't a major highway and it is okay after dark (we had no trouble sleeping) but during the day with the windows open some noise does come through. The more expensive rooms seem to have an upstairs, and we (on the ground floor) did hear some people going up and down stairs. Overall, a great place and we would stay there again first choice if visiting Matamata again.

Well we didn't actually get to stay at O'Reilly's, we arrived to check in for our CONFIRMED booking only to be told they had double booked! We received no prior notification and had been palmed off to another motel. The guy at reception (I assume was the owner) really didn't seem to care and when I objected said "well that's the way it is"! Not happy at all and would NEVER book there again.

Perfect if u haven't got money to spend. Ideal location if your off to see some hobbits. Lots of room. Very noisy though as next to a main road. Hosts were lovely very helpful. I liked the upstairs down stairs. Separate from the kids

This motel has really let itself down by allowing permanenty residents to virtually take over the motel.
Most of them were unsavoury characters with tiny unkempt children, there was a waffle of weed smoking and continual noise at night. Would never stay there again.

Had I not already paid in advance, I would have walked out. In fact, I was tempted to just write the payment off and leave anyway.

I arrived on a stinking hot afternoon to find that there was no air-conditioning or even a ceiling fan. The motel is on a very busy main road, and as an added bonus, there is a train line right beside said main road. It’s delightful when the crossing signal sounds and the train rushes past.

I will admit that the room was clean and spacious but I think that’s all I can say in its favour. Zero comfort, no amenities and not even within walking distance of a shop/cafe/restaurant/pub.

Don’t even consider it.

The motel appears to be family run, the manager was polite and welcoming enough.

It's a motel in the middle of a country town, so adjust your expectations accordingly, it's not the fanciest, but it was clean and secure. Hot water wasn't an issue - we had three relatively quick showers but we all had hot water.

The heating was very poor. It was cold cold cold!! But once in bed the blankets were adequate.

The place needs an update but overall what you'd expect for the price and location.
