Having visited Ziakis over numerous years I felt compelled to write another positive review as I feel the complex delivers everything you need for a great holiday in Pefkos.
The hotel is located on a hill which is definitely a good trade off as it delivers one of the best views of Pefkos. We personally enjoyed the walk up and down the hill.
We stayed in a first floor room in block 3, which gave uninterrupted views over the bay. The room itself seemed freshly painted with some additional touches like new curtains / voiles / shower curtain.
The pool area is really nice with plenty of sun beds to choose from. The pool bar is run by a mum and son team comprising of Anna who provided top notch food at reasonable prices and Stavros who was a lovely young lad who looked after front of house.
Some restaurants worth a visit are :- Lea Beach / Kyma, Flyers. These are both located on Lea beach, which is the main beach in the resort (lovely white sand). In the evening we have visited Lambi’s, Sunset Restaurant, The Tipsy Cow, Artemis and Nicholas Restaurant. To be honest we haven’t had a bad meal in any of the numerous restaurants over the years.
Bars worth a Mythos are Zig Zag, Karma, Kilari and Pan di Capo.

If you want to venture further afield Lindos just up the road is a must and can be walked or reached by bus or taxi. Rhodes town is also an excellent day out. If you hire a car (Auto Rhodes - good) drive down the Southern tip of the island to Pressonisi, which is where 2 oceans meet and all the kite surfers and wind surfers congregate. Tsambikos beach half way up the island is also worth a visit, as it is a large sandy beach with beautiful clear waters.

To finish off my review I would like to compliment the owner of Ziakis, Stella who on the last day of our stay made myself and my wife a lovely cup of coffee whilst we were waiting for the transfer bus to take us back to the airport. She would not accept any money for these, which we both thought was a lovely touch to end our latest visit.

We’ll be back in 2023 ( if not before!).

This was our first holiday for a very long time and our first trip to Rhodes. It will definitely not be our last.
The rooms are basic but absolutely adequate for what we needed and were cleaned daily with fresh bedding and towels.
The pool area is lovely and clean with plenty of loungers.
The hotel, as previously mentioned in other reviews is up a hill which may not suit everyone and maybe people should factor in taxi costs to their budget for the occasional lift back up which are €5 from the town. The views from the hotel are magnificent and so we think worth it!
Finally and most importantly for us was the exceptional team who ran the bar and kitchen. Anna who makes all the fabulous food and her son Stavros who made everyone’s holiday special with his friendly and efficient service. Nothing was too much trouble for them.

We have just returned from a 11 night holiday at Ziakis which we throughly enjoyed.
The Accomodation is very clean which is the most important thing for me, the cleaners go in every day to make the beds and mop the floors (except Sunday) the sheets and towels are change every other day, the rooms could do with updating and possibly better self catering facilities ie toaster/microwave however as we ate out every day this really didn’t cause a problem for us, we had a full size fridge and freezer compartment which meant I could stock up on drinks and ice. The beds were comfortable which is a big plus as usually I do not find this the case. The views are beautiful and we spent many days and evenings gazing out across the sea. Stavros and his mum are brilliant and work hard providing lovely meals and drinks, the menu is very good and has everything from English breakfasts, pizza, burgers, delicious salads and gyros. The pool bar opens at 9am until 5pm and again from 8pm until late. The owner Stella was always around and we found her to be very helpful.
The swimming pool is brilliant and always clean, the sun beds and pool area are always tidied at the end of the day.
The hotel is located on the outskirts of the resort and is lovely and peaceful, I did not want to be in a noisy area next to bars. The walk took us about 15 minutes down to the beach and 15/20 minutes to the main restaurants, we walked this everyday and sometimes walked back up and sometimes got a taxi back which cost between €5 and €7.
We paid extra for the air conditioning which was very welcome returning every day and getting out of the heat, the units probably could do with a service.
I think hotel Ziakis is good value for money and we had a brilliant holiday.

Firstly I’d like to say that for the price we paid it was worth it have paid more for holidays that’s been way worse. It’s a good pool that’s kept clean and looked after with plenty of sunbeds always available. Stavros and his mum who run the bar work extremely hard and are so welcoming and the food is great. Location a bit far out especially to walk in the sun and taxis we found were hard to get some days although views are amazing so worth the slog up the hill. First day we found our fridge did not hardly work at all having gone to reception twice the nice younger lady on reception agreed to buy us a new one which was definitely needed as to be fair the old one was knackered and we did appreciate the gesture. Cleaners to be fair changed the sheets and towels very regularly but didn’t really clean and weren’t very friendly at all. Which comes to our main issue with the place the two older people who own the hotel I presume are quite unfriendly and sometimes very rude! My husband went to the shop in the reception and disturbed the older man who was sleeping and was very rudely treated when he didn’t have the right change! Also we asked for a taxi one morning and Stella (the other owner ) was ironing and when we asked for her to ring us a taxi baring in mind she was on reception and no one else around told us she was busy , we don’t ask for much and we aren’t complainers and I understand that it’s hard after covid but to be treated like we are just an inconvenience is not fair when we have spent money on getting there and spent money in the hotel on top. Don’t know if something is going on with jet2 as the last day the older man was arguing with the rep until Stella literally shoved him back in the shop so maybe it was because we’d booked with them as jet2 aren’t selling holidays with ziakis next year. I think the older owners need to back off a little and maybe then the place could be better as it’s a shame it’s spoilt by rudeness.

I must admit I was a little nervous after booking our holiday then reading the reviews but when we arrived here at Ziakis we were pleasantly surprised , very spacious studio which was spotlessly clean , absolutely fabulous views over Pefkos , better than been down in the town with no sea views at all , so quiet and relaxing , no late night noise. Room was cleaned every day and although the towels and bedding have had a bit of wear and tear they were clean and changed every couple of days , a little tip buy a shower suck on wall fitment off eBay only about £4 but well worth it , we take it with us every time we go to Greece as some showers aren’t fixed to the wall. It is a nice walk down into town and taxi back is about €5-€8 depending where you get it from. We have walked back up the hill and it isn’t as bad as some say we are a couple in our 60s and didn’t find it that bad we have had worse hills to climb. Would definitely stay at Ziakis again , booked through TUI fabulous value for money !

My self and 13year old son stayed in Ziakis from 5-13th of august.
We stayed bed and breakfast and wow the breakfast served was brilliant (mum and son run) oh and the full English breakfast has English bacon (a big win)
The rooms were cleaned daily with decent air con (free) and free safe.
The little shop on site had the basics and not overly priced, the pool area was always clean with plenty of sun beds available.
I’m not the fittest of people but did Cardiac hill 3night of the holiday (when it was cooler) but 5-6euro from a taxi from the rank if needed.
40euros to keep your room on after 11am check out and glad we did.
We would defo return to this lovely family run Hotel.

We booked our holiday in Pefkos, Greece at short notice, flying out from the UK via Tui. The outbound flight was on time, arriving at Rhodes late night and minibus transfer to Pefkos Ziakis Hotel in the early hours where we were greeted at reception, introduced to the on site mini shop allowing purchase of water etc. Room keys including a f.o.c safe key provided promptly. We were directed to our room, found easily. The self catering room was clean on arrival and maintained in a clean state throughout our stay with basic facilities including kettle fridge kitchen area and utensils. The bathroom included shower, sink, bath, towels, and consumables as expected. The room had a patio type door onto a tiled patio area with table and chairs, with a fantastic sea view over the Pefkos resort and bay. The view and location is elevated above many other hotels in the area provisioning a quieter getaway and exclusivity. There are two points of view regarding location the hill on which the hotel is located requires a reasonable walk downhill to get to main Pefkos amenities with corresponding uphill journey back to the hotel which may affect those with mobility issues however taxis are readily available. The hotel staff were always friendly during our visit. The objective of hotel staff was to make the visitor feel as at home as possible whilst at the hotel and went above and beyond to achieve. The general areas around the hotel and swimming pool were maintained in a clean and tidy condition during our stay. This hotel is rated at three stars at the time of our stay and accurately met the standards expected in relation to pricing and value for money. Overall we both had an enjoyable stay and would have no hesitation in booking a return visit.

I think we arrived at a time when things were being improved as guests who were here a week or two weeks before us had a terrible experience, as evidenced by June reviews, and from talking to people around the pool.
We did have a problem with our room as the air conditioning unit started leaking very badly once we switched it on the morning after our late night arrival. It created a very slippery and dangerously wet floor and initially the hotel did not take any action but on our second complaint later that day to Maria, who was then on reception, she arranged for us to move rooms that afternoon. We felt the hotel knew there was a problem with our original room before our stay, as evidenced by a soaking wet towel left on our balcony, but had not taken action to fix it. A previous review had mentioned this problem and we possibly had the same room.
The pool area improved over our first couple of days as new umbrellas arrived but the rusting bases remained in place. The pool also became a lot cleaner but still not pristine.
We never had any water issues and shower worked well with plenty of hot water.
The only food we had at the hotel was a few lunch snacks and whilst food was okay, but expensive, there was very little choice and service was slow as the barman/cook was also the hotel odd job man and you had to wait for him to appear to order.
No night time atmosphere and for the early kick off England game we walked 10 mins along the top of the hill to the Pefkos Blue hotel which has a fantastic bar/eating area with great views and is a hotel that looks 5* compared to the Ziakis even though both are the same star rating!
Unless you are looking for a very basic cheap hotel then I would not recommend staying here, even though views are great, and be aware the hills back up to the hotel are very steep and are no fun in 30 degree heat. The TUI website shows the hotel closer to amenities that its actual location.
if travelling with TUI all their excursions start down in the town with no hotel pick up/drop off which is very poor service. TUI are also very generous with their star rating, should be 2* at best.

Mixed experience. I just wrote a really long review and it disappeared when I tried to attach photos. So the main plus’s was: nice food and bar staff, helpful younger staff on check in, largely nice views.

Areas to improve:
Cleanliness and poolside services
Aircon to be included and checked it’s working properly (mothers was faulty and no refund offered)
Bedding and towels to be changed at least twice in a week (ours was just once)
Bathroom shower leaked all over floor which didn’t drain away properly.
Food to be available past 5pm.
Under beds in one of my party’s rooms was filthy.
Dirty bolster cushions in my room (see photo).
No shuttle taxi to and from the town.

Worst accomodation we've ever stayed in. Mis-sold the holiday by TUI, not as per their listing, listed as 3 + But 1 star at best. Filthy, the whole place. Our room when we arrived had last guest rubbish in it, all self catering facilities unusable due to old build up of filth. Had to empty our own toilet waste bin and other rubbish bin, cleaners only came to our room once during our stay to change bedding and towels other than that nothing else was ever cleaned. No water for 2 days, very low water pressure for rest of week. Pool area a disgrace unkept never cleaned, sun brollies in tatters, merky swimming pool with sand in it and never cleaned. Pool bar opening times never met due to barman being sent to other jobs. Not small and friendly, not family run. Other guests who told us they had visited for 12 years previously said it had changed hand and new owners not interested to do anything and after this season they are closing it. Not one guest was satisfied, all were disgusted. TUI rep was inundated with the complaints and tried her best but new manager was not interested. While we were their TUI was still advertising the place and sending new guests to a holiday from hell knowing how bad it was, in fact the last time I checked you could still book it. CANCEL NOW, Avoid at all costs. The resort of Pefkos is lovely just find a better place to stay

There is a great selection from full English to yoghurt and fruit Stavros and Anna are so good Coffee is v strong - I asked for mine weaker and it was no problem Milk is UHT but you can buy fresh and oat etc in the supermarket and they will keep it in the fridge for you - or use the one in the room Hope you have a great time

It's about a 15 minute walk. Take a right out of hotel gates, straight down the hill, turn right at the hotel that has swim up pools that you can see as you walk past, walk straight on, then right again and it's there. Just a few minutes further on there is also another supermarket on the right.
