Tree House Villas Koh Yao has garnered praise for its exceptional cleanliness and luxurious amenities, including private pools and breathtaking views, which guests consistently admire. The hotel's secluded location is celebrated for its idyllic beachfront and suitability for yoga, although it is remote enough to require a car service for city excursions. Visitors revel in the tranquil and eco-conscious atmosphere, and the exemplary service provided by the staff often receives commendation, despite occasional service hiccups. While opinions on the hotel's value vary, the sumptuous rooms with their impressive views are a highlight, notwithstanding some concerns over privacy.

Koh Yao Noi is a 50 minute boat journey from the Yacht Haven Marina. The marina is very nice and the staff that take care of you are excellent, ensuring when you and your luggage are safely aboard the resort boat that takes you to the island. They are equally as good when you return, ensuring you are in the correct transport for your onward journey.
The hotel resort is made up of The Paradise which is quite an old established resort and the TreeHouse Villas which is a new extension to the resort, now two years old. The two parts of the resort work together seamlessly.
We Stayed in a beachfront pool villa which is quite unusual. Everything was nicely dressed with a rustic touch. The bed had a mosquito net which was great, although we weren’t too bothered by bugs as the resort regularly sprays the foliage to keep the pests at bay. The villa had its own little bar area and swing along with sun beds. The pool is quite small so not really for swimming. Whilst there is foliage around the villas, it is still not as private as we would have liked, although you can see attempts have been made to make them so. Unfortunately the boat pier, which is quite busy ferrying people to and from the island and on tours etc is opposite the villas which makes them less exclusive.
The room cleaning service was good, but varied when it happened and one day we had to ask for the room to be made when it got to 2pm.
The tree house reception, pool and dining area is very nice (rustic, modern and very clean) with great views of the beach and sea. The staff are excellent, as is the buggy service, although everything is a short walk away.
The open dining area is used for breakfast, lunch and dinner. The breakfast buffet is quite minimal and very international, however they do offer a cooked breakfast and the food is of a high quality. We ate lunch and dinner there on one occasion which was excellent and had a lovely ambience, but it is a bit pricey. The alternative restaurant is in The Paradise part of the resort and we ate there most of the time as there was a lot of choice, casual and a little cheaper. Wine however is very expensive. Bear in mind this is an island so the resort is all there is, apart from a small local village, some 30 mins away and very difficult to get to, and not much to offer.
There is a spa facility at The Paradise, but not modern, and Thai massage is available on the beach. There is also a yoga terrace at the end of the beach which looks out over the sea, and an activity centre.
It seemed that people staying at the treehouse resort stayed 2-3 days on average, we think 4 nights is enough , but that does mean there is quite a bit of coming and going at the boat station, however treehouse villas is worth a visit because it is unusual and a bit of a ‘lock in’ place.

We recently returned from the Treehouse Villas and for the most part we had a great experience. First off the positives, the villa's themselves are great, the private pool and deck along with the bright and well appointed bedroom are excellent. The resort is clean and bright and every area is a joy to spend time in. The staff are excellent, very friendly and really can't do enough for you. The food is good and there is an excellent selection of drinks on offer. It's also a very relaxing location and you really can chill out in peace for the most part.
The negatives are the location means that you have a very limited choice of places to eat and drink. The resort has 3 restaurants and because of the location you cannot just pop into town fr a wider choice. While the food is nice the cost is sky high and for Thailand it's crazy, we had a lunch of spring rolls, two curry's and two desserts with a bottle of wine and the total price can to £130!!! The prices are so high it can all get a bit much and we ended up spending nearly £1,800 extra on our stay. The excursions are also very expensive and if you want to go anywhere outside of the resort you pay upwards of £50 per person. If you decide to take the road out of the resort be warned it is crazy and more like an off road jungle trek. We wanted to explore more of the island but one drive was enough for us. There was also issues with power going down which meant that a diesel generator had to be used on a number of occasions. This is fine if you're not in one of the villa's close to the reception but f you are it sound like being close to a funfair for 7/8 hours a day. The general noise of the place is not great, I appreciate jungle noise is what it is but with boat engines, generators, air con systems and the hum/beep of golf this carts this s not the place to come if you crave quiet. The beat is nice but the water in the bay does have very poor viability so if you like to snorkel you will have to pay to be taken out on one of the trips which is upwards of £100.
Don't get me wrong we did have a wonderful time but but for the price you do expect everything to be just a bit more polished.

Dear Guests, Thank you for being our guests and for taking the time to send us your feedback about your recent stay at Tree House Villas. It is always a pleasure to receive compliments highlighting particular positive aspects of the hotel and staff. This is after all, one of the best guidelines to evaluate and improve our services. Our pricing is in line with other resorts in Phuket area and operating a resort on an island comes with additional cost due to transportation. We are sorry to hear about the noise but power cut is out of our control and we have to run our own generators which covers the entire resort including air con in room for the comfort of our guests. Perhaps when we welcome you back for your next visit, you will notice improvements making your stay even more enjoyable. Once again, we are delighted that you chose to stay with us and look forward to the privilege of serving you again in the very near future. Yours sincerely, Marc Landgraf General Manager

Best hotel I ever been. I am sure that is one of 10 best hotels in Thailand. Mybe the best. Ratio quality to price is excellent. Paradise, paradise, paradise. Hard to desribe rather I should write a poem . Out of this world. See pictures and realize. Private, amazing views, 50 meters to ocean, 100 m to cliffs, quiet, private pool, outstanding design of room, tropical animals (we watched rare birds - hornbills every day), you feel like almost alone, roomservice, modern (tablet to contact with reception and to order, to browse internet, internet tv), perfect bathroom, clean, service available in one minute, great food with western (european) option, in your room: japanese whisky and spanish gin included!!! You can enjoy yourself eating dinner or lunch directly on the beach with feet sunk in sand.

Hot off a wonderful yet rather stressful wedding (for all the right reasons), my wife and I decided to take our minimoon at Treehouse Villas, a place that we always promised each other we’d visit but wanted to save for something special. We choose this place to escape the realities of day to day life and just be one with nature. I’m happy to say this property has this in abundance, and more!

As with all luxury hotels, the idyllic vision of the property you see through marketing pictures and social media, is often a distorted reality of what you get when you arrive…in this case, on the contrary, is was 100% better!

Words fail me as to just how magical this place is. Aside from the uniqueness of each of the villas, its setting in Koh Yao is like something out of a Bond film. You really do have to see it to believe it.

But perhaps what was the cherry on the cake for my wife and I was the team, possibly the best I have experienced in South east Asia (and I work in luxury hospitality). Essentially for the short time we were there, they made us feel like they were inviting us into their own home. One standout individual was Marc Landgraf, the GM. He checked in on us every day, bought us drinks at the bar on the first night and ensure the room was honeymoon ready (with complimentary champagne) on arrival.

Anyone in Thailand or indeed the world, wishing to have the remote holiday of a lifetime, then look no further than Treehouse Villas.

This review is actually from our honeymoon in April 2019 I can’t believe I forgot to review this place. We got a great deal with luxury escapes which got us some extra bits and bobs. The only negative thing I would say is due to the build of the tree houses none of them seem to get much sun on the plunge pools and ours only had sun early on a morning and throughout the day which was a shame. In terms of the resort itself it was spotless the rooms were spotless although we did get one baby cockroaches in the room (I hate them so it really put a dampener on the trip) it is the jungle and probably to be expected but the treehouse itself was so clean and around the resort you never saw anything like that so it was unfortunate this happened as I would have loved to go back as you couldn’t fault anything else the food, staff, facilities absolutely amazing. Some people moaning about the cost of food it’s still a lot cheaper than an average meal in a UK restaurant with far better quality. You have to remember your at a luxury resort on an island not eating street food in central Thailand! All in all would I go back? No but that’s because I am that scared of cockroaches and once I have seen one somewhere that’s it for me but in every other aspect I would. My husband however who isn’t scared of things like that would go back in a heartbeat I honestly can’t tell you how amazing it was in every other way.

We stayed in hotels all over Thailand in Feb 2020 and this is by far the best room we have ever stayed in. Not only Thailand but ever. Spent 2 nights in the beachfront villa and WOW! I'd get into details but I don't want to ruin that feeling when you first walk in for future guests. Beachfront villas get more sun I believe so if thats what you're after I recommend staying in one of them. Staff was amazing!! View's were amazing. More of a quiet getaway so not much of a nightlife though there was a guitar player our 2nd night. Food was amazing. Ate both nights at the seafood place right on the beach. Recommend the Thai/Swedish Massage at the spa, sooo relaxing. Amazing experience. Would stay here again.

The Treehouse Villas are the sister property to The Paradise Koh Yao & are simply incredible. We actually booked to stay 10 nights at The Paradise without realising it was adjoined to The Treehouse Villas which I have always wanted to stay at. We were able to upgrade our stay for a few nights & stay there which was wonderful.

The Villa's themselves are stunning, built over 2 floors & connected with a spiral staircase. The ground floor has a wonderful plunge pool, dining table, sun loungers, bar & toilet. Our room rate included a daily refill of 4 bottles of beer & a top up of the small bottles of gin & rum. Upstairs is a huge bed surrounded by mosquito nets, a little balcony overlooking the ocean which is great for a morning coffee & watching the sunrise. There is a huge bathtub which you can see the sea from & a lovely dressing area & table.

The service here is a step up from Paradise as is the bar (Roots) & restaurant - special mention to Duean, who was delightful, although you can also dine at the restaurants in Paradise. We loved the daily happy hour & beautiful setting for dinner, food was incredible - in particular the Christmas Eve menu was outstanding. The breakfast buffet was wonderful & the mugs with funning captions were a huge hit (also used in the rooms).

It's an easy 30 minute boat transfer from Phuket & set in a remote & beautiful part of Koh Yao, we did a lovely boat trip when we were there & were amazed to still see remanets of the impact of the Tsunami. We hired the kayaks & paddleboards & I also had a couple of good & very reasonable back massages at The Paradise spa.

If you want a beautiful, remote & romantic stay - this is absolutely the place.

Just my personal paradise: very comfortable apartment with air-conditioning at the 1 floor and open-air ground floor, private pool with hydromassage, dining area, and many more perks. Shared pool is also cool. Very nice beach, but the sea is not very swimmable, very low water. Staff is very welcoming and cheerful. Every night all the territory is protected against mosquitos. Very good and quiet place to stay, highly recommend!
P.S. we caught a Grab from Krabi Airport to Thalan pier (800B), then took a longlail boat 1000B (for two people) to pier near the hotel. Hotel provides a transfer for 1000B per person to Thalan pier, if you want to simplify your life a bit. Grab is not available on Koh Yao Noi.

One of the best hotel experiences of our lives.

Starting with our boat transfer to the island, we were treat very well and provided with wet towels and bottles of water during the journey and at the marina before hand, which we thought was a great start. The boat transfer was quick and easy.

The staff were amazing from the moment we arrived at the hotel to the moment we left. On arrival we were greeted by Simon the manager who made us feel welcomed and excited for our stay, we were taken to the main restaurant area by golf cart where we were met with beautiful welcome drinks for our check in. Throughout our stay staff were friendly, cheerful and accommodating, nothing was ever too much for them and they all just seemed genuinely happy and a pleasure to be around.

The treehouse villas themselves are insane, it has to be the most beautiful place we have stayed with everything you could ask for. They were kept so spotless that on one of our days there the cleaner even cleaned my partners sliders as they had some sand on them 🤣, it was amazing!

The facilities around the complex are perfect, with 3 different restaurants and a private beach. For somewhere that is so small and relaxed you were never left with nothing to do, facilities included a steam cave, pool, bar/restaurant area, private beach, ping pong & loads more activities.

The food and drinks at the hotel were all fantastic, we had their traditional Thai food as well as visiting the Italian restaurant one night and every meal was spot on!

We loved how peaceful the hotel was but also how much they cared for the wildlife and environment there, by trying to be as sustainable as possible and providing food for the birds etc on the island. One of our favourite parts were being able to see the endangered horn bill that they have on the island, the hotel left food out for them meaning they were always on the complex and were so beautiful to see!

Overall we could not recommend this hotel enough and will definitely be returning again and recommending to every one of my clients looking to visit Thailand. Thank you for everything.

It was fine, albeit I don’t suffer from sea sickness. The boat was quite fast too so you don’t feel it rolling around which I know can affect some that have sea sickness. It’s such a beautiful place. It is worth the journey.

We stayed bed and breakfast and had plenty of water and if you need more they will bring it. Yes there are beach towels and a beach bag for you to use if you wish, you can also change these throughout the day as there is a basket with fresh, clean, dry towels by the pool.
