Welcome to the secluded, peaceful, retreat of Annie's Loft, Studio & Homestead, our luxury vineyard accommodation in a charming renovated 1920s homestead in the heart of the Waipara Valley. The only sounds you will hear are the myriad of birds singing in the trees. Annie's Loft bed & breakfast has stunning panoramic views of the surrounding hills, vineyards, farms and olive grove and overlooks our farm and historic vineyard where John McCaskey planted the first vines in Waipara in 1981. The Studio and Homestead are set amongst spacious lawns, mature gardens and trees. Waipara River Estate produces award winning hand crafted boutique wines. Altogether the ideal place to escape crowds and stay a while. Being out in the country you can enjoy our fresh clean air, the beauty of the stars free from light pollution, pure water sourced from our 155m bore and natural amenities that will enhance the experience of your stay with us.

We stayed here for a night on our way up to Blenheim and we had a great time. Our hosts were fab even offering us a free bottle of the wine from their vineyard as well as cheese and crackers in our room. The room was exceptionally clean and the bed was so comfortable. We spent the day visiting local vineyards and the evening swimming in the pool and using the BBQ before sitting on our private deck and enjoying the fabulous views. It’s so peaceful here we feel properly relaxed and ready for our next adventure. Thank you Brian for your hospitality.

We stayed in the loft last night and we were really happy with everything the loft had to offer we would have liked to use this accommodation as a base to explore the area. It is well maintained has everything you need and a swimming pool. We sat outside at dusk drinking the free wine our hosts had given us it was warm quiet and peaceful, we couldn’t ask for anything else. It was our type of accommodation

Stayed one night at Annie's Loft - it was fantastic. The space was exceeded our expectations. Lunch at Black Estate followed by a night here was the perfect experience. The owner kindly gave us a bottle of his wine as well. The continental breakfast supplied was excellent. We will definitely be back again, thankyou to the hosts,

Wonderful welcome to a beautiful peaceful and spacious place . Felt very spoilt with wine and nibbles on arrival and a good breakfast for the next morning. Wished we would have had longer to appreciate the sunny peaceful garden and pool and local vineyards.

To quote the owners from Booking.com, "Annie's Loft and Studio offers luxury vineyard accommodation". Yes its in a vineyard but there was no sign of luxury!

On being shown to our room ("The Studio") we encountered a room with tired furnishings, worn arm chairs from the 1950's, drab curtains, a disheveled area with an old fridge, microwave, a tray with some glasses provided the mod cons. Well used bathroom. We decided that our room was simply ugly and tired and was anything but luxurious. The word luxury is used with gay abandon in other parts of the world also but in New Zealand it does not necessarily mean luxury as defined in the dictionary. The dictionary defines luxury as opulence, luxuriousness, sumptuousness, richness, costliness, grandeur, grandness etc, etc.....Annies's Loft, the Studio, is not luxury!

We didn't stay the night, it was just too uncomfortable.

This accommodation was marketed as luxury vineyard accommodation in a 1920's homestead. Well, they got ''vineyard'' and ''1920's homestead'' right, but there was nothing luxury about it. Think grubby $60 room at country pub with the toilet seat up (yes, this view I met upon inspecting the ''bathroom'' in Annie's Loft. Think staying in grandparents old, run down country house in musty spare room at the back of the house that hasn't had a cent spent on it for 40 years. The room was filled with old, tired furnishings and kitchen and bathroom facilities more appropriate for a sheep shearer's shed.
The accommodation was so appalling, my partner and I immediately left and incurred the cost of expensive return flights and accommodation in Auckland at great cost (because they were booked at the last minute). My partner didn't seek a refund at the time as he felt sorry for the older gentleman that met us. Having read another review, it seems that this accommodation had not yet changed hands and been renovated. Talk about misleading and deceptive conduct. On further discussion, my partner says that the wife feigned indignity when he told them that we had to leave. I very much doubt that we are the first lot of guests to depart and I bet she knew why we were departing. I don't know what part the new owners had with the deceptive and misleading description of this property that led us to booking it.

We were impressed with the spacious and clean brand new loft space, with all the goodies like underfloor heating in the bathroom, fantastic views and super comfortable
king size double bed.
Very quiet and peaceful in the Waipara countryside. NIce facilities and a good DIY continental breakfast.

It was 3 of us and we shared two bedroom appartment. Our stay exceed our expectations. The location is perfect, as all wineries are in a short driving ride. The house itself is amazing. The owner's live in the same house but it is huge and the entrance doors are separated.
The garden is just beautiful, big swimming pool which you are allowed to use anytime, with beatch towels, sitting area, outdoor changing room and toilet. There is also big barbecue place, which we used in the evening. A lot of sitting areas and places around the house. At night there is a complete silence, so you can be sure you can sleep without any disturb.

Our two bedroom apartment was very well equipped, there was a small kitchenette - be careful, there is no oven or stove - but you can always use barbecue outside. There is microwave with different functions so we were able to boil the potatoes in there. We did not even expect there are going to be different juices, cereals, yoghurts, fruit and homemade cake. All very delicious. What more, we got a bottle of wine from the house owner.

If ever coming again to Waipara, we would stay there again and for more nights.
Can highly recommend it to everyone. If you read dthe description carefully and you are aware of the fact that it is in the middle of countryside and wineries, you cannot be disappointed.

We stopped here travelling back down south from Nelson. The new owners are very helpful and are gradually upgrading this studio - which offers good facilities and is very comfortable. The vineyard is worth a visit too.

Our stay at Annie's coincided with the Waipara Wine and Food Festival, which was a great day out and we were so impressed by the offer of our host, Linda, to take us there. It was a real buzz of wine and food for our 2 day stay, with the festival offerings, a fantastic lunch at Pegasus winery and restaurant, a great wine tasting at Annie's, again hosted by Linda, and on our second night, a delicious home-cooked meal, delivered to the Loft and accompanied by their very good Pinot Noir. (we have since bought - by courier delivery- a box of the Pinot!) The loft is spacious and beautifully furnished and the location is beautiful. Breakfast was not a highlight, being continental breakfast components, placed in the apartment, but after all the other feasting, it was simple and perfectly adequate. Over the wine tasting, we also enjoyed meeting a young American couple, who had made a last minute booking. Linda excels in her role as host!
