Stayed at the Lakeside B&B in order to attend a nearby wedding and to fly-fish for part of the weekend as well. The location was perfect for both objectives, and Rob was a fantastic and very accommodating host. The room had two small beds in it and a nice view of the back-garden. Overall a very nice experience. Would be a good choice for fishing or exploring the lake area generally.

Had a lovely stay, great location, excellent hospitality and good wholesome home cooked breakfast. Bedroom was a little tight on space, we had a double but there was also a single. It would have been much better with just double to give more space but for a short weekend break we couldn't complain.

Great to see you, I do understand your point about 2 beds in the room. However, many people coming here request a twin room or a family room with a double and a single room. The B&B is a former lodge and gate house for Barnsdale Hall so the rooms are not huge, that's why we offer the spacious Lakeview guest lounge where you may spread out, relax or watch to sun setting over the bay. A feature that most B&Bs do not offer. We hope the guest lounge; the location; the views; the peace and quiet, the great service and super breakfasts more than make up it.

Spent 3 nights here in the Garden Room. Rob was a great host, very attentive with lots of local Knowledge. On the day of our arrival he phoned to make sure everything was OK, as we arrived later than predicted. Loved the guest sitting room, bedroom was small, but comfortable, with everything we needed. The B&B is right on the lakeside making it a very peaceful location. Would certainly stay again if we come back to the area.

Upon arrival we were met by the owner's teenage son who informed us that no other guests were booked in. Soon after that Rob, the owner, made his presence known with a welcoming introduction of himself and the premises. He added however, that we'd have to keep control of our labrador which had been playing with their Jack Russell terrier which was running freely throughout the B&B. We thought it strange that Rob would mention the dog as there had been no apparent misdemeanour. His tone seemed friendly on the surface although I percieved that he was rather tense about our having our dog there at all. This was surprising as the premises is advertised as being a dog friendly B&B. We then went to our room to rest a while before taking our dog for a walk. We became aware that the ceiling above where Rob and family lived creaked very loudly indeed. This caused our labrador to bark occasionally. We made every effort to prevent this however. On leaving for our walk we were approached again by Rob who seemed very annoyed about the dog having barked a couple of times. Again, he said "You're going to have to do something about that dog as it will disturb other guests". I fully accepted this although felt rather aggrieved as our dog had only barked a couple of times. I would have thought that a dog friendly B&B would make some allowance for the odd bark. I could also hear Rob muttering to himself and sighing when I let his dog into the house. We were beginning to feel very unwelcome having only been there 2 hours. Upon sitting down to breakfast the next morning Rob approached us before our meal and again chastised us for our dog having disturbed his son who slept in the room above ours. He said "could you not keep the dog in your car"? A young puppy, in a cold November left overnight in a car. I think not it could die of cold!! Again we were at a loss to appreciated why their son had been disturbed. We had slept reasonably well dispite the soft bed and damp cold atmosphere in the room. We had not heard our dog bark more twice at about 8am. By this time we were both annoyed with theway Rob kept approaching us which came across as anger delievered with a forced smile to try to appear friendly. His having approached us before our breakfast left us with little appetite for either his cooked breakfast or his small talk of which we had to endure throughout breakfast. We did not expect this kind of behaviour as paying guests and I would say Rob has a lot to learn about customer care. Therefore, not wanting to risk anymore objection from Rob, we decided to leave. Upon informing Rob of this he tried to disuade us from leaving saying that the dog probably wouldn't be a problem. However, by this time our minds were firmly made up. We would not feel comfortable risking the dog even yawning in a room where soundproofing was almost non-existant. Rob then informed us that we would have to pay extra for having only stayed for 1 night. Unbelieveable and very telling of the type of person. When it became clear to Rob that we weren't going to stay he slammed his front door shut with me on the doorstep!!
The best part about this experience was the shower. It was very good. The second best part was leaving.
We could never recommend this establishment to anyone. Luckily we found a much better welcome in the White Horse in the nearby village.

This is the 2nd review from the same couple regarding their dog. I'm sorry that they didn't see it in the same way as myself, and this subjective account of their stay doesn't really have any basis of fact. I really have to think about the comfort of my guests and the truth is that the dog barked very loudly all night, and seemed out of control. I realise how sensitive some dog owners can be about their pets and can be similar to new parents being oblivious to their own babies cry. The comments about me and my actions regarding the door etc are untrue. However, my first concern is for my guests, and I regret that due to this negative experience that I cannot take dogs going forward. To all well behaved and lovely dogs, sorry..

We stayed here at the weekend and couldn't have been more shocked and disappointed. We booked the 'Lake view' room with the four poster bed. Let's start there. This room was on the ground floor directly off the main thoroughfare and dining room so we were conscious of the noise we made and aware of other noise being made. The room was attempting to be something it really wasn't. The oversize bedding got in the way, the furniture was old and tired and had been either painted badly or covered in fabric to disguise it. The carpets were stained and dirty and there were two electrical items wired into the same plug! The ensuite had a door mat outside the shower and a carpet that hadn't seen a hoover near the shower for a very long time.
In the bedroom the curtains hadn't enough hooks on so hung down and if pulled one way too hard they would pull open the other end. At the side of the bedside table was the biggest dead spider and dirt and muck it was horrible. The lakeview was sperodic depending on whether the 4 x 4 was parked outside your window or not! we did actually have to ask for this to be moved.
The owners living quarters were upstairs and had THE most noisy floorboards ever, actually waking us up at one point! there were tea and coffee making facilities and were stocked well although there were 2 bottles of water when we initially arrived and we used one the first day which wasn't replenished and neither was the dirty glass taken away and replaced.
The room was cleaned (we think) as kitchen cleaner was left in the bathroom along with a bath towel that had brown marks on it. The other towels were not in great states either, some being frayed. The bathroom was freezing! There was an information booklet in the room with tourist info dating back to 2006!!
Food - where do I start! On the portion sizes this B & B was brilliant, apparently it won a breakfast award back in 2010/11 (when all the rating and awards appeared to have been given), so we were looking forward to great things. My bacon came out so overcooked I couldn't eat it, and swimming in fat. The toast wasn't just well done it was black!
The state of the kitchen floor where food was prepared was truly horrifying!
The dining room carpet again was filthy and had dirty ripped carpet going upstairs. The whole feeling of the place was dirty, tired, dated and trying to be something it's actually not.
The lounge boasts an open fire - there wasn't one when we arrived, on Saturday night we were told there had been a fire lit but we went out to eat and by the time we came back it had been left to go out so our cosy night in front of the fire was not to be.
Overall if I had paid £50/60 per night I could have sort of accepted it for what it was, a tired B & b in a great location but to charge £190 for 2 nights in the state it is in and the food quality was just not funny. Especially as the local pub (which was fantastic) was charging £99 per night for room, B & B and 3 course evening meal!!!
The only positives were the location and the host, he was absolutely lovely and had his heart in the right place, he just needs to smarten the place up and be realistic with what it's worth. Would I recommend it? No

I'm sorry that your stay wasn't as we would have hoped. I can understand that 'if something's not right then nothing is' and we apologise for that. The comments on the breakfast may be slightly strong but we take all comments seriously and aim to improve going forward, it seems that our usual high standard wasn't achieved on this occasion. We certainly attempted to ensure that your view was unspoilt and that the toast was to your liking, and that towels were replaced with large, fluffy new ones and we're glad that you mentioned these points at the time. Yes, the cream carpets are difficult especially in the current wet, windy weather conditions, however, as part of our continued improvement schedule we are currently investing in new carpets for all the areas mentioned and a brand new modern kitchen for the 2014 season. So that will revitalise the areas mentioned.

I could not fault the interaction with the housekeeping ladies and Rob himself. Very friendly and accommodating.
This definitely made me feel like I was in someone’s house, as the owners living area was the upper floor, so Rob frequently passed us in his full fishing waders and attire always checking that we ok and if we needed anything.
Unfortunately the place (particularly the bathrooms) could do with a fresh up and update. It came across as tried and needed a good clean. Not that is was visibly dirty, just a few cobwebs in the lights etc and dusty in places. We were considering staying a third night but couldn’t justify the price for the facilities.
Make sure you take note there is no TV in the rooms, but there is a large lounge available to guests (with lots to read about the area and fishing). This was fine for us as there were no other guests during our stay. Also the same for breakfast, everyone is seated around one large table, this may not suit all tastes!
The location is perfect for all things that Rutland Water has to offer and if you want to take up fly fishing. Rob certainly is your man.
I would highly recommended sampling the smoked trout (hand caught and smoked by Rob) with scrambled egg, however the supplementary cost of £3.95 (we negotiated 3 for £10) did seem a little cheeky!

This place is a gem. Rob is an absolutely awesome host and his "full English breakfast" is a treat. We had a lovely room looking out on the lake. The views were captivating and the room was clean and comfortable. I enjoyed watching little bunny rabbits hop through the garden. Sunset on the walking path around the lake was well worth the effort.

Fab little place, with great breakfasts. Rob the owner is lovely, laid back, and it does what it says on the tin. Great location with easy walking round the lake. I'm not a fisher, I was there for a wedding, makes me want to try fishing!

We arrived from Australia very jet-lagged to find that we had accidentally booked the wrong day. Rob took this in his stride, and very kindly accommodated us anyway. He was very friendly and helpful, and took the time to run out and buy the vegetarians in our group vegetarian sausages for breakfast, as well as accounting for two friends we were visiting.
We couldn't have asked for a kinder, more generous host. Beyond that, the rooms were clean and spacious, with a guest lounge provided. The location is unparalleled, with a ten metre stroll to the water.
We would definitely recommend staying here, and would do so ourselves again without question. We only stayed for a night, but would stay here longer.

A mix of disapointed and disgusted.
Looking forward to a couple of days break in Rutland we chose this accomodation.
I forgot the room we initially chose, but prior negotiation with the owner we got the laurel room.
Next to no natural light but the overbiding memory is one of an all pervasive fusty stench, most likely due to the fact that the room is that crowded it must be nigh on impossible to clean and air properly.
The en suite was nose and knees up against the shower cubicle whilst leaning on a wall.
We only stayed one night as it ruined our Rutland break.
One saving grace was the breakfast.
Looking forward to a couple of days break in Rutland we chose this accomodation.

Hi Reg I'm so sorry you had a negative experience. I have to explain that before your stay you kindly allowed a very disabled couple take the garden room as the bed is higher in that room. Unfortunately and sadly they had a little accident during your visit which would explain the aroma you described. Please don't be too hard on them, it happens in old age, and rest assured everything is now well and and perfectly clean. No problem, part from a small inconvenience to you that day. Our house is an original lodge dating back over 100 years, so the rooms, although freshly decorated and new, are not huge. that's why we offer the use of the large guest lounge with amazing views over the water. I'm also sorry that I was personally away that week so I could not explain all this to you, sorry for that. As you can see the majority of reviews are positive and can only apologise for the temporary discomfort you had. Regards Rob
