At the front desk, ALL of the employees are very nice, friendly, helpful, and informative. The each offered ver sincere Aloha.
In the in-door area, near the front desk, there is a couch, as well as several tables and chairs where residents can bring their food to sit down and enjoy their small, outside-purchased meals, as well as the cozy atmosphere. There was live music on Wednesday night between 7PM-9PM, so the tables and chairs were moved, and the chairs were rearranged to accommodate the performance.
The room was small, basic, and standard, with only one other unit next to it. The room was clean, with remote A/C, a queen size bed, night stand with a telephone and a lamp on one side of the bed, a nightstand with a microwave on the other side of the bed, a mini fridge (no freezer), a flat screen remote TV sitting on a 4-leg table top, and an overhead light.
There are small drawers in the night stands to place any clothing, etc. One of the night stand drawers had an electric hair dryer in it. The "closet" area, which is in the bathroom, has hangers for (obviously) hanging clothes. Depending on how much you packed, you're living directly out of your luggage.
Restroom amenities included small travel-size shampoo, conditioner, body wash, and soap, which was nice (I only used one bar of soap with my own shower items). There is also a safe/lockbox in the bathroom/closet area, next to an iron and small ironing board (I didn't use any of these).
The downside: the room window faces very busy Kūhiō Avenue. Besides regular street noises during the day and evening, the noises seemed to increase late at night (people, cars, buses, trucks, emergency vehicles, horns honking, etc.), which made sleep difficult.
However, having the beach a short 1 1/2 blocks away (maybe a three-minute walk, with an ABC store on the way) was extremely convenient.
As I said above I appreciate the uniqueness of this property as it is old from the 50's and that is appealing to me however the room we were in 224 and it really needs an overhaul. I'm sure its not the only room that needs some attention. Everything was very old and I venture to say sink and cabinets were original. The only thing that seemed updated from who knows how long ago was the bathroom wood look laminate and the TV. The bed was just on a frame, the kitchen was not stocked appropriately for a unit advertised as full kitchen. There needs to be dish soap if you have a stove and dishes, as well as paper towels or dish towels and sponge. These basic items are very inexpensive to add and should be there if there is a kitchen. The property did appear to be clean but because things were so old it just looks dingy and unkept. Some of the rooms are on the outside like a Motel so be aware of that and ours was very nosey at night an early AM on trash days. Looking at the room options it looks like some of the rooms have been updated...if the rest were remodeled as well this would be a great place to stay for the price.


I stayed in the same room and the shutter situation was changed. Shutters are still there but the gaps in between have been chaulked?for more noise protection. The curtains have been changed and the balcony door works properly.
The loud a/c is still there but really I can’t complain. A dresser was added to the room as well.
I didn’t turn on the tv this time around so can’t comment about channels.
Bathroom is clean and works fine. Water pressure and hot water are on point. Only con is the shower head is on the low side, so may be uncomfortable for taller individuals.
There are washers/dryers on site and costs $2.75 per load.
The late afternoon/early evening check in lady is standoffish and not friendly but she was quick and efficient with the check in process so it’s a wash. Other staff were cordial.
The ability to listen and change from reviews shows that this establishment cares about its guests. Five star management, bravo!
I was enchanted by the old Hawai'i charm, my husband not so much, but while the hotel definitely could use some love, everything in our room was functional, the bed was comfortable, and it was cleaned well enough. Whatever was missing I simply asked for at the front desk, such as kitchen supplies. I exchanged towels a couple of times through the week, so that was not an issue. We didn't cook per se, but used the kitchen to prepare simple meals and snacks.
The main advantage was the location, location, location. We picked up towels at the front desk, a beach chair from the pool deck, and walked an easy 2 blocks to beautiful Waikiki Beach, where we enjoyed swimming every day.
Unfortunately, the location is also a drawback in terms of noise. You are in an urban area, and there is noise from traffic, delivery trucks, sirens, etc., not to mention the neighborhood CHICKEN which starts crowing around 2 or 3 am. We used our earplugs and that helped. We considered moving to an inside courtyard facing room, at a slightly higher charge, but decided in the end to stay put.
One morning, for a change of pace, we sat in the lovely pool area, reading and enjoying the quiet and the tropical beauty.
Overall, we had a great stay and would recommend the Royal Grove to value conscious visitors who want to stay in the heart of Waikiki. You will find the Royal Grove comfortable and functional, and the staff to be friendly and helpful.

Price$$$$$$ Rates have tripled in the last 3 years, ever since a management company took over the daily operations
Run down rooms (the whole hotel has a feeling of a bad hostel)
Stained curtains
Filthy room chairs
Filthy cutting board (every item in the kitchen had to be cleaned before use)
Old cooking utensils (knives were dull and had nicks in them)
Uneven elements on the stove (everything cooked on an angle)
Knobs on the stove did not have numbers, you had to guess the oven temperature
Every window is filthy
Built up dirt and dust on every surface
Bathroom baseboards were disgusting (see photos')
All other surfaces below eye level have never seen a cleaning cloth
Microwave is located on an outdoor side table under the counter, very awkward
I had to buy drinking glasses and sharp knives and the glasses (3) supplied were the 4oz juice size
Hallway noise , very loud door slamming and people talking at the elevator due to the huge vent in the main door which was open all the time
Most room still have the old air conditioners which are very loud
Only one elevator works, the other has been broken for years
Patio door lock nonexistent, a dowell was laying on the floor to be used in the track for security
The pool is in bad shape. Tiles falling off and just laying on the bottom of the pool, the steps into the pool are hazardous due to missing tiles and uneven cement
This is definitely not the affordable hotel it used to be. With a little searching we found a beautiful condo right across the street for $120.
The shower heated up really fast and the water pressure ruled. That was a great surprise.
I do love how it's locally owned. Hawaii struggles with over-tourism and to be able to contribute to someone physically there vs a hilton or larger resort was a win for me as well. It's clean and well maintained. Just old and needs a little love.

The tap in the bath wasn't great and the water pressure was ok.
There was a 3rd bed away from the street so was quite than the 1st but the a/c was quite noisy in this room.
Having a kitchen was a huge benefit as we could cook our own food and save quite a bit. We caught a bus to Walmart and did some grocery shopping there. There are plenty of smaller shops (abc and other small convenient stores) within short walking distance. Limited cutlery but could make do. You will need to bring your own washing detergent and sponge or otherwise purchase at a store.
The other great advantage of this hotel was having its own laundromat. It was a $1.75 (payable in quarters and the reception can exchange coins/notes for the quarters needed). You can purchase detergent at reception or bring your own. You can also dry your clothes for $1 (quarters required).
You could use the pool inflatables at the beach and return them back after use. We were also able to borrow a beach umbrella which was great as it was needed for the shade.
The pool was clean and we enjoyed a few swims.
If you are a light sleeper and expect everything perfect then this probably isn't the place for you. If you're budget conscious and after a great location then look no further. We really enjoyed the space and location. Staff were really friendly. Accommodation for 6 people in Hawaii was not going to be cheap but finding this hotel was a great find as we could all fit in the one room without it costing too much.
I would definitely return here again.


These are items I can look past.
Four days into my six day stay, I get a knock on the door while taking a nap. It’s room service and she states “room service” and I politely decline and go back to napping. Five minutes later, another knock and someone is demanding I open the door. I thought it was room service so I said “no thanks” and she said “open the door now” so I quickly put on shorts and open it. She said “why are you here, this room should have been vacant as of yesterday” and my response was, “I hope not I have 3 more days” and she demands my name and says she will look into it.
I checked all my online booking information and went downstairs to confirm what I have. She greets me very rudely and states that she will have to wait to talk to her Mananger but I was checked out as of the prior day. Look, I understand there are mishaps and errors but the rude tone was not called for. She also never got back to me on if everything was corrected… nor did I get an apology for the confusion. I had to reach out to the chat option on Expedia and even they were not sure what the outcome would be. So I continued to stay there hoping when I got back to my room that night, all my belongings would still be in the room.
The room was ok, it did smell like stagnant water but besides that, the lack of upgrades and the rude staff (just that lady, everyone else was incredible), the Royal Grove is at a great location in Waikiki.
