Alastair have us a warm and cheery welcome for our one nights stay at Waters Edge and we enjoyed our, cooked to order, breakfast. However, we did find our room and en suite to be rather small and somewhat tired in places. Having said that it is very quiet so we slept well.

Queen Bedroom. Had everything one could want. Spotlessly clean. Great shower, warm comfy bed. Alistair the perfect host. Welcoming, a font of local knowledge, proud of Kaitaia and its community. Cereal and bacon and eggs and all the trimmings. We were very impressed.
That review from Janny Chahurd can not possibly apply to this hotel. When I searched Waters Edge on Google, the first hotel with same name came that came up is based in Sri Lanka .. 😃 just saying.

What can I say about this lovely place to stay? From the moment we pulled up in our car to the moment we left was a sheer delight. Alastair made us feel like a part of the family, he guided us through his property with care and obvious delight, nothing was too much trouble, his children shared in our experience (such well behaved children, a credit to you). Our bed was very comfortable, sadly we didn't pack light so just a tad of a problem with our suitcases, not Alastairs fault, our bed was super comfortable, the pool inviting and breakfast was worth the drive north. All in all a fabulous stay and just sad we couldn't stay longer - if I could have changed my plans I would have. Thank you again.

Ended up staying 2 nights at this B & B after we chose to book the Dune Rider out through the 90 Mile Beach to Cape Reinga and spent time sand dune surfing just off beach. Waters Edge B & B is walking distance to the local Restaurants even though we did drive one night to Ahipara which was recommended by the B & B to a lovely Restaurant looking out over the 90 MileBeach.
Their pool area certainly requires a makeover & restoration but overall the room was very clean, well presented, just a tad pokey in the bathroom area. Somehow our package didn’t include breakfast, which I find confusing for a “Bed & Breakfast”, even with that situation I would still recommend the stay, especially in the room near pool where we stayed.

Our experience did not match the reviews we read before. Sorry to pour some rain on the parade of previous excellent reviews.
The self-contained apartment in the property may well match what the “excellent” reviewers have experienced, but we ended up in the “separate twin room“, which the owner does not elaborate on any further in his website. (It's not “twin” to start with, but that's just on the side.) This leads to totally mismanaged expectations, as I told him when we left. Since then – 3 months since our stay - there has been no change in what is being advertised, so here is the lowdown on our experience:

Our room was small and cramped, apart from the good sized double bed there was no room to swing a cat. Much smaller than an average room in a low cost motel. The room faces to a fence at the back of the house, away from the pool. The view is certainly nothing like what's shown on the photos for the property. The room gets full the afternoon sun and therefore heats up in summer. There is a fan to stir the hot air around, but that does not cool the room down until late at night. Can't open a bedroom window because mosquitoes would come in. The bathroom flyscreen is broken, therefore that window can't be opened either.
There are white semitransparent curtains on the window, which look nice and keep the look of the room bright and breezy, but at night the external light from the neighboring unit keeps the bedroom fairly well lit on the inside. Bring your eyepatches if you want to sleep.

The bathroom was good, but the plumbing needs attention. Hot water appears to be on a low pressure gravity feed, which is overwhelmed by high pressure cold water as soon as that is turned on. The result is a choice of either dribbling scalding water or high pressure cold water, but nothing in between.
Since none of the previous reviewers had reported any of these problems, we asked Alastair whether the guest accommodation has been reconfigured recently, which he confirmed. The second room is about 1/3 of the size of the other one. Whilst this particular room is serviceable for an overnight stay, if you're desperate for accommodation, I would not recommend to stay any longer. Apart from the issues mentioned above, my main concern is one of mismanaged expectations, because none of the shortcomings were mentioned in the owner's descriptions or any of the reviews. Charging the same price for this room as for the apartment is misleading, because it gives the impression that there is equivalent value. It's not!
On the positive side, Alastair is a nice and friendly host, good to talk to, and his breakfasts are pretty good too.

The hosts (we met two different ones) were very friendly, helpful and provided a comprehensive breakfast. Their advice on where to have dinner was also much appreciate (as Kaitaia has little to offer).

The room was small with little space for luggage, smelled of what I assume was moisture. The walls are also very thin and we had very noisy neighbours in the two rooms on either side; it was like they were in our room – and well into the middle of the night. The location isn't ideal, especially since you need a car just to go for dinner and the driveway really needs to be fixed.

The unit was spotlessly clean and very comfortable. It is a little out of town but just a few minutes drive. We were made very welcome at breakfast, joining another couple at a large table. There was plenty of choice cereals, fruit, yogurt, toast and a plate of bacon and fried eggs. All very nice. I highly recommend Waters Edge.

Lovely modern room. Breakfast was running late but was excellent (toast, bacon, eggs, continental options). Host was a super friendly guy - "thanks mate"! Probably best value stay we've had on our trip! Swimming pool looked great although we didn't get chance to use it.

Not a lot on the positive side which can be said about this place, except that the room was clean and the bed quite comfortable.
Tucked at the end of a suburban street. Ridiculous house rule about taking off shoes before entering the rooms or the dining room. Bathroom arrangements most inconvenient, necessitating taking a shower in one area (with insufficient room to dry yourself without opening the door!) and then moving to the kitchenette to complete the process. Ghastly breakfast with stale bread, rancid butter, instant coffee masquerading as percolated, one choice of eggs (fried) and disgusting bacon poorly cooked.
No invoice or receipts given - all dealings were done over the manager's mobile phone. Beware the 3% surcharge for using a credit card! Who pays for accommodation with cash these days anyway?? Everything very unprofessional as far as we were concerned.

Trying to avoid long driving days in Northland, we looked for accommodation close to Cape Reinga. Kaitaia seemed to be the closest choice. This place caught our eye and arriving after a day of exploring, we drove through a quiet residential neighbourhood to arrive in a secluded yard surrounded by greenery. Our host Alistair soon appeared and conducted us to our room. It was at one end of the house and surrounded by greenery, with a small seating area outside the door. Very comfortable and quiet. Breakfast was the full meal deal with plenty of cold choices followed up by a full cooked breakfast. All served with sparkling conversation. Alistair made good suggestions for things to do and see and places to eat and we were seldom disappointed. Would stay here again.
