The Greenlake Guesthouse is the B & B that you hope to find, but hardly ever do. The most important point is that Julie, Blayne and Kristel all seem genuinely glad you are there. They are just very caring and friendly in an appropriate way.

The house is gorgeous and decorated with love. The owners and staff seem to take pleasure in making everything perfect just because. Somehow, they make it look easy, too. I never saw anyone rushing or looking like they were actually working! The living and dining areas are spacious, so you feel like you have room to move beyond your room. It is a very warm and comforting place to stay, if you are in town for a stressful reason (or just in the winter). Julie said they attract people in town to visit family, and that makes complete sense.

The breakfasts are creative and delicious, and each day you are given a menu so you can make your choices for the next day. Yes, really! I stayed for eight days and the main breakfast entrée wasn’t repeated once. They were extremely accommodating about an allergy. It was fun to see what the place settings are going to look like each day. If you like décor, you will really enjoy yourself.

I really appreciated the room darkening shades. Though I'm a light sleeper, the traffic on Greenlake Way didn't bother me at all.

It is super convenient as well as beautiful to have Greenlake right across the street. It is a destination in the city for taking walks. And it is a safe neighborhood. The stairs shouldn't be a problem for any reasonably able-bodied person. I wondered how the parking would work, but there was always plenty of parking.

I will definitely be back and look forward to it.

Greenlake Guest House is hands down the best bed and breakfast experience we have ever enjoyed. The home itself is stunning with attention to detail present throughout, from landscaping and front entrance stairway, the preservation of original decorative features on the main floor and the clean, modern comfort in our room upstairs. The warm, genuine hospitality of Leslie, Crystall and Blayne added significantly to our experience, especially at breakfast. The breakfast menu allowed for an impressive array of choices and timing options which ensured that we were able to begin each day as we desired. The food was expertly prepared, served in an elegant manner and placed in a cosy setting. With the positive energy and natural beauty of Greenlake Park as a backdrop, our holiday had a somewhat magical feeling to it. Thanks for the memories.

I came across Green Lake Guest House on Trip Advisor and quickly booked it for a girls trip to Seattle. Our stay could not have been better! The room was even ready early as I arrived before check-in and everything was so clean and high quality. Lindsay was there to greet me and show me around. I then got to meet Crystal who was wonderful, and finally Julie and Blayne after having spoken to them on the phone several times. Breakfast is truly made to order and a table is set for you when you come downstairs with five-star service. We felt so lucky to have stumbled upon this gem in a gorgeous neighborhood! We did go downtown every day, but the value of GLGH made the Uber prices so worth it, and we felt so safe walking around the neighborhood even at night. Cannot recommend this place enough and hope to go back one day!

Stayed for 2 nights and wish I could have stayed longer. The accommodations were clean and comfortable and had all the amenities I needed. I really appreciated that they had shampoo/conditioner/body wash dispensers instead of small plastic bottles. The wine and snacks in the room were a nice touch as well. Julie was incredibly welcoming, available, and overall a wonderful host. The breakfasts were delicious. The location is fantastic - right across the street from Greenlake, which is surrounded by green lawns and biking and walking trails. Greenlake is centrally located and I was able to walk everywhere I needed to go. Overall, good value for the price. Cannot recommend this place highly enough and cannot wait to go back.

Find all the comforts of home in a lovely garden setting with easy access to Green Lake and other points around the city. We enjoyed a 3 night stay in July and while the weather was in the 90s, air conditioning and a ceiling fan kept our room very comfortable!

The hosts live on the property and were delightful to interact with; breakfast was delicious, with a fantastic assortment of choices, and prepared and served for each guest in their choice of location (in or out),

We so appreciated the comfortable bedding and quiet ambience within the guesthouse. Our Park View room was thoughtfully appointed with comfortable chairs for reading and great lighting! We also appreciated the complimentary snacks in our room and canned drinks/sparkling water in the refrigerator in the hallway.

Green Lake Guest House books up quickly. We got their last room with a 2 month advance booking and consider ourselves fortunate. We would enjoy being their guests again.

This was our second stay at the Greenlake Guest House, which is clearly the nicest BnB we have stayed in. Julie and Crystal are lovely and cannot do enough for you. The rooms are clean and comfortable, and breakfast is amazing each day. A bottle of wine and snacks in the room, and fresh cookies every day are the icing on the cake. There is nothing that can be improved - it's just perfect.

This is THE place! We've stayed many times and each time, if possible, it just gets better. Julie and Blayne are the perfect hosts. Linsy and Christel are angels who want everything to be just right. The location has plenty of restaurants nearby for that afternoon snack or a yummy lunch or dinner. Green Lake Park is directly across the street for a serious run or a slow-paced stroll. The daily breakfast and cookie are unique and delicious. Greenlake Guest House is the type of place you hope will be there FOREVER, and as long as it is there, we will stay there every time that we visit Seattle. Greenlake Guest House is the Four Seasons of B&B's! It is in an amazing location right across the street from Green Lake which has a lovely walking/running path around the entire lake. It is a very safe neighborhood and close to many other wonderful neighborhoods for dining and shopping. The accommodations are first class with great attention to detail in comfort and quality. Anything I could have ever needed was provided in my room or the common areas. The owners are very responsive and welcoming. I look forward to staying here again when in the Seattle area.

My sister and I had an absolutely delightful stay at the Greenlake Guest House, and we are already talking about a return trip! Blayne, Julie, and Crystal made our stay extra special and oh-so memorable. The beautifully appointed Craftsman home, lovely welcome basket, cozy fireplaces, gourmet breakfasts, relaxing playlists, and views of Green Lake provided the quintessential Seattle experience. It felt like a warm hug every time we walked through the door. Blayne, Julie, and Crystal were kind and friendly, which made us feel comfortable and relaxed. This is our new go-to place for all future trips.
My niece attends the University of Washington, so this was the perfect location to get to UW quickly while also offering a bit of respite from campus. The Greenlake Guest House provides the perfect balance for families visiting students at UW. What a gem!

After staying in several Seattle B&Bs over the years, some of which have closed when their owners retired, I finally stayed at Greenlake Guest House. What a pleasant experience it was! The B&B is ideally situated on beautiful Green Lake, making it a walker’s paradise. Several restaurants are with walking distance. I selected the Cascade Room as it was the only open room that matched my dates, and I couldn’t have been happier. It is quite comfortable with a jetted tub and gas fireplace, which was welcome on a rainy evening. Julie and her team, Linsy and Christel, enjoy taking care of guests. They checked in with me several times during my stay to see if I needed anything. Breakfasts are amazingly delicious and specific to guests’ tastes and dietary needs: you are asked to complete a form one day prior with your menu selection and desired time. Julie was exceptionally gracious to me with my request to stop by early to drop off my luggage before running to an appointment. She even had my room ready for me well ahead of check-in time. I was one happy guest!

We are located on a corner so parking is free and generally plentiful right in front of the property or directly across the street. Your stay is midweek in May so I would not expect any shortage of parking. Street parking may be a little tighter on sunny summer days and weekends in the afternoon, but always opens back up by dinnertime. Hi Katrina, Most guests dine alone at tables for two although we do have one table that can accommodate 4. There are 3 tables in the dining room that are separate but fairly close to each other and one table just a bit further away in the living room. This allows guests to talk with other guests as much or as little as they want to. Best, Julie and Blayne, owners

Looks like it would take over 2 hours to walk to the Market. If you are traveling during Seattle's beautiful summer weather that may not be horrible but if you are traveling when it's raining/drizzling it may not be enjoyable!
