This place definitely isn’t kid friendly and has a lot of rules. No diving in pool and no kids in hot tub. And there is no talking on your cell phone on your lanai. Don’t hang your towel or clothes over the lanai. If you are looking for a fun family place or a place to party this isn’t the place to go. No loud games or loud voices on your lanai after 9 PM. This place is better suited for retired and older couples.

The unit we rented (6-303) was very clean and updated. The grounds are immaculate. There are rules similar to other condos and the vibe is for a retirement crowd. We stayed as couples but a few families with kids seemed to enjoy the relatively small pool without "breaking rules" as some reviews imply - but there are rules. This is a quiet facility - your conversation can be heard from the lanai or pool. I wish I would have known about the ocean access from the property. As a visitor it looked like a difficult in/out but on the last day saw people and older keiki going in with no problem.

Stayed at a friends condo here, the grounds are lush and tropical. Getting to meet people that come to Kona from all over the world is a wonderful experience. The pool is right at the ocean edge, everyone gathers to watch the sunsets each night. The condo is centrally located just on the outside of town, airport is about 30 minutes away. Well worth the 6 hour flight to get there.

We booked unit 4104 through VRBO. This unit is off of the parking lot and by the tennis courts. It is a ground floor unit but because it is in the middle of the complex you get a great view of the gardens, pool area and sunsets. This complex is on the ocean however there is no beach to lay on which is typical for Kona. The pool, bbq and common area's are nicely maintained. Our unit was comfortable and had everything we needed. There was also snorkels, masks, fins, cooler and boogie boards. It is a walk to the pool and bbq area so may not be suitable for someone with mobility issues. The unit has a shower but no tub. It has one bedroom and a pull out couch. Finally this complex is centrally located with an easy drive to shopping and dining.

We keep coming back. On property access to the ocean on most days for snorkeling and paddle boarding. Secure property, beautiful grounds. The only issue that we continue to have (our group rents 3 to 5 units at a time) is that the property is not friendly to surfers or paddle boarders. They continue to make it more and more difficult to stay here with the board storage area now being restricted to “owners” only.
