The resort is nicely located, in a less busy area compared to Waikoloa. Many nice beaches nearby, not far from grocery or Costco. Here's the deal. There are two phases on this property. Phase one properties are older and don't have a great view. I asked for a golf course view which we had before, and I was told that we could only have Phase 1 room since I booked through RCI. The room that they put us in smelled stale - moldy. I called RCI and they said that a one bedroom is a one bedroom and to take it up with the resort. I complained to the management at the resort, and they immediately took care of us. Wish they would have given us what we asked for in the beginning. We were moved to a golf course view in Phase 2. Peek-a-boo view of the water. Wonderful room which I would highly recommend. All the amenities you would want. They will not clean your room mid week, and you have to ask for replacements of things that are used (towels, coffee filters, dishwasher detergent, etc.). If you are paying for a room, insist on a Phase 2 room. If you are booking through RCI, beware.

It your looking for a perfect spot for couples or family this is the spot. Everything was great. Indoor washer and dryer for families are great, loved that for towels for the beach. The bed was comfortable, the pool was great, the units were perfect. Close to everything, it was a perfect spot. Very quite too, which is perfect on a relaxing vacation.

Large one bedroom suite. The bed was extremely comfortable and the bedroom was large. The couch in the living room could have been more comfortable, but we made it work. Each unit has a large patio, ours with a view of the golf course. We were on the 3rd floor and the stairs with luggage or after a long day we’re a challenge. Would definitely stay here again

I believe this resort was once an apartment or condo complex. We stayed in a 1 bdrm and it was huge. We had our own patio. There are a few steps leading to the front door and some within the unit, so stroller maneuvering was a bit questionable. The property has plenty of BBQ grills and tropical vegetation. It borders a gulf course which is right on the water. Views are amazing. They have a tennis court, pool with spa, and mini playground for the kiddos. There is a shopping center with a few restaurants, an Urgent Care, a Longs Drugs, and grocery store just on the other side of the main road which is super convenient. The only downfall is that you have to pay for the A/C which is $8.37/night. Kinda strange that they do this, but I’ve heard of other hotels doing the same thing. Overall, we enjoyed our stay here and wouldn’t mind coming back.

Large outdated units, not very clean. Missing kitchen items, no real directions on how to use the tv, appliances, how to check out, what was supposed to be in the unit, etc. The pull out couch was very uncomfortable … regular beds were comfy. Could use some bar stools for extra seating. The guest bathroom for the second bedroom really needs a vanity. Made it very difficult for getting rest with just a pedestal sink. Shower in hall bath was stained, dirty and needs a remodel. Pool was great, lots of shade! The spa at main pool lovely but the one at the quiet pool was anything but warm. The on site “restaurant” was more like a pool side bar. It was great for (over priced) drinks and a quick bite. Tiles in pool need updating, many broken. The issue with wrist bands at the pool was a royal pain with kids … seriously if I was going to sneak into the pool it wouldn’t be that one … they need to let up a bit on the wrist bands. Property was nice — no real walking / running paths. No beach/ocean access except to run across the golf course late in the day or early in the am. No activities desk open (Martha was there one day). Wouldn’t stay there again.
