Great location center city across from city hall and Macys. Parking available within a block or two, prepay if you can with Spot hero or similar, paid $22 overnight on a Saturday night. Lobby is small and not too grand and as a previous viewer mentioned there are always city characters outside of the corner Dunkin Donuts. Staff was very friendly and helpful. Our room on the 18th floor had a great view facing city hall. Most rooms should have an excellent view except the ones on the north side that face the Notary Hotel. Many Marriott properties in the center city area. Loved the coziness of the two room suite, like a small city apartment. Enjoyed the black and white décor, worked well for the art deco feel of the building. Cool metal artwork over the bed although I did notice hand prints from a previous guest that would have been standing on the bed in a suggestive position. Shower was appointed nicely although the half glass door does allow a lot of water onto the bathroom floor. Water pressure was good but shower never really got comfortably hot. Convenient to center city, Christmas Market, Macy's and Reading Terminal Market. Easy walk to anywhere in downtown.

Spent 2 nights at this hotel and definitely like the proximity to the Reading Terminal Market and the Hop On/Hop Off bus starting point. The hotel does not have adjoining rooms, which was a disappointment for us since we booked 2 rooms to have enough space to spread out, yet remain as a family. Not having the rooms join made this hotel a property that we wouldn't come back to.
We are far enough into the pandemic that hotels really need to figure out how to refresh rooms daily or more fully stock rooms with extra towels, soap, shampoo, etc consistent with the length of the stay and number of people in the room. Or, they could have a central location on each floor to obtain items without going to the front desk begging for supplies. The kitchenette wasn't stocked with dish soap or a sponge.
The pullout bed was uncomfortable. Again, had to go to the front desk to request an extra blanket, pillow, and sheets in order to set up the bed.

Great location and the best customer service, truly! Every single staff member I encountered, from maintenance to the front desk to the breakfast area, was pleasant and greeted me. This is a busy hotel and the parking semi-sucks if you don’t prefer valet (have no fear there is a lot behind the hotel for about $38/night compared to $60 valet) but this is expected in prime downtown locations, not complaining.
Back to the customer service, shout out to Marc and the ladies working with him this weekend (sorry I did not catch their names). Again, everyone was kind, professional, friendly, and most importantly, helpful! I hate hotels with a parking expense, especially valet only, but I wouldn’t think twice about returning.
Housekeeping could pay a bit more attention to detail in rooms by wiping all surfaces/countertops and removing very obvious cobwebs from corners/window panels. But I’m sure if I mentioned any of this the team would have found some way to accommodate me. I was staying for one night and not concerned. Thank you for the hospitality!

Having stayed at many Residence Inns, I assumed my convention booking of this Residence Inn was a suite with the normal full kitchen and sofa. Not so. I checked on the reservation before I arrived to be told this is the only Residence Inn in the country that has "regular rooms" with a mini fridge and microwave, more like a Hilton Garden Inn but at Residence Inn prices. They wanted a considerable up charge to change to a room with kitchen and judging by the pic on the the website, a small room at that. I cancelled and found another hotel for the money. Their website is not at all clear that this property is not a real Residence Inn. It is a hotel that has some suites.

Large hotel. The room was clean and fairly modern. We self parked a block away at the 12th and Filbert garage for $50.00 for about 20 hours. The main lobby where you check in is very minimalistic with no seating. Never had to wait long for elevators. The bathroom was very small. Also, the sound proofing seems good as we could not hear other guests or regular traffic from our 8th floor room overlooking Market Street. However, late at night we could hear many motorcycles and motor trikes with no apparent mufflers BLASTING their music. From reading reviews from other hotels on Market and Broad Streets, this seems to be a common problem at many hotels.

Stayed here one night with my daughter. The location is great, walkable to the kümmel center as we were in town for a show. But wow! I’ve never stayed in such a low brown dirty Marriott. The lobby looks like a YMCA and smells like one. There were two large dogs staying here or visiting when we checked in and it stunk like damp and dog. The elevators were dirty with tumbleweeds of dust flying through them. Our room was a good size for two people but it was just falling apart. The floor molding was falling off and laying in front of the wall. The chair was covered with white flecks that we couldn’t identify and the couch was totally stained. My daughter was originally going to sleep on the couch but the stains deterred us which was a good thing because when I went to make up her bed, there were no sheets or blankets for the couch to be had. Nor was there an extra pillow. I get it’s Covid and there is no housekeeping. But this room had nothing. Not even dish soap on the kitchenette to wash a glass. The bedroom was actually the nicest and the cleanest part. But the bathroom looked like someone forgot to clean it. And it would have taken all of thirty seconds since this is the tiniest bath on the planet - you have to sit on the toilet before you can close the door. The shower had a huge and I mean huge mess of black hairs stuck to the wall and it didn’t drain well so that was fun to shower in standing water. The sink didn’t drain well either. The room had a great view of city hall but wow was it noisy. I think there was a motorcycle parade happening all night but that is of course not the fault of the hotel but just a heads up the forward facing rooms hear all the traffic.
All in all - this felt more like a college dorm or Ymca than a Marriott residence that considers itself a level 4. They should feel shame for their lack of cleanliness. That’s one thing within their control that would make for a much more enjoyable visit.

My family of 6 stayed at this hotel for a weekend getaway memorial day weekend. We couldn't have asked for a better location.
The rooms were spacious considering it was city center (I am used to tiny NYC rooms). We got both a 1 bedroom and studio room. The rooms were probably equal in size, the door was the only major difference.
I called the hotel a few days before arriving asking for connecting rooms and was told they do not offer any connecting rooms. When we got to our room we had a connecting room, but it connected to the wrong side! I went back to the front desk and complained and was told they tell people there aren't because they do not have a lot of them.
The only other complaint I have is the shower. It only had a half door, but the shower had so much pressure the water hit the back wall and then soaked the bathroom. So either you needed to get extra towels to soak up the water, or shower using the handheld in your hand.
The staff was amazing a helpful.
Across the street on the other side of city hall, is all sorts of fountains that kids are able to run through. It basically was a splash park right in the middle of the city. My kids spent hours playing and running through these. Right near the fountains was a plaza with lots of board game pieces which the kids also loved. The LOVE statue is also right there for good photo ops. We walked to the Liberty Bell as well, about 15 minutes.

So I haven't traveled much like most since the pandemic and was excited to come to Philadelphia. I ended up staying recently for 2 weeks and let me be clear - this hotel has a great location, great room and awesome staff.
I'd like to give a brief shout out to the following few employees that really made my stay truly wonderful.

I wanted to mention these great hotel employees because I had the most interactions with them and I was never disappointment. I am an Ambassador with Marriott and I can honestly say this property has some of the nicest staff.
As for the hotel itself, it's in the center of downtown Philadelphia and near lots of restaurants and attractions. You can walk and feel safe and or getting a Lyft or Uber or taxi is very easy.

I stayed here with my husband and teenage daughter. I like Residence Inns because they typically have extra space for our family, and the kitchen is a nice perk. This hotel was not impressive. It is very old and shows its age. The hallway smelled musty. The room was very small. We had a one bedroom with a sofa bed in the living room. The bathroom was located in the bedroom, which we prefer over having it in the living room. The windows are small. Everything worked fine and the room was clean, but it needs updating. The bed was queen size and not the most comfortable. Our room was on the back side overlooking the parking lot, so we experienced some street noise on the weekend. I'm sure the front of the hotel has more street noise because people ride loud motorcycles down that road at night. I guess for the money, it was fine, but nothing special.
The hotel breakfast is crowded and located in a room with very low ceilings. It made me feel claustrophobic. There is dark lobby space next to the breakfast room that people eat in. The food is standard free breakfast with hot options.
The staff is very pleasant from the valets to the front desk to the housekeeping staff. They were very accommodating when we needed to leave a day early. The valet helped us find a parking lot for our oversized vehicle. There is a parking lot directly behind the hotel that is very convenient if you don't want to use the valet.
The location is decent, walkable to good restaurants and sights. It is across the street from City Hall and a nice park with fountains for kids to play in. We walked to the Liberty Bell and Rittenhouse Square. My favorite spot was Reading Terminal Market for amazing food-only a few minutes walk away. The city tour buses are also located there.

I would not stay at this property again. The location is convenient to Reading Terminal Market, the Convention Center, and Chinatown but the property is old and the rooms are small. Like European level small. There are so many hotels in Philadelphia, and in this area in particular, that I think you could do better just about anywhere else. The elevator key card system was glitchy and a pain to use. The room was very small, including the bathroom. Our friends stayed in a studio suite next to our room which was a good size, but the HVAC system was very noisy. The only good thing about our room (806) was the view of city hall. Aside from that, the front desk staff were very nice, so moving my review up to 3 stars.
