Detailed Reviews
We found the hotel and rooms to be nice and clean and adequate for a few nights stay.
We had breakfast everyday which was nice and we had no issues with any of the food. Unfortunately we did not end up eating at the hotel in the evening so cannot comment on the dinner menu. The hotel is in a good location and within walking distance to many tourists attractions. We did walk to the "Rocky Steps" but this might be a bit too far for some people.
You can help yourself to hot drinks daily on the ground floor by the front doors in a seating area, or there is always infused cold water behind the reception desk.
Staff were helpful and had no issues with anybody being rude or unpleasant. Would probably come to again if ever in Philadelphia.
Additional note: I didn't find the rabbits scary as per some reviews - I liked them!

Stayed for two nights to attend a wedding at the Ballroom conveniently located around the corner from the hotel.
We had a small king room and it was really tight for two women, a man would be uncomfortable. Updated bathroom very nice, the room itself was clean and the bed comfortable. Coffee
machine and mini fridge but NO dresser to put away clothes.
Front desk helpful and friendly. They gave us free water to bring up to the room whenever we passed the desk. Big problem was that the lights were all on one circuit. You could not have the reading lamp on by the bed without the front door light being on. Very annoying. Free breakfast was good. Everything available including make your own waffles, eggs, omelets, cereal hot and cold and all sorts of breads. It was overall a nice stay and I’d recommend it. Great central location for site seeing.
But they must fix the lights!
Beware, parking on site cost $45 per night.

If you want to be in the historic part of the city, be prepared to spent 3-4 times what this Fairfield costs. We found this property to be in a good location (about 1/2 hour walk from all the historic stuff) and at a good price.
Our room was a "smaller king" but was big enough. It was elegant, clean, and quite functional. The complimentary breakfast was not great - I'd skip it. Shower water pressure was good and I always appreciate the shampoo, shower gel, etc. that is NOT individually packaged - so wasteful. Bed/bedding/pillows were nice and comfy, and bath towels were good. Hair dryer was nice. TV is big, but it rotates nicely so you can tuck it out of the way.
Our only complaint is parking. Valet is spendy, but you do want to valet park here. And you need to request your car about 30 minutes before you need it back because the poor valets have a long way to go to retrieve it.

My husband and I are bonvoy members so we were excited to spend a free night in Philadelphia after a year + of no travel and being home with our 2 young kids! When we arrived the room wasn’t ready, which was fine because we were early. We walked around and had lunch. When we finally got to our room we were happy with it, and we laid down to take a nap. All of a sudden the housekeeper knocked and opened the door without giving us a chance to answer the knock and said “oh sorry” and left. Next, when I used the bathroom the toilet didn’t flush. My husband fixed the toilet but when he went to the bathroom it didn’t flush for him either. We called the front desk and they told us we had to switch rooms.
My husband had to wait 40 minutes at the front desk for our new room assignment while the front desk worker checked in other people. (There was only 1 person at the front desk during our whole stay.) We were late for our dinner reservation. There was no apology or anything.
During the night the people on our floor were obnoxiously loud, slamming doors, talking around midnight. The air conditioning would vibrate annoyingly every time it kicked on which kept us awake. Needless to say it was not the restful night we were hoping for.
When my husband went downstairs in the morning to check out the included breakfast, the man at the front desk shouted “that’s all we have” before my husband even asked a question. It was yogurt and fruit. We went to Starbucks instead.
I understand that Covid has put a strain on everybody and especially the hospitality business. All we wanted was a few apologies for the rooms and some courtesy at the front desk. Covid or not, we will not choose this hotel again.

I wish that we had checked the reviews for this hotel before booking on Marriott Bonvoy. We’re elite members and have only positive experiences with Bonvoy hotels, so we assumed that it would be the same at this hotel. We were wrong. From start to finish, it was clear that this Fairfield Inn was different—and not in a good way. The front desk was cold and failed to give clear instructions regarding parking in the offsite garage with which it supposedly partners. I took almost an hour trying to find a space and figure out the payment process with garage staff, which required me to download an app that gave a daily rate higher than what the front desk had told us. The worst part, however, was the poor quality of sleep that I got all three nights. The noise from the street seemed to be right next to me and woke me up throughout the night. The beds caused us back pain, and pillows were flat and caused us shoulder and neck pain. I use a sleep app to monitor my sleep quality. On my last night, although I was in bed for over 8 hours, the app said I was only asleep for 5 hours and 49 min. I agree with other reviewers who pointed out the terribly limited breakfast and the lack of security. The only redeeming quality of this hotel is its walkable location to several good local restaurants. Still, that’s not enough for me to consider giving this Fairfield Inn another chance.

The hotel is conveniently located on 13th and Spruce. Quick walk to just about everything and the Libertine restaurant is a great choice if you don't want to go out for food. This is not a regular Fairfield Inn, the hotel has more of a high-end feel to it We stayed on the top floor and the city view was cool. The room was spacious and the walk-in shower was great with plenty of room. We stayed here twice so far and wouldn't think of staying anyplace else. No major complaints here. The biggest drawbacks were the cost of the parking and the complimentary breakfast - definitely need to make plans for the morning if breakfast is important to you.

Stayed here for 5 days (5 days or more you get the long-term rate), neighborhood felt very safe, staff was very helpful especially when it came to parking (they do not have free parking). Our room was smaller, but we picked this when booking. The room had plenty of space for us, also had a refrigerator and microwave. There is a washer and dryer (8th floor) that accepts credit cards (ask front desk they give you complementary Tide) Complimentary breakfast in the morning was a hot breakfast with many options, in the afternoon they open the bar restaurant, food was very good. They only have one working elevator, wasn't an issue when we were there.

After reviewing a few hotels in the area, we booked with Fairfield Inn due to its location and complimentary breakfast (important to start the day off right). The hotel gets 5 stars for location but the breakfast gets 3 stars. We called ahead asking about the options, confirmed that eggs and the like were served. Disappointed about the continental style breakfast. We have stayed at other Marriott run hotels with great breakfast spreads, this one is definitely sub par.

The lobby and rooms are much smaller than the pictures posted. The customer service is non-existent. We weren’t happy with the room we got, it’s much smaller than what we expected, and as an elite member of Marriott we asked for an upgrade. The manager first said the suites are not offered at this location, then she said they are all booked, which one is it? We asked for something that they are able to offer, such as the room with double beds, then they said I have to pay more for that room. So where is the perk for being an elite member? Also there is not lotion in the room. The front desk person has an attitude.

This is a really nice place to stay in center city Philly. Not so large that you get lost; not so near to major traffic that you notice; and easy walking distance to dozens of restaurants, bars, and entertainment venues. Also, close enough to historic sites that you can walk.
The management staff seems to be on top of making this hotel stay a pleasant one. The reception staff is personable and knowledgeable of the area. Small maintenance issues were promptly corrected and a few extra services were accomplished with a smile.
The room that we had on the top floor was spacious enough with a view on three sides! The house keeping staff was proficient so the room was spotless and neat.
We didn't try the restaurant, but the packaged (safe) warm and varied breakfast keep us fueled for much of the day.
I'd stay there again.

Our guest rooms have brand new windows and they do open slightly to allow fresh air. Some guest rooms have 3 windows in them as well as our bathrooms have 1 or 2 windows which allow fresh air to come into the room too.
