I never leave reviews for anything but I absolutely had to for the Dream Downton because the staff and property were outstanding from the moment we checked in until we checked out. Check-in was a breeze, the front desk agents were incredibly friendly and informational during our entire stay, housekeeping was quick to get us anything we needed, rooms were bigger than expected for NYC, the lobby bar was a great spot for a drink, and check-out was phenomenal. We were flying out of JFK which is a bit of a hike from the city, however, Jay scheduled a cab for us with a taxi service they work with and it basically cut the cost of our trip in half. Thank you to Jay and the rest of the Dream Downtown team - you guys made our stay amazing! We will definitely be staying here the next time we visit :)

The hotel staff, Anthony, Jeannette, Jay, Leslie were amazing! I had a very stressful morning my first day and the minute I walked in Anthony put a bottle of water on the counter and said that he would take care of me. Every time I came in from outside, they offered me a bottle of water. They asked how my day was, and if I needed anything. Every night I received a phone call asking if I needed my room cleaned or anything else for the room. I was on the fourth floor and the elevators were very quick and were never crowded. Jeannette was extra amazing! I was doing the Alzheimer walk for my grandmother Jeanette, and when I found out her name was the same and her father also passed from Alzheimer’s. I knew there was a reason I chose this hotel. Whenever I needed a cab, she would personally go out and get one giving the driver instructions. One night she waited 10 minutes at the street corner for a cab. If you needed food recommendations or directions and what the best way is to get there, they went out of your way to do that. The only 2 negatives would be the interesting and confusing lighting system in the rooms and the beds/pillows that were too soft. I relayed that information to Anthony and he had said other guest had commented on the soft beds/pillows. It’s in a great location in Chelsea and overall I was very pleased with my 4 day stay.

Lobby was so comfortable to hang out in. The cafe made the best latte. The hotel staff was so friendly - especially Sandra who warmly greeted us and shared some local happenings. She also called me after I checked in to my room to confirm I had everything i needed. My room was very clean. Great light on the desk, plenty of plugs and there was a phone charger pad next to the desk which was so handy since i forgot my charger!
A+ location. We took the E train from Penn Station which was 1/2 block from the hotel and visited Chelsea Market which was also 1/2 block from the hotel.

I recently stayed at the Dream Downtown by Hyatt on October 18th for my son’s wedding, and the experience was nothing short of a nightmare. The room I was given was directly below the hotel’s disco, where bass vibrations shook the walls relentlessly until 5 am, making sleep absolutely impossible on a night that mattered deeply to me and my family.
Adding insult to injury, the hotel is clearly aware of the noise problem. The room was equipped with a so-called “noise suppression device,” supposedly to reduce the sound. However, when I inquired about why it wasn’t working, I was told it was “broken.” If the hotel knows a room is unacceptable, installing a non-functional device to pacify guests is a poor and deceptive practice.
I requested another room but was told that none were available. Given the management’s awareness of the unbearable noise, it’s beyond comprehension that they would knowingly sell rooms below a disco that runs until dawn. At the very least, if you can’t soundproof these rooms, they should not be offered to guests.
When I requested a refund for the night, I received no response whatsoever, further demonstrating the lack of consideration for guest comfort or satisfaction. I intend to dispute this charge with my credit card company, as the hotel failed to deliver even the basics of a restful stay or reasonable service.
I strongly urge others to reconsider booking at the Dream Downtown by Hyatt if they value their peace, comfort, or any semblance of responsible hospitality.

We checked in and immediately realized that this hotel is very much a party environment with clubs, bars and restaurants. This clearly made the noise a big issue especially when our PLATINUM suite was right above the club. As soon as we got to our room we realized our fridge was broken, then our closet door which therefore caused the light in the closet to not turn off. normally not an issue but the door has a port hole style facing the bed. When we called the front desk they sent someone up who told us there was nothing he could do. when he came back for the light same issue... he had to undo the wiring to disconnect the light so it would at least stay off. After that another employee came up with a bucket of ice suggesting this was the only way to main our drinks cold. We were told to take photos of all these issues and ask for a refund. That was the solution provided. We showed them the exposed wiring in the bedroom they once again said they couldnt do anything.
The bathroom lights turn on and off with a button, the cover of the button kept falling off, only way to use the lights was turning them on in the living space or bedroom. Our shower curtain was 2 sizes too small for the size of the shower and had some type of leak that flooded our bathroom floor no matter how much we pulled the curtain. To top it all off the sink head fell off and our sink was clogged so it would take forever for the water to go down.
There's no seperatiom between the club guests and hotel guests so if theyre drunk and all over the lobby you're in for a show and an obstacle course to the elevators and your room.
I was holding off on leaving a review since I was told someone would get in contact with me to come to a resolution but it has now been 2 days and no one has even reached out.
We love to do staycations and apart from the great view and convenient location this was an awful experience and highly recommend you look elsewhere for a much cheaper and better run hotel that is being maintained.

This hotel nearly ruined our vacation. From the start, it was not advertised that we would have to struggle through crowds at night just to get in the building based on their have the PhD nightclub in the building. As a guest, we constantly felt treated poorly because we are not there to be at the nightclub, but instead, just wanted to go to our room.
There was a constant issue with getting ice. There are not machines; you have to call the front desk and have room service bring ice to you (and presumably tip). The issue here is that 1/2 the time, the front desk never picks up, nor does the room service line, so we have to go down to the desk to ask. We did this 3 times. 1st time, it too almost 3 hours to get ice, and this was after having to call down twice (at hour 1 of waiting, and 1 hour and 45 min of waiting). The front desk finally gave up and brought it themselves. This was not a fluke – the same exact scenario played out each of 3 times we wanted ice. We finally just gave up and accepted that we were not going to have anything cold to drink in the room, despite this supposedly being a “nicer” hotel.
Early in the visit, the ceiling begin pouring water into the room. We had to sit for about an hour with maintenance in the ceiling, ladders in the room, etc. They said it was something with the AC, and assured us that it would not happen again during the duration of our stay (which proved incorrect). Management never followed up to see if everything was Ok.
Toward the end of the trip, the ceiling began pouring water into the room a 2nd time, this time at 2 am. We just wanted to go to sleep and were exhausted. This was despite the assurance that such would not happen again during our stay. Maintenance did “fix” it again, but we had to stay up until 3 am. We were not offered a new room, though at this point we were checking out the next morning, so it would not have made sense anyway. Back to the first time it happened, we were not offered a room then either, setting us up for NO sleep the night before travel.
We called down and asked the manager to come up in person so s/he could see the actual water everywhere. We finally called again after an hour, and were told they were dealing with another matter, which is fine, but again NO ONE called to tell us this and we were left waiting and wondering. Managers REFUSED to speak with Expedia about our issues to make it right.

The hotel itself was great, but I was extremely disappointed by the New Year’s Eve event at PHD. We purchased "all access" tickets for the event and flew up from Miami specifically for it. After getting ready and heading to the rooftop, we discovered that the elevator to the rooftop had been shut down. We asked the front desk for guidance and were directed outside to wait in the rain in a sloped alleyway. There was no signage or any staff giving clear directions, and many people were standing outside, holding their phones with QR codes, completely confused about where to go. To make matters worse, there were three security guards outside, and instead of being professional, they were making inappropriate comments and catcalling the women. One of the guards even asked me, “Hey man, how did you get that chick?” referring to my fiancée, which was utterly disrespectful.
After waiting for some time in a disorganized line, we finally reached the door where the tickets were being scanned. To our surprise, the doorman told us we didn’t have "all access" and directed us to another area called the Gallery/Electric Room. I was also informed that we would need to purchase a $5,000 table to access the PHD rooftop. We were completely confused and ended up walking into a ballroom that looked more like a high school prom, decorated with metallic tinsel streamers. The crowd was overwhelmingly young (most likely under 21), and the music was blaring distorted house beats at an unbearable volume. At this point, we were so frustrated that we went to the lobby bar to get cocktails, even though the ticket included access to an open bar.
I then spoke with the front desk, and was told that the hotel had no control over the PHD rooftop, as it was managed by The Tao Group. This was incredibly frustrating, especially since we had planned our entire trip around the NYE event. I ended up having to purchase two additional $400 tickets online just to get up to the rooftop. Once we arrived, there was only one bartender, and we couldn’t even get a drink. The drink options were limited to well brands like New Amsterdam Vodka and Casamigos tequila, and the promised passed hors d'oeuvres were non-existent—except for one tray of shrimp, where we each got only a single shrimp.
The room was overcrowded, the bathroom lines were ridiculous, and as soon as the clock struck midnight, we decided to leave. All in all, the night cost us over $1,400 for two house liquor cocktails and two individual shrimp, not including our hotel stay and flights. This was by far the worst New Year’s Eve experience we’ve ever had. The Tao Group is a complete disappointment, and their customer service is abysmal. The Dream Hotel should seriously reconsider its partnership with Tao or at the very least provide guests with a dedicated concierge for handling PHD events. It was a terrible experience that negatively affected both the hotel and its brand.

Rooms are dirty, with dust bunnies, trash, human hair and fake eyelashes strewn about and collecting in the corners, draperies ripped and falling out of the ceiling, stained and dinged up walls, all of the furniture is chipped, worn, and in various stages of disrepair, even one of the light switches and the sink faucet handle in the bathroom fell out of the wall during my stay (I've included a few pictures). In no universe is this even a 4 star hotel, let alone the 5 star some travel sites rank it, and on top of everything else, it is extremely noisy with multiple parties going on into the wee hours of the night, so make sure to pack ear plugs.
Other miscellaneous things to note, you will be charged a daily $50 "destination fee" on top of your rate, which they claim includes access to the gym (which has 2 treadmills, 2 ellipticals which were both broken, and three random cable style machines that are rusty and not functioning properly), and access to the pool. Pool access however is only included from 8-10:30am when the pool is completely shaded and there is no pool service at this time. The pool then closes and "reopens" to the public at 11, which requires a $65 reservation to use one of the chairs, even if you're a hotel guest (so combine with the destination fee and you're paying $115 just to be able to sit down, even when the pool is completely empty). The pool is not heated and is quite cold. The sheets are a scratchy, polyester material. No one ever answers the phone. In no way was this stay worth the $1200 I spent, there are SOOOO many hotels in the vicinity that offer a superior experience for the same value.

Expensive, as all NYC hotels are. No value in them, really. No trash can in room (only in bathroom), no water glasses in logical location (only under the bathroom sink and not near the bar. No tea or coffee facilities, and the minibar wasn't plugged in, which I only noticed after I pulled out a warm, off bagel which I was saving for later. Staff all nice, but goodness Manhattan hotels rest on their laurels.

We have been visiting NYC for 30 nights per year for the last number of years and we always choose to stay at the Dream Hotel Downtown. The meatpacking district location is amazing and most importantly the staff is absolutely wonderful - we are especially appreciative of Anthony, Paul, And Irtiza but everyone including housekeeping, the lobby bar staff, and Natura cafe team goes out of their way to make sure that we enjoy our stay! It is a home away from home for us.

It doesn’t matter. Skip this hotel altogether.
I don't have the exact measurements, but they are smaller than most hotel rooms. I found that a lot of the hotels in New York have smaller than normal rooms
