Stayed here for one night as a Bonvoy Titanium and was accommodated in an upgraded larger guest room with partial river views on the top floor. Given that my room was the size of a bedroom closet, one has to wonder if the regular rooms are the size of a kitchen cabinet. While I was only at the property for less than 24 hours, it was quite clear that it could not get many things right.
1. I waited in line for 15 minutes to check-in because there was a single agent that was distracted by a guest asking them to look for a package. There were at least six other guests in a single non-moving line.
2. The hotel has 26 floors and two elevators. One elevator was only working intermittently during my stay. The only reason why this isn't a poor review is because I didn't have to wait for multiple elevators (only had to wait very long for the elevator to make its way up to the top floor).
3. The hotel restaurant required an elevator transfer, which given the shambolic elevator situation would be enough encouragement for guests to go hungry.
4. The air conditioning rumbles extremely noisily at night, as though there is a Harley in the room. This is compounded by the tiny rooms, since the limited space is essentially an echo chamber.
This property is simply not good enough for the competitive New York accommodation market. While the rooms are fresh given the property's relatively young age and the location is decent, I would not be surprised if the hotel reflags out of the Marriott chain within the next half a decade. Perhaps something like a Holiday Inn Express might be more appropriate. The small rooms are truly unsalvageable.

Wow... where to begin? Front desk staff was great on checking in and the location is very convenient to seeing the sights in lower Manhattan and accessing local transportation. We had booked an upsized king room and were disappointed when entering. Room was barely big enough to hold the bed. Went back to the front desk to make sure they gave us the correct room and were told that it was correct. When looking at the evacuation placard on the 18th floor, 1801 was shown as the smallest room on the floor. Also great view directly into the bedrooms of the building right next to the hotel but this is NYC, right? Barely enough room for one person to sit and eat pizza, yet alone two, unless you want to use the bed. Forget eating breakfast at the Forrest Wolf / Residence Inn on the 3rd floor. $17.99 / person for cold eggs and a poorly stocked continental breakfast. Drinks have to be poured from bottles stocked in a refrigerator that is barely cold enough. We found a place called the Squire's Diner on Beekman Street - same prices but much better food and service. Elevators seemed always full of housekeeping personnel and their buggies. On the first night, room was not serviced until after 6:00 pm while we were eating in the room. Broom closet for hanging up clothes. No drawers for other laundry - unless you want to cram all your folded clothes on the shelf in the closet, plan on living out of your suitcase... but then again, there won't be enough room for that either. For the price that is charged and this being a Marriott brand hotel, it did not meet expectations and was the low point for our 3-day visit to Manhattan.

The room was as new, nice fixtures and comfortable beds. The room size was very tight. The staff was friendly and helpful. We asked for everyother day service, that was fine but then we had to ask each other day for coffee supplies. We had four in the room but only three towels. I asked for another towel they brought three more. I asked for coffee on the non clean days they brought it but why have to ask. Though the room was nice it amazes me that a major hotel chain doesn't actually understand what its clients need in a room. We were 4 with only carry on baggage. Even then no place to put our bags, I used the ironing board for a bag shelf. There were no shelves to put stuff on and just a couple of small drawers. With open bags we could barely move around the room. There are no hooks anywhere also in the bathroom so no place to hang towels or anything other than one small towel bar. It just seems the management is out of touch with the clients needs. A few days later we stayed in a small room in Bologna Italy not nearly as nice to look at but shelves in the closet hooks for stuff in the bathroom, a fridge, microwave, plates and utensiles, capsul coffee maker in other words well thought out with the user in mind.

The staff are, in most part, untrained and not prepared, especially the front desk. Definitely not ready for hospitality positions or discourse with the general public. The room A/C runs between too hot and too cold and can’t be changed because it is set by hotel.
When we arrived at our room door, it was not locked. When we tried to lock it, it would not lock. The first time we called the front desk a woman said she’d send a mechanic up. After he did not arrive, we called again and a gentleman assured us he’d get someone to fix it. We had to wait in our room until a man came and fixed it.
He apologized for being the only one working in the building. He could not help us regulate the A/C. However, he had to return when we had no hot water from our shower for over 12 hours.
The housekeeping person was nice but forgot to leave coffee cups, even though we were given two paper coffee cups and two packs of individual coffee packets to use for three days, which is when they clean your room, every three days. She also left only two decafs. Deep question: If the hotel only services your room every three days, shouldn’t they leave three days of cups and coffee? Not just for one day? Just asking.
Half the time we walked thru the lobby, the manager and front desk staff had their masks pulled down below their noses.
To top it off, after checking out and receiving my emailed bill, they grossly overcharged me for each room day. So I called the front desk and spoke with a woman (clearly the dumbest and rudest front desk person I have ever come across) and told her the dates I stayed and what I should have been charged. Her answer, “our hotel rates fluctuate daily”. Even though I told her I had confirmed rates. And instead of maybe asking for the confirmation or maybe calling for help from her manager, she blew me off again. Where did they find this dumb person? Clearly she should not be in hospitality.
When I made the recent reservation, the only three reviews of this hotel was posted in 2019. When I checked in I was told the hotel had just opened a week before. So, the three 2019 RAVE reviews clearly was an attempt at running up five star reviews before opening, and then they didn’t actually open until late August 2021.
From beginning to end, this hotel is disaster.

I’ve stayed in this structure during my vacation with friends in August 2024.
PROS: -good position/location to the subways -very low noise during nights
CONS: -very bad room cleaning service (sometimes fresh towels were not provided, sometimes beds were not prepared) -room service during the afternoon -not prepared personnel -elevators quite slow during rush hours
In general, the hotel is nice but the service was terrible and not in line with Courtyards’ standards.

We enjoyed our 1 night stay and this is a great location near the Seaport and Subway all within walking distance. I am a Marriott Bonvoy Member and must admit I am loyal to the brand. Our 23 rd floor 2 double bed room looked just like the picture. The room was ready ahead of time and was spotless. They accommodated our late day check out. There is baggage storage if you arrive early. It’s well designed for a NYC mid range cost Hotel where space is premium. The AC was adjustable and devine for a hot summer day. You can even crack a window . There was definitely a pleasant water breeze in that location which we did not feel anywhere else in the city. Checked in on Bonvoy App, A bottle of water and pretzels welcomed us. Elevators were small but fast. Plenty of towels, hot shower water , toiletries with a large flat screen TV and mini fridge hidden in cabinetry .Excellent mood lighting with individual reading spot lights and comfy bed. Just wish they had a few more USB outlets but we carry our own. There are 5 -6 steps up to the entrance. A ramp for a wheel chair or luggage would have been nice even though we are physically fit. 2 blocks from the Fulton Street Subway stop jetted us to see a Times Square Broadway show and museums. There are some very fine Eateries at at the Seaport and you get great views of the water and Brooklyn and Manhattan bridges. River cruise docks took people on mini- tours. There are also an assortment of pizza and other eateries , like Thai,Japanese , etc in the area. I would stay there again.

I live in New Jersey but I work in the financial district, and I needed to stay overnight for a couple of days. I chose this location because I’m a Marriott Bonvoy member, and it was right around the corner from my office, and the least expensive. I didn’t have any expectations other than I needed somewhere affordable to sleep. I honestly thought it was going to be less than ideal because of how affordable it was. Wow - it ended up being an amazing experience! The entire place felt so CLEAN. I’m not sure if it’s brand new or they just have a great cleaning staff but I was comfortable in my surroundings. It’s quiet, the beds are comfortable, they have a snack store in the lobby, and I surprisingly liked the quality of toiletries in the bathroom since I forgot shampoo on conditioner. What else do you need for a 2 night business stay? How about an amazing restaurant? It’s set up like your standard hotel restaurant and I expected middle of the road quality food. Nope. This was like an 5 star quality! I had breakfast and was blown away. Delicious avocado toast with an over easy egg. It was so good I came back for dinner and had to be chicken Caesar salad and fries. I can’t believe how good it was. It’s the reason I decided to write this review. The meals were pricey but anywhere in the city is going to be. At least the portions were big! So happy with this stay and will now be a regular for any over night work stays!

Our flight was cancelled so we needed to stay an additional night in NY and selected this Courtyard. Loved the location and check-in but everything after that went downhill. We booked 2 rooms (for us and for our son). Although the rooms should have an occupancy of 2, the room next to us had roughly 6-7 occupants who proceeded to play loud music and slam the door throughout the night. Called downstairs with no response and literally DID NOT SLEEP until they quieted down around 4a. Upon check-out the manager said 'sorry' and 'we'll give you extra Marriott reward points.' Those points never arrived and even after calling the manager, never received a response.

Based on the few and mixed reviews, I wasn’t sure what to expect but was pleasantly surprised. This is a solid 3 star hotel chain - better than you might find for some 3 star hotels especially boutique hotels tj at can be a mixed bag. The room was small, as expected namely just fitting the bed. There were some small dark stains on the white bed sheets. The room was overall clean. Some minor noticeable items such as the desk phone didn’t actually have the handset and the coffee maker basket didn’t have the right number of condiment packs (short of the coffee packs included). There are some worn aspects of the room such as the bathroom shower, the bottom edge of the shower stall has come detached from the floor tiling (likely water damage) so the stall door cannot close all the way (likely creating a greater problem long term as the water gets out of the stall ). Min fridge and safe available in the desk area. Ice machine available downstairs as well as coin operated laundry. 24 hour gym and patio (closed when I went to look) on the 5th floor. A couple of the cardio machines were broken but the offering overall is decent for a hotel of this class. 5-10 min walk from various Fulton Street subway stops. All in all a good stay.

No. But you should check your bill at check out. Both me and a friend were over charged on the confirmed daily rate. One front desk woman even told me that room rates fluctuate daily, even the I had a confirmed rate. Another ding dong told my friend the over charge for her days was because of the deposit, which everyone knows does not appear on your bill and is deleted at check out. They think travelers are stupid by making up ridiculous reasons for their failures but, in fact, they are hurting their employer.
There are more places to choose from in the New York City area.
