The garden villa is conveniently located about 15 min from the airport. Overall this is a nice place stay if you are going for work, rates are usually within per diem limits and the hotel offers a functional, clean and comfortable stay.
Rooms are quite large (500Sf or more) , with most rooms set up for families with kids (multiple beds and 2 bathrooms), small dining table and a kitchenette. Furniture and fittings are a bit dated but at least clean and functional.
Hotel offers plenty of free parking and free wifi (but wifi speeds are abysmal at best). Unfortunately no breakfast or coffee offered - but you can make a short run to the K mart and stock up on supplies. There is a large swimming pool and hot tub which seems to be busy at all times with kids and families. The lobby has a convenience store in the lobby (open until 9.00pm) that sells snacks, supplies as well as wine and beer.
There are several restaurants and convenience stores within short walking distance as is the beach across from the hotel across the street.
Our team stayed for over 10 days and we had a pleasant stat for the most part. I encourage the hotel management to fix the wifi In the rooms….right now the speeds are like mid-90s dial up speeds. Very painful to actually getting any work done.

Our family stayed here for a week. On the plus side, they offer spacious rooms with kitchenettes, a great location, decent pool, convenience store in the lobby, and a reasonable price. The first two nights we tried to endure the awful smell of our room, but eventually especially the kids couldn't tolerate it. Luckily they agreed to move us to another room which was much better. (Perhaps it is hard to purge all the smells of previous people's cooking?)
At first we found some other families at the pool but by the end of our stay it had turned into a weird party vibe, with local (but friendly) party-goers crowding out any families, even setting up loud music at the pool starting at 8am on Sunday... difficult for our family to enjoy.

Probably the cheapest mid-range hotel in the area. It's easy to get to the beaches and restaurants from here with a car, but the actual hotel doesn't offer much other than a small pool and shop. Rooms are large but very basic and dated. Hotel staff, especially reception, are friendly and accommodating when they can be. There are a few buildings, so some of the rooms are a bit far from the reception and pool area. There is lots of parking. As far as sleeping, I found the arrangement weird. We had 4 beds in a room which felt more like a dormitory than a room. I also found the mattresses and pillows very uncomfortable. Some were way too soft while others had springs that could be felt.

My stay at the Garden Villa Hotel in Guam was incredibly disappointing. From the start, the atmosphere felt uncomfortable, with groups of men standing outside on their phones at all hours of the day and night. Maybe they are homeless people using the WiFi, but not sure.
The hotel’s maintenance and cleanliness were unacceptable. Emergency exits were propped open at all times, which was a major safety concern. Roaches were visible throughout the day, and the walls and fixtures moldy making the already old and worn-out interior feel even more unpleasant.
One of the biggest frustrations was the room keys. They regularly stopped working, and even after resetting them at the front desk, they still didn’t work. Maintenance had to be sent multiple times to open our door; this happened three times in just five days, making it an ongoing hassle.
Adding to the discomfort, a fire door alarm continuously went off throughout the night, making it nearly impossible to get a good night’s sleep.
When we requested a room change due to the mold and overwhelming humidity, our request was denied. Instead, the staff brought a dehumidifier to our room— only for it to leak water all over the floor and bathroom, adding yet another issue to our stay.
The only redeeming factor was the friendly and hardworking local cleaning staff, who did their best despite the poor conditions. Unfortunately, their kindness was not enough to make up for the severe maintenance, hygiene, and security issues. I would not recommend staying here.

Okay, we're still here right now in the middle of a two month stay on Guam. Was at first hesitant as the Garden Villa Hotel has some mixed reviews regarding its age and some regarding service... Yes, it's a little old and worn down, but they do maintain the grounds well, the location is great, and contrary to some reviews: the staff (reception AND housekeeping) are wonderful and attentive. No it's not the Westin or Dusit Thani.... This is a safe and clean 3 star hotel for those who want to save some money and who aren't going to freak out because the air con isn't this year's model or that there is some dust on the window sill. For me I recommend this place for families or solo travelers.

Pros.. the staff very nice, friendly and accommodating.they let us check in even before 3 pm since we had a very early flight.they try to help us in any way they could. Kudos to all the staff. from reception to the pool area. the rooms are very spacious with two bathrooms. rarely do i get two bathrooms in one room. Four beds. amenities are available but very basic. kitchen was complete with utensils and pots and plates. Cons. No breakfast inside the hotel., but they have free shuttle to the nearby holiday inn for your breakfast. Got trapped one time in the elevator with my 88 year old claustrophobic mom. but help was fast to arrive. Bed not really comfortable. i got bed bugs bite but i was the only one who got it with a party of seven.. we got two rooms by the way. our room seems older then the other one. There are three buildings and we got the farthest one from the reception. Overall I guess you get what you pay for.

This is the most horrible, dirty, and bed bug infested place ever. We just moved here and needed a place to stay while we sort out getting a house. So dirty-as the picture will show. DO NOT STAY HERE! We checked out after 2 days for should have been a 15 day stay. Also, they tried to charged us $5200 at the get go.

This property's location is prime! You are minutes from the beach, shops and restaurants. The hotel is a bit old but well maintained. Rooms are clean and comfortable. Minor issues are attended to very quickly. The staff and Room Manager is very attentive to your needs. The grounds around the hotel is very well maintained and clean. The pool and jacuzzi is great and kid friendly. They have a small gift shop that is open 24 hours. I highly recommend Garden Villa to those seeking either short term or long term stays.

I spent a night at the Garden Villa Hotel as it was the only respectable hotel in Guam with a room available at the last minute during the lunar new year holiday. I paid $240 for a one-bedroom "suite" and was lucky to get that.
The hotel seems to be used mostly by organized groups of 20-year-old Japanese tourists. Almost every room has only twin beds, up to four to a room. There is a pool that I didn't use, and wifi in the lobby that didn't work.
Pros: Deathly quiet. Comfortable queen-sized bed in my room (apparently only six of these in the hotel). Had an excellent sleep. Particularly clean by Guam standards. Organized airport pick-up through the hotel's booking portal and that went smoothly.
Cons: Besides getting shamelessly gouged on price, this is the most characterless hotel I have ever stayed in. A sea of beige and cheap furniture. Every expense was spared in making the most uninteresting lodgings I have ever stayed in bar none. No decorations on the wall, one cheap foam pillow per bed, prison-quality linens (my toilet paper has a higher thread count). The only bit of stimulus was the unbranded industrial shampoo in a dispenser in the bathroom which had a wee hint of floral scent. It reminded me that I was, in fact, alive.
