These are condos , one set on the east of the hotel entry and the other on the west. Built in the 70’s with landscaping, pools and parking. We have stayed on both sides many times over the years but in the last 3 years many of the units were purchased for millions by vaca rental owners living off island. Many if not most have been remodeled numerous times. The rental prices have shot up over the last few years many exceeding $600 per night and many allowing large groups in a simple two bedroom. The grounds are not as lush as in the past, particularly on the west side but still lovely and all the pools are quite nice. Lately many owners are charging for parking (really greedy since parking is included when they are bought) as well as a resort fee although they are not part of the resort a short walk away. Seems unfair since the beach is public and the resort allows anyone to dine, schedule a massage etc. only the resort pool is unavailable unless you are hotel guests. Prices at the restaurants and activities are quite high. A Mai tai is $25! And a dinner for two at any of the restaurants will run close to $200 per couple. Located on Oahu’s north shore an hour from Honolulu traffic is a nightmare and unless you surf or play golf there is little to do besides a day at the beach. But not in the winter when the North Shores famous huge waves arrive. The town of Haleiwa has little charm, basically a town of tourist shops selling junk from China. I realize that everything changes but having come here for the last 25 years the only good change is the resort remodel took it up several notches but it is now totally unaffordable for most.

The bed we slept on was very uncomfortable. Hard mattress to a point I would wake up and have to reposition bc I was sore from laying in one spot too long. Husband c/o achy back in morning. The only air conditioner was a window box in bedroom. Did not work that great, and would get hot at night. Shower head in one of the bathrooms had lost its seal and when turned on water would leak all around the sides. The other bathroom shower was OK though. The equipment left for guests to use was rundown,and in need of updating or replaced. The condo was clean, and served our needs for the most part. I wouldn't stay again though. Depending on how well the owner maintains his/her condo is what you're going to get.

Persons who do not enjoy the beauty of tropical nature, should avoid this location. The Floria and Fona are approching the most Beautiful!! on this planet. The temperature IS 80+ during the day, and 75 DEGREES IN THE evening. You come to Hawaii for the warm climate, If you can't STAND the temperature and breezes stay home. The condos are well kept, and should be treated as your home away fron home, KEEP IT CLEAN, especially in the kitchen, and you will Avoid the local CREATURES. You are provided, swimming pools, some of the world's best golf coures, WHALE WATCHING, SURFING, BACK PACKING, BIKING, HORSEBACK RIDING, AUDBON CENTER, SNORKLEING. THE BEST IN FRESH FISH, SWEET CORN, KALUA PORK, or just fresh fruits and VEGATABLES from the ROAD SIDE. you will have a chance to, COMMUNE with nature, Rest and relax. If you desire the fast lane parties, SHOWS, SHOP TILL you drop, stay in Wikiki, not at the NORTH SHORE!! 25 year vet.

I made a reservation in June for a 3 bedroom condo for 3 couples to attend a wedding in December. In October, I received an email saying my reservation was being changed to a 2 bedroom “due to unfortunate circumstances out of our control”. They didn’t even have the decency to call me for this big of a change. I tried calling them, left a message and did not get a response. Then I emailed and asked for my reservation to be refunded. I got an email response stating that I would be charged a cancelation fee!!! This is outrageous!!! The resort cancelled my reservation and moved me to a condo that I did not book with less bedrooms. This condo does not accommodate our 3 couples. We reserved THREE bedrooms. The very least they could do is fully refund me.

Ditch digging with a backhoe on adjacent property created noise and fumes. Terrible. No communication/warning that work was to be done.
Additionally, water seeped through the floor and soaked the ground floor bedroom carpet. Actual mushrooms sprouted at the baseboards.
Estates at Turtle Bay AND VRBO both apologized verbally and said we were not entitled to any refund for our inconvenience or trouble.

My family of 3 really enjoyed our time here at this property. We were close to Turtle Bay resort and the trails and beaches in the area. Also, the kitchen has everything you need for cooking a meal, making toast, storing leftovers, etc. The bedroom bed is really comfortable and the hideaway sofa sleeper bed was great for my daughter. The lanai was an added bonus for stretching out. We would definitely stay here again!

We rented one of these condos in March 2004. After reading some of the bad reviews these condos got, we were seriously thinking about canceling, but decided to give it a try anyway. Bad decision! Very disappointing from day one. We had a bottom condo and had to walk down steps through over grown shrubs to get to it. The condo was very hot as the only air conditioner was in the bedroom which is the only room it cooled off. The dryer is actually vented inside the condo which adds to the heat and moisture problems. We were actually confronted by the owner of the condo our first day there who demanded to know why we were using the air conditioner at night (it was 79 degrees inside the condo). I won't even get into the problem with the cockroaches which are huge. Would not even attempt to open sliding screen doors because of those things. Had to leave lights on all night the entire 13 days we were there. Carpet was filthy, refused to walk on it without wearing flip flops. This was by far the worst place we have ever stayed. Could not wait to leave. Definitely would have been more happy staying in Waikiki, crowds and all. This condo was very very disappointing, especially after seeing their website pictures which we relied on. Will not return to this area ever.

I was surprised and disappointed to read a few negative reviews... The bottom line, condo renting is not like booking a hotel, you have to do your homework. I've stayed in the Kuilima Estates condos at Turtle Bay twice, both times loving every minute of it. I had the benefit of seeing both units before I rented, but I also told the agent up front that I wanted one of their nicer, high-end units, which are still a deal compared to the hotel. Turtle Bay is the best kept secret of Hawaii. And the Turtle Bay Condos, the best bargain in Hawaii - if you do your homework!

I was a bit hesitant after reading the reviews about Kuilima Estates...okay, I was scared that we were going to be stuck in a dump for a week. But I was proven wrong! This place was spectacular. We booked through the Estates at Turtle Bay and received a very nice, comfortable, recentlly renovated and well-furnished unit. We loved the lanai, which was screened in. It was very clean, there was no musty smell, and we saw only 1 cockroach and 1 gecko, which is to be expected in the tropics. We actually tried to extend our stay at the condo and ditch our time in Waikiki, but it wasn't available after we left. The only negative was the condo staff. They were very friendly at check in and check out, but we did have a problem with a bathtub drain and they were not as accomodating or friendly when we spoke to them on the phone. However, the drain was fixed within 2 hours after our phone call. Overall, I give them an A, almost an A+. Loved it and wouldn't stay anywhere else on Oahu.

It is a shame that the management company for these units appears to be uncaring and/or incompetent, because the location is lovely.
The Turtle Bay Resort is fantastic. There is a great beach adjacent to the resort, a very short from our condo. Two nice restaurants in the hotel, and on the golf course Lei Lei's has one of the best Mai Tais on the island. The golf courses are in great shape. The northside of Oahu is beautiful.
Unfortunately, our condo was not a piece of paradise.
The condo never cooled off, except in one downstairs bedroom. The upstairs air conditioner did not even keep the upstairs bedroom it is in cool. Because of the location of the unit, there was not ever a breeze to help cool off the condo. We bought a fan, but it did little.
That aside, my wife spent an hour with bleach cleaning the upstairs bathroom floor and shower that was dirty and moldy. We called the management company to get some kind of cleaner, but even though they said yes, they never delivered.
I could go on about the lack of amenities in the kitchen, and how the BBQ’s are unusable until sandblasted clean, but I’ll end by saying this turned out to be the most uncomfortable condo we have ever rented, and we have a lot of experience in renting condos on vacation.
